But these R Holding staff are working for some big fish (hiding behind these poor staff) so they also has limited choice then just follow their blind and deaf big bosses they cheated people like us, if even they try to say something to them they may fear to lose their job.

NEED TO SUE R HOLDINGS

All investors need to get together who have invested in Emirates city and launch a legal case againts the master developer Rholdings.
We can sue them for allot of money because we all have been miss sold, miss lead and cheated out of our money.
R holdings can not deliver this project because they dont have the brains, money or support.
All investors should get together first.
Then with thousands of investors together good lawyers will get involved and will launch the biggest real estate single case ever.
Together we can bring them down.

R holdings and arra and the ajman goverment are all friends who will always back each other.

So all investors we need to unite and only when we are in the thousands we will win.

I really think everyone is at there wits end now with this fiasco thats called emirates city, we really need to act against them,more in the papers, the goverment needs embarassing worldwide, the whole place has become a joke.
The world is watching, the country has lost a lot of credibility due to all the dodgy property stuff, I cant believe sheik mohammed hasnt got involved to stop the bad reputation, this arra is of no use to us investors,nor the courts with everything in arabic.
I thought dubai was such a great place but I now think its laws are useless and way behind the times.
All very dissapionting to say the least.
The withdrawal of the residence visa was a dirty trick and the beginning of the end for emirates city

We should target R Holdings

I agree with b3war, the only way out is for all Emirates City investors to sue R Holdings. I trhink that any investors who are residing in UAE should form a committee and suggest a road map for taking R Holdings to court. They may ask for oppining a fund to finance this. Each investor will pay a small amount to support this plan.

EVER hear about falling from FRYING pan into the FIRE.

that is exactly what swapping with R holding really is. Any one who is considering swapping with this company ask them how conveniently they have SWAPPED their customers in EYE tower from 34 floor to 21 floor without the customers consent or info.
IF anyone ever has a doubt of how trustworthy this company is just visit the Emirates city site and see for yourself the construction progress of their towers ( Eye tower , Lillies , Lavender after 2006 launch ). if the Master developer is so poor in performance what you can expect from others ?

Please dont fall for this , these guys are desperate because they know the existing guys wont pay them seeing their performance so they are looking for new scapegoats (bakraas in hindi).

R Holding has stopped work on Lavender and Lilies Towers since last September 2009. ( Almost 5 months, no progress)

Please note R Holding creating the history to making of "worlds largest single phase development for Ghost only" - Emirates city.

The responsible authority of R holding will getting the worlds best businessman award for such a Nobel cause. we all have to pray for it.

FRIENDS THIS IS HOW THE LETTER INFORMING DOWNSIZING OF EYE TOWER STARTS. JUST READ IT AND LAUGH YOUR HEARTS OUT

RHolding extends its regards and its appreciation for your patience.
It was decided by the Higher Management of R Holding along with ARRA, to downsize the above
mentioned tower; as a financial solution towards the situations we are currently facing due the Global
Financial Crisis.Thisspecific tower is80%owned by 10individuals whom are bulk buyers with an average of 50 units for each investor. They got largely affected in the Crisis and are now unable to pay their
installments due.
The resolution process took some time due to the consultants redesigning / re-structuring / and re-tendering the tower to new contractors with the new specifications and BOQ's.

THIS GUYS IS WORD TO WORD.

how can i be made to pay for someone elses mistake.

the mistake is clearly r-holdings if they have failed to vet their purchasers, then they should be responsible and not make the rest of us suffer. they want further payment in march, I for one refise to pay to a company which does not have the balls to answer what are valid question by us investors

Can someone help me out, what update to the website, it still looks the same to me. The only thing that changes is the date and time in the top right hand corner, which just reminds me how long these guys have had my money.

Question, if they can't maintain a simple website what chance is there of them actually delivering any of the projects ?

Everytime you ask charles estate a valid question they run off... they are obviously monitoring this site. so why do they not address the questions

a bit of honesty and transparency may actually help both sides.

The problem is these companies continue to request money, but show nothing in return.
where are the latest plans
what time frames are you working to
what is the progress.....

if you want our money start answering... else it is a lose lose situation. you boys are educated use you nogin.

this shows how arrogant and cunning these people are , even after reading the sufferings of the investors all they can ask is for more money and come out with new schemes like swapping to deceive new investors.

all i want to ask them is that u say u r helping investors who are stuck with other developers by offering them units in your towers just tell HOW TRUSTWORTHY ARE YOU?

you are the same people who CHANGE the unit nos of investors on 34 floors to 21 floor without the investors consent in EYE tower ?

you are the same people who have shown pathetic progress in your towers construction lillies due date was june 2009 till date you have cast slab for only 14th floor (50 floor tower) ?

you are the same people who promised 3years before completion and 3 years after completion payment plan and then aid it was just 6 year payment plan ?

you are the same people who cant answer questions on basic infra structure needs of your own master development ( where is district cooling plant, where is the mall , any plans for roads , what are you doing for electricity)

then you come to this forum and give justification by showing letter from ARRA that you are authorised for SWAPPING units.

(my upbringing prevents me from explaining you how i really feel about you on this forum)

Charlie is being subtle. i deleted his adverts for swapping to r holdings along with everyone elses and told him there not allowed. if anyone want to see his docs, he posted, he can email them privately, not on forum.

so he directs all instead to the 'newww website' which low and behold has big link to .. wait for it.. there replacement solutions.. hmm is that the constrution updates we were promised in a week.

Fiinally everybody knows the true coloursof R-holdings. Yu must have heard once bitten twice shy. Well your tricks R-holding and everybody associated with you are not going to work now, we all have been bitten once and thats the last. This shameless swaping tactics is their new business, they definately will not get new investors, now the world knows it, so this is all they can thing of, cheating again. When you see their exorbant prices of their worthless properties, you want to hate them even more. To show some decency, if you have, you should be realisticly showing prices of 250Aed per sq ft., which you can easily find in a completed property in ajman, as shameless as they are, they are only exposing their true colours more and more and more, and surprisingly there is no end to it.

the alternative does not benefit anyone we may have lost our money.... but in the end the bad publicty will make them lose too.

Any news on your court case against Rholding?

If you do not want to lose any more, do not fall in the trick of R-holding. They are desperate to grab as much as they can from the poor investors with one pretext or another.
I would not pay them a single cent more and would not trust them untill they show progress on the ground and ensure that all investors get what is mentioned in the contract including the residence visa or return the total amount with interest.

If you check you can see something at back of Row "A".
Also they added new 2 towers which named Emirates Gate Towers in the back of Mall.

but there was supposed to be and other amenities there (as replacement from the original planned golf course)

in relation to the emirates gate towers, i think this was supposed to be commercial towers or a hotel.

they just launched this tower to suck people who are already STUCK in other projects to become STUCK with them.

BLOOD sucking LEECHES these guys are. IF they are starting this tower just imagine the completion date realistically should be around 2020. seeing their current rate of progress.

I feel it is moral DUTY for investors who have lost money from R holding to create awareness so that more people dont fall in their TRAP.

from past experiences i would like to tell all those REALLY DESPERATE who are considering swapping with R holding , BE VERY CAREFUL read everything they mention in their contract before signing and ask for explanation. they cannot be trusted. for instance in contract for LILLIES their is a clause carefully worded so that inexperience investors cant figure out which tells me that I CANNOT fight them in court ONLY that I can enter into ARBITRATION ( completely different ball game ) through court.

I personally have made up my mind i am not going without a fight. i encourage all not to let go of your HARD EARNED money without a fight. the least we can do to hurt their pockets is to create awareness so that they DONT find NEW customers. get UNITED for this cause

actually clauses as to arbitration are somewhat common in commecial contracts (sometimes exclusively under arbitration or as first instance)

arbitrator ussualy has skills as a judge in assessing a case, the benifit ofg going through arbitration rather then through courts is that arbitration is a lot cheaper.

problems with ARBITRATION

while rightly said arbitration is cheaper than actual cases but the PROBLEMS are a plenty.
first of all there is NO appeal at the arbitrators decision, you can only APPEAL the PROCESS of arbitration that is appeal if correct procedures were followed.
secondly you have no option of moving to HIGHER courts.
thirdly the ARBITRATORS usually LOOK for settlement or middle path to find a solution between the parties ,the penalties on defaulter are grossly reduced.

above are just few setbacks and rightly said most developers USE this clause coz they know it is easy way out of difficult situations for them.

just an example of how arbitration would go about for a case of DELAY in PROJECT.
assume if your developer committed to handover your unit in june 2009 and till date your unit was not ready. your contract specifically mentioned if delay is not rectified in 90 days from date of bringing to notice of developer the investor would be entitled to full refund. In this case the middle path would be that the arbitrator would ask developer to hold or delay payments till completion or offer added benefit to investor like a nominal discount for delay suffered ( of 2 years ). where as in COURT scenario the INVESTOR could press for refund according to CONTRACT. plus damages for loss of income at 9% starting from court case
