GCD 3 Latest Price

Salams all

According to the JRE Freehold website the price for GCD3 is now 550 psf - does anyone know if this is correct because other websites, for example ajmanproperty.com, are selling at 520psf? Can someone please shed any light on this? :?

False info

This is probably a resale offer. There are many others offering at the launch rate. I thinks its an attempt to jack up the prices, which benefits investors. Wishful thinking at this stage.

Prices

After having visited the Local Property Show in Dubai yesterday, it looks that property prices in Ajman are moving north. The following quotes by developers prove my point:
1. BSEL Pearl tower (3 yr payment plan)-415 psf, parking 30k, floor rise 1 per sf from 7th floor.
2. Onyx tower (marmooka city): 420 psf plus 1000 floor rise plus parking
3. BL Properties: 472 psf plus 1000 floor rise per floor plus parking 38k
4. Majestic towers: prices 395/420/435/450 depending on view plus 1000 floor rise plus parking 20k.
5. Emirates City Tower: 450 (3 yr payment plan)/ 475 (4 yr plan), 500 (5 yr plan), floor rise 1000, parking 30k.

In addition paradise lakes tower is now above 420 psf plus floor rise plus parking 40k.
Goldcrest will soon stop offering interest free payment plan as they have tied up with Doha bank to provide bank finance on thier ajman properties.

A chat with BL properties sales person revealed that prices will further go up and will soon reach 500 due to rising consutruction costs which are over 350 psf now.

Buyers should be careful while buying as some developers would default in execution due to increased construction cost. It makes sense to buy reputed developers bldgs like goldcrest, paradise lakes, km trading etc.

I totally agree with newinvestor on this one, just look what happens in some projects in Dubai at the moment.

You're correct, the latest price appears to be 550 psf. They're being promoted on the Goldcrest Dreams 3 official website at the new rate http://www.goldcrestdreams3.com/payment_plan.php . Thanks for the update....
