
As many of you know, Star Giga is now asking to resume payment for GCD 2, by sending out e'mails with new payment plans and attaching completion certificates issued by Adnan Safarini in Arabic.
The project is not on the registered project list on the ARRA web site, it shows, that ARRA has no clue o what is going on on site.
Star Giga claims, that construction on GCD 2 has resumed since May 2010. This is simply a lie.
There is no construction.
Please people inform as many investors as you can, not to give them one more fils.

does anyone know if this tower has been approved by ARRA ?
The contract states that if they do not hand over possession of the property paid for by January 2013, Star Giga will have to return all the money.. ...there is every likelihood of this happening ...but does that mean that ARRA will ensure we get our money refunded fully. ?
I also hear that Star Giga is offering alternative property in Dubai or ourside the UAE where they have other projects...any truth ? if so who can i approach and where ?

I don't have a copy of my contract handy, but if memory serves me correct the clauses referring to F.M. clearly state that during such a period the developer will not ask for payments and before payments can resume the developer must provide evidence that the F.M. has ceased to exist. Which in our case means that Star Giga will not only have to provide evidence that the global recession/financial crisis has ended, but also that the infrastructure will be ready (meaning written commitments from not only the master developer, but also the Ajman Government).
If you can find thoes clauses (GCD2 Contract) and post them here, it could be of some use for others...
Also, for any in Dreams2 with rental guarantee... Don't forget that as of now, Star Giga is in arrears to YOU!!!

Star Giga is several times breaking the original sales contract and the rules of Ajman:
The most important is, that GCD2 is not registered on the ARRA wbsite, which is no gurarantee either, as we can see with GCD 1 and in the case of BL properties, where a registered developer has simply vanished.
It is just a big mess and neither ARRA, nor the government is in a position to do anything about it.
So again: nobody should give them any money, if you do, more money is lost. A liar will stay a liar, why would they all of a sudden change? This is wishful thinking.
I don't think we will see any of our money again, but at least my mission will be to avoid, that more people lose more money and believe their lies.

I also received similar email from Star Giga asking to pay 40% of the total price of the apartment. How come they are asking for more money when there is no proof that they have actually resumed the construction. Can some one please read the letter from the "consultant" and give us the English translation and pay special attention to the date. It looks like its from 2009!!! I am not paying any more money and I ask the same from my other investors

The "consultant" is Adnan Safarini Eng., who is the sole architectural bureau behind Emirates City. I am sure they are not to blame as they are a contractor and I am sure they are sitting on tons of unpaid bills. I am sure, they are not aware, that their "completion certificates" are being used by Star Giga, to fool ARRA and the investors.
ARRA needs their own inspection department and establish their independent progress reports. Of course, if they are as unreliable as the ones by RERA in Dubai, this is of no use.

In my opinion the only way to get some movement from SG and ARRA is to expose this scandal through the media if not here then in UAE. There have been recent programmes on TV here in the UK exposing other companies in Dubai for clients facing similar problems. Another friend of mine who had problems with a development in Dubai was recently offered a completed building on another project by the same developer of the same value.
I think that a draft letter needs to be prepared (agreed and drafted by all concerned) and be presented as a petition (signed by all) not only to SG but mainly to ARRA (ARRA in my opinion are taking a back seat in this matter and it is THEY! who should be taking the lead and taking action against SG, not us!!!!).
The main point in the letter should be clauses 14, 14.1 & 14.2 from the agreement of sale.
Obviously planning such an undertaking will take some time and effort, but it seems to me that this is the only way forward. Through forums such as this one, I am sure we can all get a draft prepared and send it around for everyone to sign off.
The next thing we need is for someone who is locally based (UAE) to present this petition to ARRA with as MUCH PUBLICITY as is possible!!!! Any investor involved in the media got ideas? Any investors who have contact with Gulf News would be of great help here, especially if they can persuade them to expose this scandal? Your input would be of great help here.
Most important of all is finding an investor based in UAE who is willing to take up the mantle on everyone behalf and hand deliver everything as we will never get anywhere by sending emails to SG or ARRA (as everyone has experienced!!) Perhaps we can all agree to compensate this person or persons for their time and efforts?
