New contractors to complete works in Paradise Lakes Towers
After speaking to Sweet Homes today, I have been told that for all the towers there is no construction activity as they were looking for new construction companies to complete the works. The new building contractors will commence work from the end of this month.
Handover will also be done altogether, even if one tower is nearly completed and another barely started (paradise lakes only). Sweet homes still estimating completion to be end of this year. When asked about electricity and water, it will initially be on generators until permanent solution is done. Temporary water supply will also be provided - however drinking water will be need to be bottled.

Thanks for the update. I guessed `Becon Construction' would have to be replaced at some stage.
Will we benefit from the investment in the power and water infrastructure that was spoken about in yesterdays press ?

What gets me is why they can't tell us things as they are happening. New concept I know!
We have been receiving update newsletters with the same pictures for the last 4 months. What is the point!
If communication for Sweethomes could be measured in degrees it would be at -273!

Many of the towers show better progress than their captions of December 28 suggest - B2 and B3 are two cases in point. It appears Sweet Homes is updating the photos on their website but not the captions. Seems construction work is going on regardless of the information available with them. I suppose there is an effort on R Holding's part to bring the lagging towers up to speed so that all can be completed and handed over together. But the veil of secrecy certainly doesn't inspire confidence, especially among investors spread across the globe.

Sweethomes.uae is under construction (again) and paradiselakesajman.com has B2 header with B3 picture and B3 header with B4 (i think as not sure on the B4 as it's not my tower)
They can't even get the images right - muppets, complete muppets!
I stand 4000 miles away but state again that there has been no construction since Aug 09.
Happy for Imre, Dwarish, paul 66 or anyone else to prove me otherwise though.

Clearly, either the latest pix are the wrong ones or someone has got the captions wrong, although I hope the latter is the case. It would certainly be a good idea if someone could visit the construction site and post snaps of all the Paradise Lake towers for the benefit of this forum's users. In the good old days, one could depend on Imre to do that, but now Burj Khalifa and other rapidly rising towers in Dubai are understandably keeping him busy.

How are you Fahad, being in London you are pormptly checking uae news ...great. Is the sweethomes/Rholding/ARA going to replace the all the contracotrs including Construction-Tech, building block-tech, MEP-Tech, Pile-Tech...etc. who will come and enter into this mess during this crisis. i have noticed very month the workers strength is reduced and on one interested in completion. companies like Becon construction will be in big problem as they have almost completed 85 % of structure work in b7 and b8 with a huge money pending with RH/SW.
All these are either a time begging game or just a reason to hide some real issues, or trying to exploit maket situation where the construction cost is law compared to the time the project awarded. it can even be the confidence of HR/SW that they have collected 90 % of the money from investors and the ruler of ajman is the owner.
R-Holding and Emirates City
I will be speaking to R-Holding on Monday, just want to hear what they have to say about the whole Emirates City project. Will let you guys know what happens.

It is high time indeed for Paradise Lakes customers to put direct pressure on R Holding not only to deliver their towers, but also complete the common areas - in the larger interest of the Emirates City community. Sweet Homes is bogged down with its own Ajman projects, and being merely the marketing agents for Paradise Lakes, can do little more than fob off PL investors with half-hearted assurances. At the end of the day, it is R Holding's call. Granted R Holding had originally offered an unrealistic deadline for delivery (December 2008), but given the painfully slow pace of work, frequent work stoppages, and the enormous volume of work still left, the revised deadline December 2010 looks even more unrealistic. A small email announcing one-year delay and new deadline for a multimillion-dollar property project involving thousands of installment-paying customers from around the world, is hardly the most appropriate means of corporate communication. I wonder whether R Holding has got a sense of the tremendous financial and psychological strain they are putting their customers through, and of the urgency of completing Paradise Lakes and the common areas of Emirates City, no matter how challenging the financial situation.

No need to wait till monday, i can tell you what SH is going to tell you " unfortunately the project got delayed for some reasons which are out of our control" if start argue with them its again waist of time they will say many stories. A lost of trained liers are there and say these stories to inversters and get paid end of the month by investers money is the the simple stratigy. The only thing SWHome investors can relax is that SWH is much better when you compare with worst developers like lakeview, chappel , bassel , al furkan....etc those developers disappeared without completing the foundation even.
R-Holding response
I finally managed to speak to someone in English today regarding the whole Emirates City project, they told me that work is under way albeit with delays. When asked about completion date, he hesitantly said end of this year is penciled in, but he did not sound too confident.
Charlestates is linked with R-Holding and he said if any investors are worried about the development or builder, they should speak to charlestates as they can consolidate or transfer you to another project that is underway in Emirates City.
Emirates City Infrastructure: He said they are working on this very hard and will have necessary power and water to buildings as required upon completion.
So nothing that surprising in our conversation, lets see what progress there is in the next couple of months.

What they have said sounds like a realistic situation report on Emirates City. If RH is indeed focused on the common areas and infrastructure, then it bodes well for the future of the community. The Paradise Lake towers are rising, albeit slowly and not all simultaneously. Whether interior work is going on or not, is hardly to tell, though.

I've spoken with R Holding, too. They mean that the reason of the slow work on some towers is to could realize the LARGEST SINGLE PHASED PROJECT as previously announced! They've invested million AED in each slap and therefore they would give us the tower, but not in the near future. My feeling after visit R Holding and the EC site at the first week of 2010 was, that we get our flats in the early of 2012.
R Holding cancels all investors, who've not pay since the last 3 months. Some property agents sell now this canceled flats in the second phase market!!
All projects around the EC (on the emirates road) are canceled!! The only reason that there're activities on EC is that they've begun to build before the financial crisis.
It's hard, but we must continue the payments for project which are launched....
Maybe this was my first and last investion in UAE.

Being a technical person
Being a technical person worked with many infrastructure project, i may say that each building in proposed PLT project is a typical 18 to 24 months project with proper strength of workers and project management. In EC Land department sold the desert to developers for golden price, Sweet homes and other marketing agents sold the units and started getting their profit shares every time when the investor make payment, the bank accounts of R-Holding and other developers took the advantage of having people money in their pocket even before making first pile in the desert. Now the investors are left overs of this scam.

I for one do not believe that they cancel if you haven't paid for 3 months. Each payment is every 3 months or do you mean miss 3 payments - thus 9 months?
Even so, they would be extremely foolish if they do such a thing. They haven't produced what they said they would do, so why should we pay? They have missed every timeone they have themselves set.
This is the same issue that has been discussed on here for may a day, month, year, so I'll stop there!
If such a thing were to happen, investors should go in masses to media - this would have the potential to huge. No one is untouchable as far as media is concerned. Do it in your own country for fear of not being represented truly in UAE. I know soem are trying. Some ignore but if you got a letter saying that you're 40% or 30% has gone down the sheesha what would you do. Would you shrug your shoulders?
Should RHolding who claim to be part of of the goverment think they can do this and get away with it than who knows what can happen even if you pay full amount! Will you really get your keys or will they come out with another statement to keep YOUR money and THEIR towers.
This would be FRAUD - massive fraud, and I'm sure you can take your cases to the high courts. Imagine - how many apartments are there, what percentage of investors have stopped paying purely to delays, lack of communication - we are talking high volumes.
the only ones who aren't up shit creek are the Abu Dhabi lot, the rest are poor cousins looking for a hand out.
Still what do I know! EC is bollocks and so are all instituations/companies related to it.

i too have a property meant to be built with R Holdings, which is Rockland residence.
Does anyone know any updates on this project,as like many i have paid 30% on this project with no construction happening?
Payment
I made all payments till the Dec08 as per their schedule. As the schedule was saying that the remaining instalments will be after completion therefore I have legal reason for not paying anything until completion.
In the early 2009 Sweethomes asked me to keep paying remaining instalments and I said to them that my solicitor has advised me not to unless the project is completed or I will sue them, since then they have not asked me for any apymentsand now they SweetHomes is missing.
If anyone has got their phones number then please let me know also the phone number for R Holdings.

ditto brother, I even paid Jan 09 installment. but thereafter have not paid citing the same reasons.
Sweethomes are "moving" again - perhaps they can't afford to pay the rent for their office!

Exchange Differences & Rental loss
And you know what, all my savings were back home from where my brother was making payments to Sweet Homes. Since Dec08 the rupee has depreciated almost 40% and that means my cost has gone up 40% for the remaining instalments. If R Holdongs/Sweet Homes had delivered in Dec 08 as was promised then I would have made all the payments and I could have have rented out my flat. But because of their
mis-management it didn't happen. Who will pay all these losses now Sweet Homes or R Holding? I have a case against them even if they deliver by Dec 2011.
