Lake View Tower 4

I bought LVT 4 myself. 1-bed apt on 3rd floor facing lake. I think LakeView real estate is an average developer, i bought one apt in LVT 1 last year. However, sold that one with approx 32K profit alone. So its not so bad interms of both investment or for living.

Gosh last year price was 335 but today 425, i'm confident the price will go up to 500 within a year or less.

Let me know what u got in LVT 4.

Hey that was supposed to me mine bro! 5th floor lake view. It took me several days to make decision to whether buy it or not, by then too late haha~...

anycase lets keep in touch to see where markets heading....we all get benefits for building close network.

Let's sell it when it goes up to 485....

What about Crown Recidencia? they are still selling at 395/SQ ft.....probably the cheapest price in EC...any suggestions?

5th floor or 3rd floor - I hope it doesn't make too much difference. Either way hey will be 10th and 8th floor respectively and so I think the view will be pretty much the same. I wish you all the best with your purchase.

With regards to Crown Residencia, the building looks quite sleek but the apartments have no balconies. It is also in not as good a position as Lake View Tower 4 which is only moments away from the shopping mall and has a bit a garden infront of it prior to the lake yet still offering wide lake views. If you look at the masterplan, it is also at the centrepoint of the development. Right in the middle. This should give it a good view of the lakes on both sides, left and right as well as the view in front.

I think this is a good bet.

I think tower is in a fantastic spot with one bedroom apartments still available. If anyone is interested in buying an apartment in this building, direct from the developer with parking at only AED 15000 then please get in touch. Hurry though as these flats together with its twin Lake View Tower 5, are selling fast and apartments with full lake views are limited.

Lake View Tower 4 and 5

Lake View Tower 5 is now SOLD OUT just weeks after its launch.

In terms of one bedroom apartments remaining in Lake View Tower 4 there are only 5 left.

If your interested in a 1 bedroom lake view apartment I have one on a lower floor at AED 425 per sq ft. The total cost would be under AED 350,000 including parking. I do not expect this to stay for long.

Property prices

Judging by the asking prices for developments in the new Al Humaid City - that will complete after Emirates City, I think we can confidently see our property prices entering AED 450 per sq ft.

To me Al Humaid does not look that great and the roads appear to be narrower as are the park crescents. I think Emirates City has a better name and better design.

I just bought one last week on the 17th floor..... Lake View Tower 5....the builder was offering 485 for that floor.....We got it for 450...

wondering how much other owners have payed for Lake View Tower 5 ?

If you are getting on te 17th floor and assuming its 1-Bed, than its little higher than i thought. i purchased one month ago, and paid 425/Sq FT, but the value of the property today maybe approx. 450?...

So you actually got it at the right price, as they state the price will increase to 475 later, not to mention its only a projected price.

Anyways, i doubt if you got ripped. Way to go bud.

I'm on the 4th Floor facing Full lake view,
Size is 826.26.
I think ur price is just about right for the 17th floor, which in my opinion more demand as you get lower and not higher?

The builder price is 450 for this floor currently....I was told directly from the builder that a new price list is coming out in June......

Are you just keeping for investment or plan on living there ?

I think Lake View Tower 4 is a good building for you to buy in. You may still be able to get a lake view apartment just a few minutes away from the hustle and bustle of the mall.

Thats a shame...8th floor is supposed to be 435/- ? Correct me if i'm wrong? i think u probably got a discounted price since u bought several and at the early prelaunching days..Good for u...

To be fairly honest, i dont even know why i bought that? probably had some cash on my pocket and decided to use them up!!! I dont think i bought this apt for personal use, and not for investment purpose either. But i mean if someone really needs a house to live in and want to purchase one at the EC, then i may think of giving it away at the better price than the current value? in the future? lol....

Needless to say, i doubt if i'm gonna keep it for too long! its just a matter of time i will be getting rid of all my apartment in EC and in downtown ajman....with horizon towers and naimiyah towers and purchase one in Burj dubai.!!!

Good luck with ur investment!!!
Maybe we can get together for exploration...

Oh man, Long way to go!

Lake View Towers 1 took plenty of months to get digging started. I doubt if LVT 2,3,4,5 will start anytime soon, maybe in 6months from today?! and its only diggin!!

But i mean at the end of the month it will get done! 2011 or 2012 Maybe? I dont really mind this building taking many years, what really bothers me is the City and nearby projects. Can we really live there within 3years, my answer to that HELL NO. Let ETA giga get it done before 2010. Residents in EC can only move in around 2011, gosh you really do not wish to live in a city without any retail, pharmacy right? also by the time we move in, humaid city and other projects will be approx. 50% complete, which means we will need to live around construction zone. No end to our problems and concerns. Its all about Inshallah!!

so what would happen to the payment plan then....would the plan just get restructured ?

Like right now i'm on a 3 year payment plan...it's ending Feb 2011....which is when it's suppose to finish.....

lets see what happends.....I hate waiting !

Previously they used to state 15% UP ON COMPLETION. But now they know for sure they are going to delay forever, so they are smarter now......instead of saying upon completion they specify the payment date.

Seems like everyone on here got something in LVT!!! I was hoping to get info on the rainbow towers, and what others think of it...any rainbow towers buyers holla!!...lol any investers who go ideas to take over the burj al arab in the future...im on that!! lol

From 10th to 14th floor AED500/sq.ft.
From 15th to 19th floor AED510/sq.ft.
From 20th to 25th floor AED535/sq.ft.

these prices are from the builder (Lake View).....So looks those of you who bought in the 400's are doing right now.....

I am new in this forum and own a two bedroom apartment in lake view tower 4 on 7th floor. I live in UK so can only rely on information given by the developer.Can you please tell me that have they started the piling or there is no activity whatsoever on the plot B12 (LAKE VIEW TOWER 4)
