Just a little price 'update' for Paradise Lakes - from my point of view.
I have bought an apartment in B8 (with parking) and paid 265.000 Dhs. for it over a year ago.
Today I went on Sweethomes website and saw that our apartment at the moment, with parking would be worth 405.000 Dhs.
Now, I don't know about anyone else, but I think that is a nice little rise in the price over the last 14 months or so.
And to think that the building is not even ready yet - so at least at the moment it seems like Paradise Lakes has been a good investment. Although, I do have to add that our plan is to live in the apartment - not to sell it ! In any case it is nice to know that people show interest in the projects and the prices are going up - rather than down.

Prices going up!
The prices are surely going up. I for one bought an apartment in Goldcrest Dreams @ 350 per sq ft in February, 2007. Now they have increased the price to 400 AED per sq ft. So now my apartment is costlier by about 50000 AED.

Future Emirates city appreciations

I think if we are able to hold it and keep on the positive side think god willing there is money to make it. First time I visited dubai was 1996 when you can get nice villa in dubai with from 500000dirhams, then I visited again 2001, the only thing a small investor like me could touch was flats in sharjah or ajman, then I visited 2007 you just forget sharjah, and think about Ajman and this time ajman changed completely in terms of property and I have seen a lady renting her one bedroom flat at naiemiyah towers with 33000dirhams/year. I have also observed how much time it takes you to Dubai centre from ajman and sharjah which is where i was staying, and it was nightmare one hour and half to two hours. now, with emirate city road and with other projects along the road, the wealth sheiks villas lining up towards towards emirate road from ajman. But biggest bonus is RHolding linkage with ruling ajman family, so we do not have to worry infrastructure. I think guys if we just forget and keep paying installments, I think Insha allah a lot of us will be smilling early of 2010 to the latest. Some will say to us. Who told you emirate city man? and our answer will be, man, We kept low profile for two years and time was not ending and if we can you, can do yourself.
Gold crest Price
But price for Gold crest -2 was AED 399/- per sqft in November 2006, when I visited to them on lounching at Hotel Hayat . ( this price for 20th floor ).
From December I was eyeing on price I never seen less than AED 400/- ( Inclusive floor rise beyond 2o floors ) , excluding car park... even front row after Lilies and Lovender ( Start with AED 370/- , start with AED 400/- respectively ) Rose tower were sold @ AED 400/- +.
These above prices are with 5/6 years plan. >>>
GC 1 and GC 2
The prices for Goldcrest Dreams (1) and Goldcrest Dreams (2) were different. Maybe GCD 2 were launched at 399. GCD (1) was at 350 and only in the last tower, that is C6, they increased the price to 400AED per Sq ft.

Due to the number of towers in emirtes city and different prices, it would be nice if we can consilidate the pricing per sqft per tower. on a different note unless one of the financing companies start financing the project the price appreciation will happen but a slow pace.

The difference in prices from project to project will be certainly reflected in the quality. Gold Crest being one of the costlier ones, but look at the quality of their JLT buildings. My regret: not having invested earlier with them.
Price Going Up
Till last week of Aug 07, Crown Residencia was being advertised by Junaid Real Estate @335 Dh/sq.ft (3 years payment plan). This week it is being advertised @345 Dh/sq.ft (3 years payment plan) by the same real estate agent .
It is beleived that Junaid are sub agents (main selling agent is First Choice) for Crown Residencia?? Any reliable confirmtion?

Junaid is supposed to be a sub agent. First Choise is an exclusive saller. That is written at the building's brochure.

I have not finalised it yet. As the layout plan for Crown Residencia is very good, I wish to book/purchase an apartment in this building.
I am enquiring about it, but still I am not satisfied/convinced by the developer/selling agents answer for the clarification of many doubts.
The most important is from them to show (documental proof) that the plot C21 is owned by FORTUNE LLC ( seller) and Crown Residencia will be constructed on that plot.
