We are nearing 2010 how can Tameerat deliver by 2011.I have written to them that I want to cancel my contract and quite prepare tp lose 5% of my payment.But I have no reply.I want my money back.I do not know how to recuperate I hard earned cash.Anybody have decided to do the same.Please share ideas and news and views

CONTRACT
My contract by bl properties says completion by dec 2010 or latest by 2011. altitude tower will not be built by 2011.
so i can get a full refund with 8 percent interest as it states in my contract or will they prefer to give me a full refund now with out the interest added on after dec 2011.

On January 24, 2010 we had visited your site, but still no work was started.
On January 15, 2010 we mailed you in details that why we stopped giving the payments? And when we will start giving your payments again and why before that we will not give your payments?
You had even taken AED 62424/- means 15% of the total payments from us, this amount was taken before we could read and sign the sales and purchase agreement.
If the developer is not even able to complete the pilling in 19 months and the work is also completely stopped and, in these condition how can we trust you and what can we expect from you. After paying 35% of the total amount under what circumstances and why should we continue giving you the installments?

When we booked the flat that time your sales executive Asma said us that the pilling work is going on. It more than 18th months over after our booking of flat, but still pilling is not also completed & the work is also stopped. I visited the place & the area was dead and dry and there were no cranes moving to assure that work is going on, there is nothing at the site except the board. And in these condition how can we belive you that the buliding will be ready by october 2011.we have paid you 35% of the total amount by doing a lot of hard work and efforts in this world which is facing crisis & till now the pilling is not completed. Therefore in such Conditions how can we continue paying our installments. Therefore start the work and prove us that the work is going on.
You said us that because of the ESCRO account the work was delayed. Did ARRA asked you to stop the work. And if it so then proves us that they asked to stop the work and also give the reason for it. And now when is the work going to start.
ARRA asked all the developers not to take installment from the investors until the developers have their own escrow account, but still you took 2 installments from us after this rule was issued. When we came to know that ARRA asked not to give installments we gave you a call and even e-mailed you and asked you about that, but till now we did not get any response for it neither we were informed about it, also why the payments were taken from us
After ARRA asked you not to take installment from us but you took, and after that also why did you stop the work. You broke our faith and trust on you.
After thinking a lot we have come to a decision that after paying the installment also the work is stopped, so we will start paying the installments slab wise after the 44% of the building is ready, it Because till now we have paid 35% amount and work is nothing. We said that we will starting paying the installment after the 44% of the building is ready, 11% less than amount because we had to pay you 11% after the position of flat.
We Request you to start the work again & give us the reports and keep us informing every months so we can go and see the wok going on. So that after the 44% building is ready we can start paying the installments. Inshallh we would not show any delay in the payments after 44% of the building is ready after all we want our home as fast as possible.

I received your letter on December 27, 2009 regarding due payment.
We visited The Emirates city on 3rd December 2008 & now on 1 January 2010. We found out that there is no progress at all on The AL HAMBRA 1-2 site. You have not even done the pilling work. and the area was dead and dry and there were no cranes moving to assure that working is going. There is nothing at all except the board.
Your payment is to be linked as per the construction plan; when we pay you 40% of the total amount you should at least complete the 40% of the total work of building. We have approximately paid you 35% of the total amount and you have not even completed the 5% of the total work, so why should we pay you more.
I am not going to pay you any more installments until I see the real progress in the construction of the building I cannot pay you until at least 35% of the building is ready and the further construction is continued. How can we pay you more after seeing that the construction has not even completed 5%?
I have done a lot of hard work in this crisis situation everywhere & colleted the money and paid your installment but what indeed I got in return.

What is the status of constructions?
What are the ARRA rules about construction related payments?
Where can I find these ARRA rules?
Does Tameerat developer have problems?
Does Tameerat have building licence for Al Hambra 2?
Did Tameerat pay the land in full to the masterdeveloper?
What is your advise to do with my monthly payments?
What is my risk when I do not pay more

we are all in confusion.There is nobody really in control as to what is happening with tameerat or al hambra 1 or 2.No news .no construction except " payment is due " letter come to your door with threat.They are a bunch of irreponsible people the developer tameerat rholdings arra and all of them.I have a feeling they will run away with our money to some place not to be found in the rat hole of Pakistan or Afghanistan.Why are they not writing a message in their website to inform investors as to what is the progress.Do they care.If they were really serious people managing serious business they will have at least put something in their website to boost our confidence.No they have no decency to do that.I hope tameerat read how i feel and how all of us are feeling cheated.Do they have human blood running in their veins I wonder.
Let hope God help us in our investment.They are not willing to return our money either.

At the moment the economic Crisis in Dubai and the world over has scared away a lot of investors and likely so. Projects like Al Hambra count on selling their units before and during construction, and with that money plan to pay their way through construction costs/etc. Unfortunately a lot of projects similar to Tameerat are shut down and the directors and builders have fled the country to avoid consequences. My advice to you is to keep paying Tameerat because they have not fled the country and are still in a fight to construct the building. Companies such as Tameerat are in more of a bind than you as an investor of a single apartment unit. For example, lets say that you invested thousands of dollars on a unit or so, well the company that you invested in probably lost millions. They don't plan on losing money because you don't go into business thinking im going to lose money. Thousands of projects are in trouble, they didn't know what the future would have in store for them. Its part of business, if you want to make money you have to take the risk. To come back to all Tameerat Investors, they have not sold out their units yet, but are marketing their complex better than anyone at the moment, and in my opinion will sell out soon, maybe by the end of this summer, If they are able to do that, than their entire project will cement itself and start to pay all investors much needed dividends. To all the Investors panicking, i recommend that you keep making payments, because if you stop making payments than not only are you GIVING up but you are giving up on another investor just like You who invested in the project and now might lose out because you couldn't finish the line.

I appreciate your comments refering to Tameerat.
I do not know whether you are in investor or an advocate for Tameerat. To me you sound that you are taking side of tameerat.I am an investor and I have been paying regularly.But what make me mad is people like Tameerat who have a web site and they do not put any recent development.So how do I know what is happening.There is no two communication .All I know they could be one of the crooked developer running away with investors money.WHY DONT THEY WRITE WHAT YOU ARE SAYING IN THEIR WEBSITE.THAT WHEN THEY ARE SUPPOSED TO BE STARTING CONSTRUCTION.We are in the dark.People are suspicious and I am one of them.I earned my money with sweat and toil.I want some dialogue with the developer and tameerat is deaf and dumb not saying what they are planning and when construction is due to start.I have friend from France who visited Tameerat and are told they will start construction mid of April 2010.TO ME THEY ARE BLOODY LIARS.We are in mid May and the place is still a rat hole.Like I said the Tameerat should be reading these and respond to our comment on their web.They should reassure us.But no they could not care less because they are not professional.I do not know really if thay are human.I invested in a muslim country with high hope but you cannot beat UK.Here we have muslim right in a christian country and Ajman developers like Tameerat should learn few lessons from here.

I fully agree with abdool. If Tameerat is a professional developer, first of all put all of our paid money into the existing/ current escrow account, as per ARRA recommendation. Tameerat owners are trying to built may be using our hard earned money into projects like luxury apartments in Karachi, opening a refinary in Pakistan, running a auto spare parts business in Dubai etc. But they can raise the damn buildingabove the rat hole.
We are all burned out frusted investors.

Is anybody is having a feeling that this projects will ever be completed in next 10-20 years., as all of Dubai and Sarjah is vacant.
We all lost our hard earned money. and so do Developers of Hambra.
Paying them will not solve any problem as the whole concept of Growth and development story of Dubai is in question, Ajman is far from to complete.

Recovering money paid to Tameerat LLC
Can anyone tell me an agency that helps in recovering money paid to these rouge property developer. This situation i am in is killing me. I could do with the over £35k, i have put into Al Hambara Tower 2 which is a known fact will not meet the dealing. I have spoken to Muhammad Faisal from the main office, who is talking to me like i am shit. I was not shit when i paid my hard earned money for a piece of the Ajman dream, which is now a nihtmare

If you have seen the BBB Channel 4 HOME FROM HELL recently broadcast in UK you will not pay any more penny.I am not paying and like many others you SHOULD STOP paying because property in UAE is doomed and burst.They have stopped building in Emirates City.Many developers have run away and they are not refunding money.

Is there any way legally that we all come together and have a case against the Al hambra for our money back.

My dear friend in Europe there are no muslim country but we have islamic values here where we respect human rights ,we do honest dealings, and we do not tell lies,.
But in Ajman you have no rights,You complain that the developers are not adhering to their contract and there is nobody who care .who will help.,The police, the ruler and the whole systwm are corrupt.They are liars extorting money from us by saying they are building towers but when you visit Emirates City you see this is not true.Al hambra Towers 1 and 2 are desolate.Nothing is done. The ruler is the one who has initiated this project and he should be the one responsible to say loud and clear that things are not going as planned.He should returned our money back if he is a good muslim. He had billions of dollars. Ramadan is approaching may be if I do not get my money then I will count it as a zakat money given to the ruler himself.
No sir there is no law for you because you are a bloody foreigner.You will spend all your money to crooked lawyers and in the end you will lose more money .Foreigner do not speak arabic and you are a 2nd class citizen.You cannot gain justice in Ajman.Even the interpole cannot do nothing.The government cannot do nothing too.It is a waste of time and money.Just pray to Allah for the best to come for us all.Ameen.........
