Djamel presented us with a good perspective of what he saw at Cityscape. The most worrying thing about Emirates City is that R Holding plays much more irresponsible that I twas expected by most of us. Their new slogan also looks rather egocentric. Instead of taking care of investors, they want to be number one by doing such clown-like eye catching behavior of single-phase development of a mega project.
I think we should submit a formal message to R Holding authorities to request for explanation. They should provide more transparency. Let's ask them in one voice to share their plans with us.
It's already late and without infrastruture we should not expect to enjoy the new sweet homes.
Action on Construction of Infrastructure
Dear Parham,
We all totally agree with you that R Holdings are acting unreasonable and out of order.
The question I beg to ask is what action to take?
Those of us living away from U.A.E can only send e-mail, write or phone. We know for the fact that R-holdings is not going to take much notice of that.
I suggest that we draw up a petition or alternatively we can reqest a meeting in U.A.E to convey our grievences in strongest term.
Any other suggestion please?

I was just looking at the latest posting of photos on the other web site of Al Ameera Village by Tameer Holdings, what a magnificient well manged project! Infra structure was completed first and is follwed by the building works.
R- Holdings really has lot to learn from likes of Tameer Holdings.

Appearances are sometimes misleading
Al Ameera village project started well before Emiirates City. However, as you can notice they are not selling units. The reason is that until to date, they have not been given the right to sell units as freehold. They can only sell plots as freehold but not appartments. They hyrried up the infra-structure to not loose the land, but the whole project might fail as if they are not granted the right to sell units freehold there is no way that they can continue.
Returning back to R-Holding, I need to stress here the fact that this is their ever first project, unlike Tameer, they started with small projects as developers and now they are taking mega projects. R Holding are starting from day one as master developers for a huge area. They will strugle before they learn how to do it. Another problem is the fact that they have no real structure of staff capable of taking such projects nor professionals who have previous experience. The road ahead would be bumpy for sure. However, this is the price all new start up companies pay. If you compare Emirates City to similar sizeable projects in Dubai, you will see that as compared to those projects they are doing extremly well. I can site here: Dubai Marina (by Emaar), JBR (by Dubai Properties), Jumairah Lakes Towers (by DMCCA), International City (By Nakheel). All of these projects, they achieved in 3 years or more what R-Holding achieved in 18 months.
Let us not to panic. yet let us be realistic and realize that even the big boys in Dubai had all their projects finished more than 2 years from the scheduled completion date. In fact it is rare occurance that they start construction in less than 6 months from the lauching of the sale of the project, which is quite an achievement in Emirates City.

We are here to be constructive
Well...We all know that they (people at R Holding) are new-comers to the management of huge civil projects like Emirates City. Who says that we are here to confront them?....I have always underlined that we are here to improve and ease the progress for the benefit of all. Surely, it will benefit owners and investors, developers as well as master developer. We just want to help them with our comments, suggesstions and constructive criticism.
We should make this communication channel between our community and R Holding. This let us feed back them on some important matter. For example, to my eyes, their new slogan looks rather ridiculous and nonsense?...What is the advantage of construction in a single phase?
It is our right to ask them explain to keep them on the track.
Thanks to God, as Djamel says we are still far from confrontation with R Holding. I also believe so.
Petition system is not bad but I think the language must be enough friendly to match our goal. A well-prepared friendly open letter carrying our signatures may help a lot.
Let them respect us and be responsible. There will be no progress without that, I think.

If their are any investors on this project, please can you give me some idea what the exact situation is. The project was supposed to be handed over on April and was postponed to June. I have been told that the project is now postponed to December, please advise me
and thank you for advice. I have been told today, that other projects such as Jasmine are handed over and because the investors are not paying the money on time the project is delayed
After visiting the offices
After visiting the offices of R Holding regarding my investments with Sweethomes in Emirates City Rainbow Towers this February the following news was relayed to me as an update.
1. There is no set start or ending date of the main infrastructure e.g. roads, shopping Malls, Mosque, Office Blocks etc
2. There is no set start or ending date for the main utilities e.g. Electricity, sewage, waters etc
3. There will be NO Lake in Emirates City anymore due to problems with water becoming Toxic in Dubai projects. (although I paid so much extra money for a Lake View apartment.)
4. It is possible that Emirates City may be finished in Phase's in the next decade so shall remain a building site for many years to come.
5. There is no possibility for a price adjustment from 500-600 Dhs to today's market rate of 200 Dhs per sq ft.
6. His Highness Sheikh Rashid bin Humaid Al Nuaimi, Head of Ajman's Municipality. is the Sole person behind this project and is the Sole Owner of R Holdings which guaranteed investors to come to Ajman and invest money and it is R Holdings that are solely responsible for all the main infrastructure in Ajman.
7. The developers are now collecting money as per the New Amiri Decree passed last year on construction linked payments by ARRA ( His Highness Sheikh Rashid bin Humaid Al Nuaimi, Head of Ajman's Municipality) and shall be paid out as per completion of building but this does not take into account that there shall be no roads, lights, shopping mall etc there, so we shall be left with a completed project in the middle of the desert!
I was given an email address to write to His Highness Sheikh Rashid bin Humaid Al Nuaimi with my concerns and I urge you all to write to His Highness Sheikh Rashid bin Humaid Al Nuaimi with your concerns and put pressure on the developers to re adjust the prices in Ajman, to stop threatening demand for money, to pay compensation for delays, and to cancel those affected by the changes in the master plan if they wish to exit and link the Escrow accounts payments to the overall master plan project completion rather then individual buildings as we were sold a Building in Emirates City and not the Desert with no power, water and sewage.
In my view most developers shall complete the buildings to 90% and receive 90% of the funds from escrow accounts then take of with our money leaving us with incomplete buildings with no utilities and infrastructure as there shall only then be 10% balance left to pay on completion. In this way the developers are in 50% profit and have no interest in our investment. The Government need to take a guarantee from developers and hold on to there passports or a big financial deposit to make sure they are still around until the full main project is completed including the main infrastructure.
It was the sole duty of R Holdings to check the compatability of the Lake and feasibility of the overall project before selling and launching the project, any change in the master plan shall void all contracts under the trade and descriptions act.
