They start selling as in their web page is mention at AED 565/- per sq ft with 5% booking amount and 4 year payment plan.

Everything LG technology .......Ajman is growing very fast.........

Payment plan & price

Well price is 565/- If we remember GCD3 - Price was 500/- including furniture apart of all other facilities of smart city...

any body know the payment plant -

and what will be the minimum area they are selling with studio flat.

I received an e-mail from Giga and they are selling the new project in Gold Crest Smart City
Floor Price:
Price per floor is AED 545 per Square feet
Starting from 2nd floor AED 2 Per Square feet per floor is applicable
Individual Price:
Price per unit is AED 565 per Square feet
Starting from 2nd floor AED 2 Per Square feet per floor is applicable

I don't know exactly what is the difference between individual price and floor price.

The size of flats are like this:
Studio Apartments :
Size : 626.38 Sqft
Size : 631.82 Sqft
One Bedroom Apartments:
Size : 913.20 Sqft.
Size : 898.89 Sqft.
Size : 834.86 Sqft.
Size : 794.19 Sqft.
Two Bedroom Apartments:
Size : 1152.93 Sqft.
Size : 1334.30 Sqft.

higher floor

For higher floors it works out to be more than 610 aed per sq. ft, and

pluS 30000aed for parking (which works out to on an average 30 aed per sq ft.).

A little high priced I feel.

No furniture included. They seem to be encashing their reputation.

Smart City - Cost per sq foot.

Unless my math is wrong, they appear to have increased the cost of units in Smartcity. Goweathy are advertising units @ 695 dhs per square foot which seems like a big increase over the 565 dhs a few weeks back. (http://www.gowealthy.com/gowealthy/wcms/en/home/real-estate/uae/ajman/go...)

I now wonder if this price increase is due to the "Guaranteed" power they advertise or actual market pressures pushing the prices up. Anyway, its got to be a good thing.

Smart City Increase...

The cost difference is due to a change in the financing options and works as follows...

Phase 1 release had 2 financing options one 4 year plan and one 7. The 4 year plan was released at 565 per square foot with an additional 2 per square foot floor charge. The seven year plan was at 695 per square foot with no floor charge (any floor, same price). Parking was an additional 30,000. Phase 2 release is only offering the seven year financing option at 695 per square foot, no floor charge.

The first phase is probably completely sold out now, a couple of weeks back there were only a few flats available on the 13th floor still offering the 4 year plan. If you want to check and see if maybe some that were reserved, but not paid for, have come back on the market call this guy... Sayed Sajjad Hussain + 971 50 67 69 880 , he is the agent with the developer and will answer any of your questions. I have worked with him and he is a good guy. (tell him Christopher Smith referred you)

This appears to be a great thing for those who bought on the 4 year plan; potential gains of around 15-23% overnight when they stopped offering the 4 year plans (565 to 695). :) I guess the question is, "how much will other units in the Eye of Ajman development be released for???" Anyone have news of other projects in there being released?

Smart City Increase

Thanks Chris, this is really useful information. I've already bought in GCD3 and see the Smart City development as a measuring stick to help gauge the prices of the smart home type apartments. I realise both developments don't offer exactly the same features but they seem very similar and if they're selling at 695 per square foot that's certainly a very positve sign.

Yea, no kidding...

Yea, I think you are going to do great with dreams 3 considering it is the same tech, plus fully furnished! I also like the floor plans of the flats much better in dreams 3 (compared to SmartCity). I'm kicking myself for not picking up a unit in that development. Oh well, here is to hoping that the Eye of Ajman becomes a preferred development on the strip.

Good Day Bean99, is this all correct which you have mentioned in your post above or is it a copy/past of what the developer Star Giga used for their marketing technics.
The most important part - will the GCD3 be reality - will it be actually built & when? No one is certain about it. Considering the original schedule which they provided to investors at the time of booking, the structure should have been completed by now for the handover as per original contract date.
