Is 575 AED/ sq. ft. for GEM Tower in Park View City (opp. of EC) a snip??

Hello,
I want to invest in GEM tower. Has anybody any suggestion or/and infos about that?
I have received now the availibility list from my agent. A studio (395,2 sq Ft.) costs 227000AED (575AED/ sq ft)! Whats your opinion about the price and project?
