as u r all aware there is no chance that the project gets ready by 01/01/09 as it has already past one year of the contract and excavation still not over for b9 tower,and with the pace that they are progressing there will be minimum of two years of delay.has any one thought about the payment schedule as it is clearely mentioned in the contract item no;4-5 that in case we fail to pay three consecutive or non consecutive payments the contract shall be terminated,and as we have already issued the cheques it is really worriyng,and as u all know by the 01/01/09 we have to pay an eye catching amount through one cheque,and no where in the contract has mentioned that in case of the delay we can withdraw from the cheques payment,just imagine that the developer has not finished constructing it's 4'th floor parking and we have to pay the whole amount of the contract.

I truly do not believe it will delay for another 2yrs. The pace of construction may speed up at anytime...
However, it is pretty obvious with all the pictures seen, and observing a yr since launching, no doubt between 6months - a yr be delayed.
In regards to the payment.....In most apartments, payment at the end of completion carries about 30% of the total payment, and For instance in my case ive issued chqs for up til 2yr... remaining balance be paid if they call, and ofcourse i wont pay unless im convinced...

thank god. people are looking at construction delay seriously. the question raised by mah4856 is valid and needs a debate. why should we wait for 2 years and then stop payments. in my case around 35% payment is made but construciton completed is not more than 10 to 15%.

hello, i just wanted to tell you that i sign my flat with a completion date of 09/2010. and the person told me that all the emirates city will be finish around this date. but a delay is possible acccording to him. so the completion in 2009 is for impossible. because imagine your tower is finish in 2009 and all the other towers are not finish, it will be unusefull . sorry for my english if i make some mistakes.

I guess there are two routes that can be proposed here:
a) Buyers of common apartments should bundle up together and enquire with their developer on the exact status.When many investors show up with enquiries together, this would get some steam on them!
b) The forum members who I would assume mostly form the buyers @ emirates city petition Rholdings in this matter and perhaps try to obtain a response from them (being the master developer).
One thing that did cross my mind is that since Rholdings is the master developer for all these projects, wouldn't it be good if they could put up a status update for each of the buildings on their website. The site is poorly utilized and this would do everyone a whole lot good instead of having to deal with random speculation.
My developer has'nt even started construction (B16). They keep telling me its gonna start the following month.Thats been happening for the past 2 months!
Im sure many of us are in the same situation and this calls for action .
Finally any input into this matter would be highly appreciated.

I can appreciate frustration and anguish amongst all the members about the lack of progress construction wise and also lack of the feed back from the master developers.
In order to resolve the above, we have to send representation to R Holdings to address our concern.
We tried in the past to arrange meeting of those members living in UAE. We had dismal attendence.
However, we are truly blessed to have members like Djamel, Dwarish,Imre and Mohiudeen whose contribution has been totally impeccable and valueable.
We can all hope and pray that the 2nd meeting will be attended by more members so that we can move all the motions forward.
With this note I would like wish all the members A Very Happy New Year!.

I have benefitted greatly from the information provided on this forum and enjoy checking in from time to time. Just thought I'd add my two cents and give you all somthing to think about. As far as delays, when I got my place in Al Rashidiyah Towers, it was a year late. At that time it was the third freehold developement in the whole of Ajman, now, Emirates City is being constructed at the same time as 30, 40,50? developments. All competing for labour and materials.
Yes you can argue that some developers are more efficient than others, but even the best developer can only do so much. So be careful when making your plans and uprooting your families.
As far as contracts go, I read a lot of posts about people who expressed concern about the legitimacy, delays, and broken promises. InshALLAH it is legitamate, but you will get it on their time not on yours, no matter how much you complain. If you decide to walk away from your flat due to frustration, know that there are 100 more people in line waiting to buy your flat and deal with the headaches. By the way, it took me two years to get a proper contract. In fact, I got my keys to the apartment before the contract, how is that for backwards.
I hope I didnt depress anyone too much.

I think we should schedule a second meeting soon so we can address this issue.... the developers are abusing the fact that most buyers are not so picky on their rights and on the legal documentation procedures.. I am sure you all noticed that we have to give an unrefundable down payment of 10% before we even see the contract from the developer (which of course has all the terms and conditions) and the only reason those R holders are doing that is because no one is refusing to buy having those rules and regulations unexposed.
Did you know that one of the rules are "The delivery timing may vary without informing the buyer"!!!!
Anyway, lets meet up and do something about this problem, we need some action now not just chat about it over a forum, I hope whoever is responsible will schedule a meeting

I am new to buying in the
I am new to buying in the U.A.E and only bought one apartment, with the intention to live there.
Firstly I was positively surprised by the quick delivery date, when I bought in 2006 the delivery was scheduled for 12/2008.
I soon got to find out that things work differently in the U.A.E, and that delays of up to 2 years are the normal way of things to go. I know we all would like to get our hands to the apartments as soon as possible, but think my friends. Even if the apartments would be ready by the end of this year. There is no way the infrastructure would be in place and all we would have would be a apartments in the middle of a noisy construction yard. Not surely very attractive to live in and not highly rentable or sellable.
So, yes we will face delays of few years, but at least the Emirates city as a whole will (hopefully) look more habitable and we might have electricity in our apartments..
But for now... I don't see any point in running to the developer to cry about delays, if we would have done our research for property buying in the U.A.E, we would all have been aware of the huge delays for completion in Dubai.. why should Ajman (or Sharjah or R.A.K) be any different?
That's just my little view on the things.. I will be happy if in the end I get to move to a property that is well finished .. even if it is two/three years later than I hoped.. ;) :O

Working myself in construction, today I was having a meeting with a gentleman from a reputable, Dubai based, fire fighting construction company. He was telling me that they are seriously planning to set a branch in Ajman due to the the construction booming. They plan to get involved with as many projects as possible located in Emirates City.
But as he mentioned, it seems that water and electricity will be available around 2012 or 2013 only!!!!!!!

Imagine 2 years delay !!! because without electricity and water, we can do nothing !!! it will be the shame for Rholding and Ajman ... the value of EC will go down very fast if there is no water and electricity. But i thonk it's not the aim of Rholding to do bad work in EC...i hope they will do everything in time.
