Anyone has an idea about the price raise expectation of the sq feet properties in Ajman within the coming 2 years,
Is it a good investment to buy a flat in Emirates City, what about the infrastructue plans and the electricity issues?

Now AJMAN is the best to invest. Yet NO Bank Mortgage is possible and so, the current rate is low. Once the new AJMAN Bank opnes for public, the price will be touching 700/sq. ft in this year End(Dec 2008).
By end of 2009, completion of Buildings and the so called Cities will shape up. (You must have noticed 8 cities around 16 km on Emirates Road) It will reach AED 1000/ sq.ft.

Dubai price will touch 1500 by the end of 2009. It is no surprise if Ajman prop will touch 70% of Dubai's rate, then
. i.e it will be around 1000. UAE will be a different country then, FIFA fever is already started. Almost all the projects will get over. Metro, the biggest Mall, Highest Tower, museams, parks, etc...etc.
Another reason for the stated price, is the material cost.
Cement was AED. 180 in 2006 and currently it is 395/ton
Steel was AED. 3000/ton IN 2006 AND 4800aed/ton, NOW
BRICKS 1.75 IN 2006 block 2.5 NOW
So, now materals scarcity is experienced and the price is going up., but, the Building's sq. Ft price is not increased yet ...... it will defenitely increase.....LOGICAL ?

Your comment is very valid that with current trend in material cost almost doubled up price wise and upon the completion of the EC projects is bound to attract more investors and the price hike to follow the suit.
However, I do not want to sound pessimistic but the Ajman Government need to play its role on the priority basis for the price hike to continue at at a decent rate and look into building infra structures and address the big concern about water and electricity shortge which is applicable to Ajman along with Ummal Quain, RAK, and Fujeira.

You must either work for one of the developers or you are either smoking the wrong stuff in your pipe. Developers they've done next to no work in the last 3 years and now your convinced their going to finish by 2011. There is no electricity and majority of developers are now disappearing such is the case with BL properties who had 6 new projects to complete by 2011, they've taken all deposits and disappeared to Pakistan. The Law won't take any action and the ARRA development authority won't do anything - the contracts are not worth the paper they are written on and investors have no protection whatsoever on their investments. Escrow accounts offer no protection, the developers can make false engineer reports and still get the funds released. Ajman Emirates City and Al Humaid City - ITS THE BIGGEST UAE SCAM IN THE LAST DECADE.
Do no make the mistake of investing into Ajman, all crooks waiting to take you hard earned funds. If you have lots of money and you don't ever expect to see it again then it would be better to give it to charity rahter than investing into Ajman.

No doubt, I am very impressed about to your thinking because Ajman is one only state, where constructions work is not doing very fast, but foreigner’s investors are very interested for investment in Ajman. I hope that next 2 years will prove to be good for Ajman.
