Restructtered payment schedule

I contact with sweet homes on 25/10/2008. They said to me no need to pay big ammount which is supposed to pay on completion. IRegarding other payments yet to be discussed. My view is all other payment should be after completion.

I do agree that payment has to be stopped untill the further notice regarding the new hand over time by the sweethomes,by this speed that they are constructing this project will not be ready even after 6 years.

Please do not be so pessimistic. I am sure a lot of things depend on how we all deal with Sweet Homes. If they continue with the present speed I envisage 6 more months to completion.
Payment on completion should really be on 'Actual physical completion'. Subsequent payments should follow after completion.

Hi:
I have the same problem with Sweethomes and their Ajman Uptown project - so would be interested to just follow this thread to see how you guys plan to handle the payment suspension. For instance, even though they claim 25% on completion and 25% later - they are holding post dated cheques.

I am located overseas, but if the plan is to go hire a lawyer - I am happy to pay my share of any expenses.

Thank you for the email that you have sends to us it our pleasure to serve our client; The FORUM that you have mentioned in your email I already forward the issue to the management as of the moment they are discussing the matters and all the concern but however SWEET HOMES have some statement to clarify some issue kindly see the statement stated below for your perusal.

The statement stated below to clarify the issue regarding the AJMAN UPTOWN VILLA / TOWNHOUSES.

1. The AJMAN UPTOWN VILLA/TOWNHOUSES PROJECT is on Schedule. Construction is in progress. It is in the “SOIL IMPROVEMENT” phase. Two machines are deployed and are compacting the soil.

2. We will be handed over the property on schedule as per your contract.

3. The possession date of 2011 is only for the UNSOLD UNITS of the AJMAN UPTOWN PROJECT.

Please ask sweet home that why they need the soil improvement, as they are only building low high and villas, Emirtaes city where 50 plus floor building are under construction, they never did the soil improvement..... Soil improvement is only required the area which very very close to sea.

and how two machine can achieve this very big area...... Just ask that Gentalman.

I have visited this site for quite sometimes, thinking that i too would get some feedback on what the construction status is. Being an investor of a few villas I am very much concerned to know the fact

I had visited Sweet Homes Office in Dubai and met the Managing Director and AGM as well. During the discussions, I had raised many questions to explore the facts. They said apparently you may not see the construction. In fact initial process of construction that has become essential because of poor soil bearing capacity is in progress. They had given me a thorough explanation.

The process of soil improvement with the help of geotechnical equipment known as Dynamic Compaction. This technology strengthening the quality of the soil mass to depth ranging from 10 to 30 feet. They further explained that this equipment delevers prompt solution for unconsolidated soil problems. You can understand from the two machines themselves how much time would take to such a vast land to compact.

However, they have received the Building Permit As No.11635, is issued from the Ajman Municipality and have re-assured when compaction gets done, construction already on the setoff, to deliver possession on time and to fulfill the contractual obligation.

Hope a few of my feedback has help you
