• Misrepresentation and cheating are some examples of criminal acts under the U.A.E. Civil Code. Similarly, under Dubai Law 8 (Escrow Law), criminal sanctions will be imposed where a developer either: 1) “knowingly offers to sell units in bogus property development” or 2) “embezzles, uses or squanders payments delivered to him for the purposes of construction of property developments, and misappropriates such sums.”

I see that STAR GIGA are sending out their payment requests again! This time they say that the building is at the 30% stage and have also set up there escrow account and that they have fulfilled their obligation as per ARRA's direction! Do they really believe anyone is stupid enough to put another penny into their failed projects? Has anybody taken possesion of any property on GCD 1, 2, 3 let alone 4?

I am now in the final stages of my court case against Star Giga and am awaiting judgement in the Ajman appeals court, although I do not hold out much hope though as my faith in Ajman's legal system is not very high.

Hi Davehrm, they requested delayed payments from me two !? I really am astonished by those guys, anyhow I was wondering if you can tell us more about your case with them and what is happening in court ? what does your lawyer says about the procedures ? any information would be helpful because I want to do the same against them.

JUSTICE REQUIRED without any further DELAY

It is an open fact that the Ajyaal Residency developers were a bunch of cheaters, who fled away and left their investors seeking for justice from the Ajman government. It was declared by ARRA that any developer violating the Emiri Decree are liable to the cancellation of their project. In this context, if we look at the Ajyaal Residency Project, they did not complete Registration with ARRA neither got NOC/construction permit and nor opened an Escrow account, also their company's bank accounts were seazed by the UAE government. UAE court issued red warrant through Interpol against the owners of Ajyaal Residency Mr. Afroz Alam Lari and Mr. Faisal Saya. Now what other proofs of default are required by Ajman government ???

In my view, this is a straight forward open and shut case for ARRA and Ajman Government to cancel Ajyaal Residency project, thus resolving this pending dispute by giving orders for the refund of payments to investors of Ajyaal Residency D-16 through R-Holding because RH is still the legal owner of the plot site D-16 in EC.

There are several other people like me, who had invested their hard earned money and life long savings in Ajyaal residency but the delay in justice on the part of Ajman government is increasing to our pains. I firmly believe that the above mentioned action of Justice to Cancel this project and Refund from RH funds will greatly enhance the credibility of the concerned authorities and specially it will bring out very positive image to the public about HH Sheikh Rashid Bin Humaid Al Nuaimi RRR (Head Of Planning and Municipality Department Ajman).

ARRA registration

Only GCD 1 has ever been registered with ARRA!!!!!!!!! No other project by Star Giga in Ajman has ever been registered with ARRA. It is UNLAWFUL to ask for any payments for any project NOT registered with ARRA; developers who do so should straight go to prison. They are nothing more than thieves.

Cancelled?!!

As per Gowealthy a broker, who sold hundreds of units in Ajman, GCD 1, 2 & 3 are cancelled by RERA ???!!!
Of course they are so "well informed" on the market, that they don't even know, that RERA is for Dubai and ARRA for Ajman, but it is still interesting.
