Based on the current situation, the selling price for most of the projects is only from the developer, which is PSEUDO. It seems that there is no RESALE going on, and so the actual market price is unknown.
There are many projects in EC, which is stopped after the piling. How many months it takes to complete a 24 storied building (with normal workforce/pace) ?

hard to get back inested money
all i can say with my own experience, its hard to get back even the same amount i invested in EC projects. developers are creating hype by advertising higher prices every month but reality is diffrent. i bought at gcd1 one bedroom at 400 aed last year and paid more than 100k aed till now but no body is ready to give back even my invested amount , so can not think about any premium
The main cause is Residence Visa
The main cause is that they halt the process of issuing the promised Residence Visa for freehold owners. This tremendously reduced the demand for freehold properties in UAE.

Very True, once UAE govt decides to issue six months visa to property owners, regardless of value, then market will start jumping overnight. The current situation need to changed , the UAE Govt must do something to gain investors confidence who has put in their had earned money in to various real estate projects in different part of UAE.
If not then what is the message to all those who has invested in proeperty costing less than a million dirhams?
Why did govt allowed to post such advertisement by developers who went on promising Residence visas to property owners. Why this falsification was allowed to carry and not stopped then and there , at least innocent investors would have not lost their money and confidence.
well planned move
i think it was their well planned move that first lure investor by saying that they will get visa and then after they came and invested huge money, now they want to capture this money so taking visa away now no other way available for investors who allready paid more than 30% money to them and can not sell his apartment because of no buyer, now must leave his all investment behind. or put more money and take more risk.
this is totally fraud... but its backed by government so no one can do anything
