I am regularly paying my installments thru postdated cheques. I have paid 61% of the price. B14 is at 8th floor now and there is no progress of work for the past 5-6 months.
SH sent me a mail to convert the payments to construction based schedule . The plan they have given is like this : the remainig 39% is to be paid
11th floor 9%
15th floor 10%
19th floor 5%
23rd floor 5%
Possession 10%
By this they will get 90% payment while the building will be only about 50-60%
What i understand from the construction based plan is that i shold pay as much the construction has taken place. If i have paid 61% then i shold not pay further unless the building is 61% complete.
I think it is another trap from SH

they appear to expect you to pay 90% by only the shell of of structure is upto 23rd floor, yet structure would be 4 floors + 25
then there is the considerable internal work for lifts/lighting/gas/windows, plastering. decorating, not to mention kitchens/bathrooms, doors etc and everything else (does sweethome projects have swimming pools and gyms too ?)
iyou might consider appropriate to maybe sending them a robust email of complaint.,suggesting perhaps refusal to pay anymore, and demand return of your post dated cheques, for which you will make payments when a true construction based plan is sent, reflective of level of construction. informing them if you do not hear from them in 7 days you shall be lodging complaint with ARRA.
also query them on will they be completing on time. if not what compensation are they going to give you, for their failure to complete at time !

Best cheaters in the market
Developers playing tricks are the best cheaters in the market. Although they may have good cheating experience in their home countries, we dont hear anything about the quality and safety features of their Towers any more. Perhaps only thing these developers can cope with is struggle to finish their projects with long delays. Dont expect any compensation as they are cheaters. Let them realize their mistake now. Our holy books warn thet the money earned by cheating will be fire of hell in Aakhrat.

i stopped payments 3 months back , i closed the current account , went to arra and submitted complain against sweethomes , they couldnot take any action against me for the postdated cheques although they refused to return them back , now they are offering payments linked construction but ur plan is frank cheeting if u pay 90% from remaing 40% mean u are paying 36% from the remaing 40% in addition to ur 61% = 97% for 23 floor skeleton !! how they think they can fool people in this way , i will visit thier office next week , please all stop paying those crooks they are fooling every one

sorry i did wrong calculation but by paing 805 for 15 floor skeleton is frank cheeting even 15 floors = 50% of skeleton but investor must pay 80 % total cost --- stop paying immediately

what is your openion about the condition of sweethomes who stopped work since 4 months ,many people was regularly paying stopped to pay and the company offering payment linked to construction --- 90% till 23 floor skeleton ? frank cheeting and when u ask them about infrastructure say they will rise legal case with r- holding and ajman gov to complete ! is this logic

Seems like sweet homes have moved the money to Pakistan where they have started a project named "Rainbow Villas" someplace in south of Paksitan. So the Ajman Investors money is now with the developers in Pakistan

i cant comment much on any individual project, however in my personal view, i would assume those which are registered with arra/ecrow accounts, will only be able to use the money in escrow accounts for that specific building (not even others in towers the developer owns). so gives some security (although some say ways around it, by withdrawing money to pay salaries etc for people dealing with building). so not likely money that now goes into escrow used for other projects.
as for construction linked payments, i remember hearing somewhere (but cant confirm) that arra may have said to some people who had already paid alot (almost 50%) not to pay more to developer until he gives ARRA approved construction linked payment plan.
so it maybe sweethomes trying to get some extra money, by trying to get people to sign up to a new construction plan, get money now, then try to say to ARRA we sorted construction based plan, and our investors paying. or even if ARRA says no to them, and that people complaining about sweethomes construction plan (not being linked reasonably proportionately with construction), sweethomes will still get money coming in, until ARRA gives directions on the framework of the construction linked payment plans.
i would first complain to sweethomes, and say your construction linked pay plan is unfair and not proportionately linked to construction. ie qhy 90% when at 23rd floor when still soooooo much work still to do.
then complain to ARRA, about sweethomes unreasonable construction linked plan instalments, and ask them advice shoulod you continue paying or wait for ARRA construction linked payment plan etc.
as for infastructure, i have some sympathy for developers, if delays fault of master developer (R HOLDINGS) and ajman/uae govts.
but depends also if developer promised infastructure too.
it could also be argued properties not ready for handover until infastrure there (so no completion till then) basic infastructure like gas/electric/ac etc, people cant survive without (and me without sherwamas, sheesha and mineral water, with arabic coffee - so i want mall too }:) )
