Marmooka city Not happening any more However Developers Still taking Money from Investors - UK Investors are Warned 18/04/2010

We made an effort and paid a surprise visit to the known developer on Shiek Zayad Road, Dubai. Office staff denied any knowledge about the company or the developer. However, the bank account for that company is still active and they are still taking money from investors. We Visited the Marmooka city site, it was totally deserted, no infrastructure has been built at all. I ended up in ARRA in Ajman who confirmed that Marmooka city is not happening any more and suggested that we try alternative with R-Holdings. We were surprised because we had pictures from an alternative company known as "Kings of Marmooka". I found that those pictures are taken from incomplete projects in Emirate city, which R-Holding was building and due to crises they have been left incomplete. Then I paid surprised visit to " kings of Marmooka" and found office was empty with sign posted "Prime Estates ". The person from Kings group emailed us to arrange appointment with him prior to our Dubai visit at given address. However, I wanted to go there as surprise visit due to past experience. The Building management office confirmed that office is been empty and unoccupied for last 3 months
It seems that the Estate Industry is corrupted and they are looking to hold on to the Investors. They will arrange the appointment with you prior to departure from UK and make sure they either picks you up from Airport or Hotel to take to these empty office which will be nicely arranged and staffed for your reception, however if you if you paid a surprise visit the picture would be different.
I am currently undertaking a legal action against this Fraud. I would like to hear from other UK Investors. Please email me if I can speak to you or perhaps have meeting in London. I would recommend all UK Investors to stop paying for any projects in Ajman.

1. Can you show me in writing where ARRA have stated that Marmooka wont go ahead? As ARRA are fully behind Marmooka city and
developers registered there, i would suggest that they have not stated that marmooka will not happen
2. Marmooka city has been downsized and we are registered with ARRA. We also have an escrow account. If we wanted to run off
with clients money we would be foolish to have an escrow account. Our willingness to open an Escrow account is proof of our good intent.
3. A new company has been hired to deal with changes to our website and we expect the changes to happen sooner rather than later.
While some other Developers have absconded or are in jail, we are registered and looking after clients.

If you fairly doing the business, what is the completion date of the project you are offering? Would you provide a bank guarantee that in case you do not fullfill the as per contract details and do not handover the possession on the date mentioned in the contract, you will ensure 100% return of investors money within 30 days. If yes, then give this is writing to all the investors on this forum.
else you are one of the developers or their agent trying to fill your own pocket with poor investors savings.

I have warned about this
I have written about this before. I have said that there are people who try to benefit from paniking investors. I think that all Ajman investors should stop all payments no matter what stage of construction the building is and no matter if it has ESCROW account on not. There are many issues that should be dealt with from guarentees to infrastructure and visas. These issues will not be taken seriously unliss everybody stop payment. Ajman gov., master developers, and developers should be under pressure to correct the situation and provide investors with guarentees for delivery and infrastructure and visas.
Friends investors, nobody will have any mercy for you, so you have to be assertive and get what you want.

Third parties can build their websites, show initiation or offer protective measures like Escrow account, Unless the STATE recognizes the FACTS and offers all investor with non string help to recover their investment, No body is going to take chance to be stung again. No one in clear state of mind is going to bet more on basis of promises made by third party developers.

Who will invest in a tower in the middle of nowhere with no social or infrastructural services developed with the building? We have seen nothinh yet?
Whats does 'site mobilisation' mean?
when is construction due to start? Has a contractor been appointed to the scheme? How can a contractor be appointed to complete works if 'developer' is still trying to acquire funds. What contractor will begin work on a project if the funding to complete the project has not materialised. What investment has the developer put into the scheme?What %? In developed countries, the developer acquires the funds through borrowing or capital to develop the building and sell after proper contracts have been signed and a clear building plan is developed?
What due diligence was carried out by the investors and the developers into the original feasibility of a scheme such as this?
why is ESCROW touted as a sealed deal for investing money, this has no formal legal protection for investors and is only a mechanism to hold money.
Who are behind the Kings of Marmooka? What is their development experience? What hav they sucessfully developed before?
Who are the directors? What is their history? Have they been previously involved in developments in the UK?
a response to each of these questions may help fellow prospective investors and business people to gauge the reality on the ground, and assess the future of these developments currently on paper.

Please find enclosed an answer to an inaccurate posting recently submitted on this froum. As
i am likely replying to other developers here, along with some genuine investors, i wish to state the following:
Kings Group unlke other Developers are working hard to provide units to our previous
investors and people who have swapped from other projects. We are fully registered with ARRA
and unlike some developers, we have not ran off with client funds or wasted same on other
projects.
In relation to the aztob posting:
1. Temporary infrastructure was put in place by the master developer.
2. If as the author suggests ARRA has said that Marmooka city is finished and i dont believe that
statement for a second, why would we be registered as a developer with an escrow account.
3. We send aztob an e-brochure and not pictures of imcomplete project in Emirates city as he suggests.
4. At our previous office that we shared with a company we had merged with, it was called Pride Properties
and not prime estates.
5. We dont pick people up at the airport or at hotels and we definitely do not set up an office in advance of
a potential client arriving. As stated earlier, you can view our posting in relation to our new office and the temporary
office we decided to use due to the delay in getting into our new office.
In conclusion, we are busy working hard on behalf of clients . All you
need to do is remove the inaccurate posting and you wont hear from us again.
You still did not answer the investors questions.

Seems like you are still playing a game with the investors, instead of answering the investors, who are also your customers, you are not providing the correct picture. Please provide answers to below questions:
1.0 - What is the address of your temparary office
2.0 - Who are the owners of kingsofmarmooka
3.0 What is the finanical status of your company - publish your financial statements on your website
4.0 - What is the complete details of the project you are offering including but not limited to name of the project, location, current status, contractual handoverdate, other conditions, payment schedule, etc
5.0 - What sort of bank guarantee or an international guarantee you would provide to your customers - for handover of the unit as per contract or else 100 % refund of investors amount including the amount considered in the swap deal
(I am not looking for an ESCROW account,which is a joke)
6.0 Complete details including address of your futue permanent office
7.0 Any other details which you could provide.
Please note that registration with ARRA and having an escrow account does not give any confidence to majority of the investors.
So please reply if you have correct answers instead of trying to fool your customers.

If the development has been cut from 200 to 18 buildings how on earth is the future of this scheme viable? The Ajman government are only saving face by not cancelling the project all together. Has the plan been redesigned to accommodate only 18 buildings? What additional services will be there for residents. Where will the people come from to live in these apartments? If the scheme is not viable for 200 buildings, what analysis has shown that 18 would be viable?

i believe your just preying on innocent people with a new method of enticing people out of more money - stop jumping on the band wagon everyone know marmooka city is dead and we all know arra and reie will never admit this or give it in writing because they dont want to be held liable - its so much easier for them to let the developers take the fall, the compensations the developers get for taking the fall is that they have been given a headstart to runaway with what ever money remains that they did use for plot payments (not that uae authorities have any intention of tracking them down). its a win win situation for the developers and master developer reie - the only losers are the investors who are left out of pocket
i think this whole kingsofmarmooka scandal would make great news here in the US
Kings of Marmooka are Fake
Hey every one.
I noticed exchange between Kings of Marmooka (Paul) and everyone else. Just to add, Kings of Marmooka are fake. The website they are so proud of, they copied it from Emerald Tower (just changed the name on top of it); and the building design and every thing, they copied it as well.
I invested in Emerald (Brian was the main focal point (top crook) together with Fiona and one other person), and all my money is lost. Now emerald people and few more crooks have come together to form Kings of Marmooka. If you dont love your money, invest with them, and forget about it.
Emerald forced me to invest with Kings of Marmooka, and when I refused, they told me my money is lost. Which any way was lost, so why to lose more.
Since my last conversation with KoM couple of months back, no progress on their project.
Escrow account is a joke, you are not going to receive your money back from them. Half my money is in ESCROW account, and Emerald project is officially closed, and there is no way to receive back the money.
