I called the office last week or 10 days ago, no problems to contact them. have talked to 3 differents persons, the LVT3 has started but 6 months min delayed, they told me not to pay my installments of january and wait because they will contact us by mail.

They are now allowing a freeze on payments for projects that are delayed. If they were just a money grabbing company they would not do this.
The benefit of this credit crunch is that the price of commodities has fallen. This means the price of steel and cement are down. It may also mean that contractor costs are lower!
It would therefore not make sense for a developer to try to pull out of a tower it is building when there should be a profit there for them to make!

It is always better to work in a safe manner ......u never know what happens when. Send a letter/email/fax to them regarding stopping of payments with mutual consent and ask them to give u their acceptance for the same by return letter/email/fax. Tomorrow if for anyreason case goes to court then u will be safe. Our safety is in Allah's hands but we also have to do our bit of thinking.

No need to be concerned with the court and all. Just stop your installments until we feel they are doing their job. Until now they seem very careless and just recently they decided to hire some guy name "Sohail" as an admin. manager, but too he seems hopeless.
I say Not pay until you secure our confidence in their amateuristic way of business. Things are changing and they are learning but only time will tell.

i was shocked to see what u have written as i am a investor in lake view 3 i am bit happy to know that they started the work i was their last wednesday and i spoke to Mr.Sohail and Mr. Ali. They explained me the work is going on and it will in full swing in february i went to the site and seen work which was steady.I asked them about the website and they explained to me that there is a Techinal problem with the web host company and not only lake view is not affected but their are other company also effected who was getting services from this service provider because the web domain control has been HACKED, they told as they are fixing the problem with the web service provider company they showed me the documents regarding the problem which they are facing at the same time they assured me that they will transfer their web data on to a new web site which PROBABLY WWW.THELAKEVIEWUAE.COM . Let us see.....

Hi, a colleague visited lakeview 3 on tuesday this week to find no piling , we have called the offices and are waiting for the engineer who is unavailable due to ill health to advise us when piling will start. So far piling was to have started 2 weeks ago. Also construction stopped at lakeview 1 and no activity on lakeview 2.

They are doing fine. but the only problem is that we want to have a SAY in their business, meaning we want to be their shareholders. Lets have 30 investors come together to join forces and visit their office for more power play.

actually no investor wants to put their nose in developer's business until he/she is in panic situation. we all booked happily and paid them a large amount only by believing on them. these question of their creditibility are arising only after poor performence from their side, its not our fault.
there is NO DOUBT that they surely used our money for their other projects NOT in our project and if we are panicking its not our fault they must understand now and must be more transparant now. they should start work in full swing now and must be in touch with all investors.
its good idea to go to their office in group so we can put little bit more pressure.
i am overseas and tried to call lvt several times and fedup by hearing same excuse that no body is available and they will call me back.

Thats how they do business in the UAE. However, things are changing. In fact its good it happened now and not later.
Things are improving and will soon prove its worth.
We are all part of this learning process. Meaning, we put down our money thinking it will accumulate 100% in one year. In turn developers also marketed their products without much research and feasibility studies. We are all paying a high price for these unethical business process. Today, I am happy all of these are turning around and that developers are moving quick to action in order for their survival and us as investors we are much more careful in choosing who we deal with.

Let's admit things are improving far better than we thought it would. If you visit Emirates city almost 70% of projects have started movements into construction! We see much more activity now than in the past. They know what this means for all of us!!! Let's smile since our investment will eventually pay off not now, but in few years!
I put my money on Dubai Land - If this project goes through than Emirates city and other projects near EC will benefit drastically!! and EC will surely be the winner!
NEWERA - I agree the money we put down has some what gone to somewhere else, but not to worry. They got some cash to build their projects regardless. As much we are financially in tough position, flexibility and waiving will provide help to all of us and more are yet to come in place to assist developers and end-user.
Needless to say, I am highly positive of Ajman's growth and optimistic of EC's future.

Hi, I am Abhishek, have booked an apt. at LVT 1 and have paid 42% as of today. I myself have stopped further payments with the consent of the developer and expecting new payment schedule sometime in Feb'09. I hope this is case with other investors also.
Actually we all should come forward to save our investments and put some pressure on the developer as they can not simply play with our sum by giving the excuse of Global Crises.

I have booked in LVT2 & 4.I live in Canada, can any one tell address for this new Realestate Regulatory authority Ajman.Because what I think is best for all of us to contact them and ask what preventive action they can take against the lake View Develper at this stage.As what I undersatnd all of us are trying to contact Lake View ,the people we get hold all are employees and they tell only what they are authorised to.As they are paid by the builder ,they are working for him not for us.
But if some one from Govt. call them or send them a letter they will respond properly about their projects and their finacial status.
Thats why I think we all must send emails or letters to Ajman Realestate Regulatory Authrity .People who live in UAE must visit personally and discuss with them.Because if Govt. feels that this builder is not fincialy stable they also can keep eye on them and might put their names in Exit Control list.This will at least make sure that they will not diappear with all money.

this is a good idea to make complaints about those builders who are involved in sucpicious activities and are not serius about fullfilling their promises.
legal action will involve lots of money but writing to authorities and making police complaints will take some time but no risk involved, atleast if we can not get it, we wont loose much.. only some efforts..
this is time to check on specially those builders, who have not started any activities till now because if they have not started anything, then its easy to guess what is in their mind...

our struggle is very long, we have to keep our investment safe as well as for a good return we should make sure that other infrastrcutures are also available there like power, water etc.

I spoke to ARRA they told me very specifically not to make any payments to any developers directly and that I have to get their escrow account no and then pay . I have requested Lake View Real Estate to send me their ESCROW account number information. Does anyone know anything about ESCROW account for this builder.

Almost all developers in Ajman doesnt have Escrow account yet!
Escrow account is very rare and will take time.

Ajman needs around 200 years to apply the escrow account. now they remember to apply this bullshit (escrow account). Too late, cause our money is now captured by developers who took our money and use it to advertise for their scams (off plans).

Work at site has been stopped by RERA or Land Dept ( not sure by whom ) till registration procedure is done.
Once the Escrow account is opened , LVRE will inform all investors by email/letter/phone.
So we do not need to worry or panic..........just be alert.

I had written to Mr Sohail (Admin Manager) of LVRE yesterday requesting an update on the construction progress of LVT 3. The following is the reply received from him.
"As point of construction we would like to let you know that all material i.e. Steel, Cement,Machines are there on the site but we could not start work untill we will register with ARERA as per their notice received on 7th Feb. According to ARERA ' Developer can not start any activity till its registration with them'. For that we are in the process of getting registration from ARERA and as soon as we receive the registration Number we can able to start."

Normaly they give you the holding letter after 2 days.

Escrow account is not control by developer but by the BANK under supervision of ARRA. Hence this will ensure that only if developer have made specified progress he will be having access to part (not even whole) of this funds otherwise your funds will not be release to developer what so ever and will be kept with the bank. In case there is no progress or unexceptable progress by developer deem by ARRA, investor can get back their funds which are hold in escrow accounts by ARRA. THIS IS MY UNDERSTANDING OF ESCROW ACCOUNTS.

Hi everyone. I am new to this and I have decided to share my experiances with you regarding Lakeview.R.E. I bought an apt in Lakeview Tower 4 about 1 year ago and so far have paid up to 40%and seeing the situation that we are in at the moment, I decided to get in touch with L.V. Phoned their "Head Office" up this morning (I live in UK) on this number (0097143516291) but they told me to contact "sales office" if I wanted to get information. So I phoned the sales office on (097143978987) and annoyingly everytime I asked them what the situation was regarding the construction of LVT4 they replied " dont know sir, best to call this number and they can help !!!!". So much for their help!. Any way the number she gave me was for a Miss Lena who is I think the secretary of Ali Saif?!. Tried to call but kept getting cut off !!!. Everytime I managed to ask her a question the line would get cut off!!. NO ONE SEEMS TO KNOW OR CARE ABOUT OUR SITUATION. All I want is truthfull answers but its a nightmare to get any info out of these people. I welcome any feedback from our brothers and sisters on this forum regarding the Lave View Tower Real Estate situation. :O
