This is the updated chart, last time we have seen in Nevember 2008, Please note the progress of most trusted contractor by R Holding has build up up to 8th Floor till this upadte.

If you visit the Lilies tower pictures in Gallary section, you will notice that the completion date is now in March 2012, which was projected earlier December 2011.

This chart is made only to monitor the day to day progress of the project I am very sure that now with this set-up the R holding can't deliver this tower even in 2012, hope this chart being seen by Developer and atlist think something now we have lost the faith from the Developer.

I personally think that the date march 2012 and later will suite to Developer, R Holding as they may have something towards their infrastructure till then.

We can only hope, but what a tregady Today we are crying after paying our own hard earn money, and developer and their group is enjoying our money.

Contractor Not listning to "R" holding

If "R" holding says that now they have instructed the contractor ABOU SEIF for cast minimum 3 slabs per month you can check at http://www.emiratescity.org/content/table-emirates-city-towers-row-d where you will find the progress of so called master developer and their good friend ABOU seif.

D01- Lavender Tower

Apr'09 - 3 slabs
May'09 - 2 slabs
Jun'09 - 2 slabs
Jul'09 - 2 slabs
Aug'09- 3 slabs

5 months = 12 slabs

D02 - Lilies Tower

Apr'09 - 1 slab
May'09 - 2 slabs
Jun'09 - 2 slabs
Jul'09 - 1 slab
Aug'09 - 3 slabs

5 months = 9 slabs

Total 5 months = 21 slabs for both towers
Current progress indicates = avg. 4.2 slabs per month (D01 & D02)
Balance slabs = (50 + 50) - (20 - 16) = 64 slabs
Time required = 64/4.2 = 15.23 months

16 months from August 2009 it will be December 2010.
add additional one year for finishing it will be December 2011.
R holding and abou seif team can further delay = June 2012.

Total delay of project = 3 Years

And R Holding proudly says that they provided 6 years payment plan - NO SHAME

I do understand that some of our forum members are not sure that how contractor can achieve the slab every week, if following schedule stricktly follwed then its very much possible but for that they need required skilled manpower, experienced engineers and supervisors and above all comitments, same time regular clearance of payment, any one missing in the process whole schedule collaps and delay will be out of control

Steps -

Day 1 - Afternoon, Serveyor confirmation about the streightness of columns
Day 1 - Evening, Erection of all columns reinforcement (Its made ready at ground)
Day 2 - Morning, Inspection by consultant of columns & core wall steel
Day 2 - Afternoon, Erection of shuttering for columns
Day 2 - Evening, Inspection of shuttering by consultant
Day 2 - Night, Pouring the concrate for columns & Core wall
Day 3 - Morning, Removing the shuttering of columns
Day 3 - Afternoon, Placing table work for slabs
Day 3 - Evening, Placing table work for slabs
Day 4 - Morning, Laying bottom steel for slab
Day 4 - Evening, Laying bottom steel for slab
Day 5 - Morning, Laying of Rop for slab
Day 5 - Evening, Laying of Rop for slab
Day 6 - Morning, Laying of top steel for slab
Day 6 - Evening, Laying of top steel for slab

Day 1 - As above for next slab.

Its only need the availibility of the required material, well co-ordination between contractor and consultant and commited workers to follow the strickt program.

Believe me its a quite routine job for the civil professionals to achieve a slab within a week or earlier and that what we are expecting from the contractor.

No I am not saying this but I am thinking that mandatory requirements like 3 nos. of 132/11 kV SS, 2 nos. of disrict cooling plant and systmetic drainage to be start as these all facilities will take not less than 2 years.

Even lake, Shopping mall, schools & hospital will built later, but priority to be given on the urgent facilities, if they fail to provide necessory requirement, the may use generators and chillers which will be more expensive to the developers and running cost will also very high, their early action save lots of $ for them.

Let I confirm to investor of D01 & D02 that the respective slabs casted yesterday means 21 & 22 days respectively, so please read above chart with modified date of 9th slab.

Till today R holding has not confirmed any thing towards any intrest of poor investor as you stated Discount, Differal of Installment or any compansation.

Now if we ask about the agreed payment plan or publicly declared by the top management of R holding when they laounched Emirates city that Ajman want to attract middel class families to get their properties in Ajman where so called investor to invest only 2300 / month - 3000/month till completion and after that 4000 / Month to 6000 / month after moving to their property and considering that at that time so called investor will stop paying the current rent and that amount will add to total installment, so no finance load to the middel calss family.

With this scheme and trust on the name of "R" people rushed to Ajman, but I personally think that the autorities were not sure about their projects and they were not ready to deliver such a mega projects.

When I visited last time to R Holding, the top finance official said me that it was marketing gimick only I was shocked to listen that the official was proving the top management as cheater who has publicly and even on the reservation documents ( The document which was the first trust between R Holding and Investor).

Now regarding what to do now, I still hope in this project but R Holding should come up with the brave face and not hide behind the unproffessional their team, Suspand all the payment installment till tower reach to 50th floor means super structure to be completed and then we all know that minimum 1 year for final finishing so they can start 3rd year installment only at that time.

Put all the effort to ensure the speedy construction means minimum 4 floors per month, and with this kind of study progress we can see by next one year the super structure may completed so R Holding come up with the pospond of all installments till May 2010.

And finally since the project may delay by 3 years, R Holding should come up with some suitable fourmula which boost the insvestor confidence, like discounting the price or add aminities to the apartments / tower like furnished apartment and other reasonable optional arrangement.

As per me they have to refund the avarage rental from the agreed completion date recorded to the contract to the date of hand over means avarage Ajman rent for single bedroom = 30,000 and for two bed room = 45,000 so if some one has booked single bedroom or two bedroom respective amount to be deducted from the balance (10% + 3 Years installments) amount.

Why they are not setting us infrastructure, 132/11 kV Substation, District cooling plant & Sewage plant must be the priority on Lake and shopping mall. remember delay in above infrastructure will cost them very high as operational cost.

21 Days against oredred 3 slabs/ Month

Already 21 day & 22 days passed since last slab, so contractor even not listning the authorities of R holding, Sarmadmn has reported that the customer care qouted that top official has demanded 3 slabs per month, but the great Abou Seif , Contractor will not listen to any on'.

Since the experience of Abou seif is not great in high rise building, and its big hurdle the same time R Holding also not having the experience engineers team to lead and communicate with top management.

I am very sure that with this set up and progress we have to look our investment as pention scheme, since we may not get our apartment in next 4 years, and remember we have booked before 3 years so all together is 7 years.

I have recommended this project to lots of my known people, some one has invested along with me today I am hiding my face from them on moral ground, We though the investment will be proved as gold but today even its not equal to bare stone.

Mr. Darwish tell me what action we have to take . Are they help us discounting the price delay of installment. Any changes in installments. Completion they said June 2010. till Completion about 40% something balance 10 % on completion and balance another 3 years. is it better to cancell or continue. because I bought it about 474 Dhs per sq. please advice averybody to me . my email

Even I have mantioned the 8th floor completion date is 17th May but truth is till today on 19th its not casted, its 19 days from last slab, Something going very wrong within the system of Consultant / Contractor and Developer team.

I do believe that developer dosen't have good technical team and contractor misguding developer in absence of good experienced engineer, otherwise things would be much better what we are seeing today.

We can only hope that things may improve but for that right people required on right place, I met to the team of R Holding , to me they even don't have any idea what they are doing, Its a mega project and master developer can not just pass the responsibility to their engineering consultant like Adnan Saffirani, I prefer R Holding aggressive team of experience engineers of all the field Civil , Electrical , HVAC , Mechanical to check the progress at any point of time.

Time is going, from where they want to catch they only can decide.

The present progress of Lavender is 3 slabs ahead from Lilies tower, I wonder how R holding still saying for 3 slabs per month it should be 4 then only they can save 1 year if they want to complete by 2011.

But practically they are still very slow, last slab was casted on 29th April for Lavender and 30th April for Lilies tower you will wonder that at this junction where they reached to typical slabs mean just reapitative slabs till today means even after 18 days could not able to cast the slab may be tomorrow means in the month of May we will see only one slab.

Since last October 2007, I am writting on the forum that R holding has to change the contractor but R holding has still the full confidence on such a contractor who has delivered only 8 floors in 701 days .

Its proved now the Developer R Holding is more faithful towards contracor Abou saif at any cost and no responsible towards the people like us who are paying every month to run their business.

I have effort to put the clear picture in this forum and indirectly to pass the massage through all of you to R Holding and their management that even they are collecting money from us every month but we all are knowing well that where this money is going and what we are getting agaist that.

I personally lost my faith from the institute like R Holding, but I am still paying regularly for third year as per contract, but not after that until not handover the unit.

This mega project was the chance for R holding to become like EMMAR or NAKHEEL but failed, and lost the reputation among investor I don't think any will put any faith after seeing their performance towards their maiden Flag Ship Project.

What about the Lavender tower

I was at R holding almost two months back they told me the the Sheikh had given clear instruction to the contractor Abu Saif that they should be building 3 slabs a month, personally I don't think this is achievable but I hope it will push the speed up the slowest building process in the UAE

Dear Faisal,

You are right the statics and present conditions are not in faveour to the investor like us, same time Developer behave is very irresponsible, their attitute on the progress looks indicats that they are not working to complete the project but just working as money collecting counters.

We all are stuck, If developer thinking that since we have only paid approximate 30% so we don't have right to ask to them but its not on the moral ground, What they have promised to the investor during launch of Lilies & Lavender along with Emirates city in June 2006 and till mid of 2007.

But its look that R holding is completly failed to keep their promise and just becouse of Master developer more than 100,000 investors put their hard earn money and faith.

I personally advice that for both lilies and lavender tower we have to pay for 3rd year but then we have to stop payment and will release only after handover as per agreed payment plan for next three years.

Does your contract have such condition ?
if not , what will we do to convince them ?
Will ARRA help us to do so , since the remaining payments shall go to escrow account with ARRA ?

Reservation contract

Intial reservation contract has clearly mentioned about it its written and signed documents and above all in the print media they have clearly promised to the investors its available in gulf news links are available at skyscrapercity forum

Lillies and lavander

Dear sir
Anybody having flat in lillies and lavander . I have one each. Spent 25%. that also 470 Dhs Sq Feet. Please give us idea. Should I continue. is it worth of it.
Because of this 2 year delay they can hold our payment for one year of further installments. or any chances of reducing the price ?
Please give us idea. So that we can use our collective advice.Now only 40% of flat is empty and in future again lot of construction if finish demand will come down and price will come down and peaple leaving the country also. Please advice about future?. If any body having flat please inform me with details and contacts .

Not 15 but 7 Days

Dear Pasargad,

Contractor has to perform with 7 days cycle for each floor then only they can save one year otherwise this project will lead all of us on 2013.

C1 - is completed till 20th floor means once they cast other 5 floors which is very much possible in next 2 months, but after that they may need minimum one year for finishing so even they achieved 20 residential floors one more year is required, so we can compare our respective projects which are at very initial stage where it will end up.

I request all our mambers that pleaseput the pressure on your respective developer and contractor to achieve one floor every week then only we can talk about end of 2011 or beganning of 2012.
