Hi, just became member of the web site and I find it very interesting. I am interested to buy an apartment in Ajyaal Residency @ 460AED/sqft and I would like to ask your opinion. It seems like a nice project and the apartment is facing Emirates Road (and Al Humaid). So, what you think?

No doubt the project is nice and even the prices which you have mentioned is now increased it is now Dhs.470/Sq. Ft. you have already lost Dhs. 10/ Sq. Ft.

Well, although I did not have any feedback on the subject, I took the decision and I booked a two (actually 1 1/2) bedroom apartment in Ajyaal Residency. Now I have to admit, my major concern is whether the developer will fulfill his promises and obligations, proceed with construction and deliver the property on time. Anyone else that purchased in Ajyaal?

It seems like no one is aware or has purchased anything in Ajyaal residency. Anyone that might be having information on Ajyaal Properties? The last couple of days I'm trying to visit the web page of the project but no luck,, Anyone knows whether work has commenced at Site (plot D16)?

I'm also interested in buying in Ajyaal residency, but I can't see a completion date anywere. Do they say anything in the papers you have?

As they mentioned to me when I visited their offices in Ajman, expected completion is end of 2010, begining of 2011. The Main Contractor was supposed to have mobilised during the past week but I'm not sure if this has been the case. When i'll get the contract documents i will be in position to provide you with more solid information but I'm afraid that by that time no more units will be available.

I have 2 units of 770 sq. ft. that is type K I believe, 1 unit is on 9th floor and the other one is at 12th floor. O.P. = Dhs. 440 and the S.P. i can give to you @ 450 psf.

Did anyone do this before?
How could we be certain about developer credentials as we see them only on web? Does anyone inspect their truly registration on the plot that they claimed to be their project plot. Ajyaal residency advertised their project on D16 plot and nearly sold out but how can we trust to this sort of advertisement. I called Rholding twice and get no response that clearing this issue. Any comments?

I suppose that since R holding is owned by the emirate, and since Ajyaal residency is heavily publicized, this can guarantee us about what you're afraid of. Nevertheless I'm not so comfortable toward the attitude of promoter and developer in EC. I think they really need to improve respect for their customers (and customer care, of course)

I would agree with you that unfortunatelly the investor (when we speak for investment in Ajman) cannot feel secure. On my next visit to Ajyaal Properties office I will request proof that they indeed own the plot.
By the way, anyone that received his/hers contract documents for Ajyaal?

I had a look in a draft purchase agreement copy. Completion Date of the project will be 2011 (just like that). The good thing is that the developer seems nice, the contract documents are prepared and I m just waiting for them to clear my 2nd check in order to receive the purchase agreement documents.
By the way, by going in a very fast way through the draft copy I was given the impression that it is a normal contract document without any hidden traps. Especially if I ll compare the same with some other similar documents that I have gone through for properties here in Dubai.

I recently visited the work site and found out that there is a board displayed at the Ajyaal site with the building name and company's details. But there is no building permit displayed. :?

I am a depressed soul seeking informations about D16 - Ajyaal residency. There isnt any activity going on on this property... anyone else here who has brought an appartment here? I saw an ad here "EXCHANGE YOUR PROPERTY THAT HAS NOT STARTED TO DEVELOP YET WHIT UNDER CONSTRACTION PROJECT IN EMIRATES CITY AJMAN(FAYROOZ TOWER)" anyone tried this?? what is it all about?
