Everybody is talking about the progress of the construction or the delay in the construction of various towers. But we have to monitor/consider the construction of infrastructures also.
Many projects are expected to be copmleted /handed over by Dec,2009. Till now, I have not seen any remarkable development in the construction of infrastructures (Roads, Drainage/Severage line, water distribution line, LAKES etc.). Residents can not move in to their apartments/buildings even it is completed and handed over, if the basic infrastructure is incomplete.
Till now, R-Holding has not even taken care of providing the access road to various plot in EC which are ready to start the construction.
Based on the above facts, we can expect a considerable delay in moving in to EC even after the completion of Towers, if we don't raise this fact from now. Otherwise the developer will have an additional EXCUSE to delay the projects.

Well-raised point to debate and implement in order to raise all our concerns to the Main Developer R- Holdings.
I know we have in the past, have discussed and suggested various ways to seek a clarification on this matter.
However, Phone calls or that matter e-mails to R-Holdings is not going to break the ice.
We desperately need our friends residing in U.A.E to once again organize members meeting and agree to send a personal representation and demand meeting with the R-Holdings to highlight all our grievances and to have their appropriate response in due course.
Let us have some more feed back on this discussion from all the members to move forward this motion..

Classification of Infrastructure
Why we should not classified the required / promised infrastructure
1. Road -
As I have the information the contract has been awarded long back for internal road development, survey work aslo completed for right side of city and accordindly contractors has modified their working premises, please note until and unless all towers of left side will not reach beyond parking level road work can't started as the where final road marked that area is occupied by the contractors for their construction material, once their parking floors will ready they can store lots of construction material in that space.
Good thing is that job has already awarded
2. Water & Electricity
This is point to point means for each tower is the responsibility of FEWA and close co-ordination from consultant and master developer is required, FEWA is currently struggeled to cop-up with the water and electricity rising demand and currently even i don't know the schedule or planing for this project.
3. Sewage
Seperate sewage plant erection for this project which may further connected with Ajman main sewage plant under final negotiation if we go through the Energy central report.
4. District cooling plant
As we discussed and report confirmed by both R-Holding and Energy central that job has already been awarded for built operate and maintain for next 25 years.
5. Lake and landscapping
Its the aminities and I am sure that this contract also awarded by R- holding but don't have confirmed news, and as still lots of area under development they can not start the work untill the other area excavation related activities completed.
So please push the tower developer and if they give the excuse for delay since other infrastucure not completed... not accept.
I am sure that we will see the work will start for city infrastructure phase by phase from coming december and our developer will hand over keays latest by DEC 2009 we will move surely to our apartments.....
I will update on this subject whenever got or collect any news.

I quite agree with Dwarish on this count. Surely, the "infrastructure" has to come in appropriate stages. At present the who area is a big All roads are yet to be built but the residents do have access to thier apartments. The lake there, is also beginning to be dug NOW, with the area of the lake having been cleared. And mind you, I feel the lake in EC will be much smaller and narrower than in JLT.
I think all is going well and there is no reason to worry, at least at the moment. Immediate concern should be the pace at which the towers rise to meet their respective deadlines!!

I would like to thank Arshad for raising this issue and also would like to appreciate the feedback from Dwarish, Yusuf, I 2 Ajman. At the rate the progress is going on, I am sure the builders will not be able deliver the towers before end 2010, unless they expedite their work with day and night shifts.
Infrastructures/Delays
Any one familiar with the construction industry of UAE will agree with me for the fact that most of the construction projects in UAE are delayed, whatever be the reason. The originator of some of the most common cause of delay are the CONSULTANTS.
The main consultant of EC is the Adnan Saffarinni. It was mentioned on this site by some of the EC member that, at present, Adnan Saffarini has got many projects and they are facing the shortage of professional people.The role of the consultant is very important to finish the project on time while maintaining the approved quality.
Let us pray that Adnan Saffarini handles it well.
However, the owner/Client has an upper hand always to dictate contractor/consultant for the timely delivery of the project. And for this, R-Holding has to make sure to provide all the reqired resources/facilities like water, electricity, drainage/sewerage, roads effectively and timely.

Dear Arshad we raised this matter few days back, I the fact is delay for clearifications / approvals / drwings / inspections are the most reason for delays.
Contractors are smart enough to hold this key and they can always blame to consultant for not provided the solution for clearification, I understood from the site that there are three month hold on the tower within the emirates city just due to clearification not resolved.
Clearification is required on day to day basis, and delay from consultant will give the escape eay to contractor to avoid delay penalties.
In any project all factor should work with co-ordinatioin and no blame game will make project successful.
Any member who know closely to M/s Adanan saffirani ...... the information from there will really helpful for us.

Infrastructures/ Delays
I had started this discussion mainly to analyse and get the feed back about the Infrastructures dealys.
As far as the construction of tower is concern, each and every tower has different consultants(may be same consultant for more than one towers) and Adnan Saffarini is the consultant for some towers also.
So, in most cases ,Adnan Saffarini can not be blamed for the delay in the construction of individual towers.However, Adnan Saffarini can be fully blamed for the delay related to Infrastructures work.
At this stage, I beleive, R-Holding should interfere strongly and monitor the development at EC.

M/s Adnan Saffirani is the consultant for 99% towers in the emirates city.
As i know except Burj al faqan tower rest all tower being developed under the consultancy and supervision of M/s Adanan saffirani.
We are not blaming any one but we are requesting the responsible agencies should work in co-ordination so delay could avoid, this will not only setisfy the end user / investor but it will built the reputation of agencies responsible.
They can qoute in their profile that they have completed such a mega project within schedule and in turn they will earn more business.

If some one know to that office it will be easy to visit and talk to the consultant otherwise, looks tough to visit their office and discuss, I will try to visit site during the working days and try to contact consultant engineers and if i can get some informations I will post it.
But.. if some one know the sources of consultant he must do something for this forum.

This site is not to blame individual or to defend someone(even yourself).
Please don't take it personally and don't try to prove that you ar well aware of everything related to EC.

Just for an example, the consultant for C21(CROWN RESIDENCIA) is "AL Sahel Cons and Eng Office".
The consultant for C22 is also Al Sahel.
In any case, your effort and informative paragraphs for various updates are appreciated.

As far as I know, Adnan Saffarinni is supposed to be the architect of amost all towers in Emirates City and most of other projects on both sides of the Emirates Road. Al Sahil Construction and Engineering is the subcontractor for many towers on the eastern side of the shopping mall.

As far as I am concerned, I have gathered that not just in EC Ajman but all over the place even in Dubai and Sharjah nearly all buildings have Adanan Saffarani related to them in some way or the other. I myself was quite curious what great consultants they must be and how in the world do they handle so much work!!
Dwarish certainly is much more knowledgeable, than most of us here, about the current happennings in the area, and he keeps himself quite updated about it. I really appreciate his efforts. Infact I would have liked to interact with him in person while I am on a short visit here. Though I dont know his contact details.

Dear arshad , I am very sorry if my santances proved that I know every thing about the Eamirates city.... I just want to update and share the information to all our non-resident UAE fellows, as they invested from the distance and egerness to know what actually happening with their investment and try to understand giving any false information will not benifit to me in any case, Its my egerness to collect the information and share since I do have dream to occupy my apartment one day in the emirates city. If I write something about technical its just becouse by profession I am an engineer and try to bring the technical details to all of you.
I know that some of the information which I am sharing with you may not 100% correct, this information is the based on the personal visit, and discussion at site with contractor engineer, workers etc.
I am sorry but this point of time I have to say that if some information hurt some one let I have to quit this forum. Thanks to all for your support
