Unique Towers Registration
Friends,
I did check on Unique Homes with ARRA and get to hear the following. SO neither they have an account nor seems to have started one. This is scary situation.
No Unique Homes are not on our list for the developer how are under process.

Unique tower developer is Unique Lake View but why Unique Homes real estate broker is signing and putting their stamp on original agreement instead of Developer (Unique Lake View ) and collecting money from investors it means that they have cheated and cheating us. More over is Unique Homes Real estate brokers authorized to sign and put stamp in original agreement ?
If answer is negative then we should take legal action against them and ask them to refund our paid money.

once again nothing will happen, land with no rules. jungle, i'm also cheated by Real estate investment Company. This this the fraud of the century. dont know what to do. Going to court is so expensive and i dont want to loose more money

Make sure it's not Palm Real Estate
Make sure who your real developer is, I had seen the name "Palm Real Estate" on the contract of a co investor who was present at the ARRA office. If Palm is sailing in two boats with different identites, you are in for troubled waters ahead.
Escrow Account
Hello Unique Tower Investors:
I am also a fellow investor who has been in constant communique with Mohammed Patel at UniqueHomes in the Al Noor Tower, Dubai office. Here is what he has told me regarding the Escrow Account:
1. The escrow account will take approximately 45 days to create per M. Patel.
2. The delay in creating the account is due to the governing entity to conduct an internal audit of the current account.
3. There are 72 towers and many of them are in the process of creating an escrow account, etc. so you can imagine a small emirate like Ajman does not have the infrastructure to speed this process up.
4. Investors are instructed to suspend (per M. Patel) their monthly payments to UniqueHomes until the escrow account is created, however, once it is created and all past and current investments have been transferred over, any payments to date must be made to keep the payment schedule current.
5. Many people are nervous, anxious, etc. about the current economic crisis and many unsubstantiated rumours are flying on these postings. Let us deal in fact only. Everyone is invited to visit M. Patel in the Al Noor Tower in Dubai to discuss any concerns they have about this project.
6. The completion date is on schedule and everyone is invited to visit the construction site to see the project and how it is coming along.
7. M. Patel is going to keep up on postings on this forum in order to have more transparency for worried investors.

Question of who the developer is...

The following explanation regarding the question of who the developer is for UniqueTower was emailed to me by Mohammed Patel today:
[Unique Lake View Ltd is the free zone company that owns the land on which Unique Tower is being built. Unique Lake View LTD has given full authority to Unique Homes Real Estate to act on there behalf to manage the project regarding all aspects. This agreement between the two companies however cannot be mailed as it is a confidential agreement between UniqueHomes and Unique Lake View LTD. There are other documents between UniqueHomes and the Ajman Municipality, which also cannot be distributed to the clients / investors. However, all investors are more than welcome to view these documents in our office but cannot take copies as it is not related to them since it is between us and the authorities. Any and all documents that relate to the client will be issued to the client however if they wish to view these we are more than happy to show them in our office.]

What is the level of construction?

I visited emirates city their construction work is stop from last 3 days due to some municipality dispute construction is only ground floor.

It is not yet completed even though 10%whilst investors have paid around 40%payment my advise is to not pay even in escrow account and let them complete till to reach our payment and ask developer to review prices/payment plan and fresh agreement.

yo, patel, why dont you just give your investors the choice to get their money back?
i bet you will have no project if you did that.

- Let c wht the Developer will tell us about the payment. I already paid 40%. I also called AJMAN rera to check about escrow account, the Lady informed me that, Unique Tower is in the process of registering. They have already submitted their docs. Lets pray everything to be ok.

When did u check this. I keep hearing conflicting news from Nouf. Let me know as to when u contacted ARRA.

Escrow Account -27 May09
I called Ajman Rera on 27 May 2009. The secretary transferred my call to one Lady. The Lady asked me the name of the Project . I told her and she told me they are in a process.
"in process" means they havent done jack
this means they gave two pieces of papers and started the process, didnt completely ignore ARRA.
thats all it means.
By the way, the registration is also phony, ARRA will not manage the funds, so whats the point of the whole registration?
all is being done here is another way to get the investors to pay.

i did check with ARRA today and yet there is no positive update. Unique towers have not even started the registration process. It is time to get together and sort this out
Unique Towers - What is Happening ?
Guys - It is time to talk to Unique Homes on all the delays and seek compensation. Where are all the investors on Unique towers? Have you guys met them. I am an investor who is not a resident in Dubai and i dont hear anything positive from there. ESCROW prociess is still continuing, development very slow. I can come over to Dubai to meet all of you and find a way out. Any chances of the project getting cancelled and we get the refunds ?

اكتب بالعربية عشان اذا حد شاف ينتبة للموضوع انا اسال عن unique Tower وزرت الموقع بتاريخ 23/7/2009 العمل بطيئ جدا من قبل شهرين كان نفس الشي تقريبا والحين زاد شي بسيط والباقي على انهاء المشروع 17 شهر وهل من المعقول يخلصو دورين في شهر واحد اما ان في ريحة نصب او ان تسليم بيتاخر والمفروض يكون الدفع بطريق النسبة كل ما طلع المشروع %4 مثلا ندفع قسط كان الحين المشروع واصل الى نسبة %25 او اكثر اما ادفع شهريا وانا بسلمك في بداية 2011 وما في اي تتطور لحد الأن شي يخوف ارجو من الصدقاء الى في بلد فى العالم انة يتواصل معي اذا عندة اي استفسار او خبر نقال 0096895760338 تحياتي

We all in the same baot. It is 11 april 2010 & no one is saying any thing whats going on? with Mohammed Patel where is he? If i find him ill get my money back from him inshallah Some of his friends told me he is in UK. This was all my money wech i given to Mohammed Patel. I am going to UK if anybody wnat to get there money back join me. let me no.

Hi Guys,
I sympathise with you al as it looks like they wont open an escrow and now their website is
not working according to a blog here. luckily i have swapped to a company that are fully registered
and have an escrow account. After reading all the bolgs here i think its scandalous that so much money was
paid and there is very little to show for it.
I am thinking of forming a group for future litigation when the laws change. I think investors will evetually get a
fair hearing and it is then that i will start legal action against my former developer.
