Lake View Tower 3
Hi Guys,
It looks there is some good news coming from Lake view Tower 3. Pilling work is going well. I just got a recent photo, it looks like
pilling will be complete by March. see photo.. The other good news is that LVT3 will be on time no delays, since the company will focus to complete LVT1,2,3 ASAP. Guys if you have any comments, please lets share it.

Oh man! This surprises me how quickly they come in action. Excellent news.
They realised this is the only way forward!! Good stuff.
They are learning, but we still got to watch and see.

Can somebody please check the site for Lakeview 3 to verify this pic .I was there last week . the only thing site had was storage containers and drilling had not even begun. is it possible to have so much done from bare land to this pic , when site had no workers . Also , we called Lakeview on Sat to find out why piling has not started .They said they will call us back to advise. I have a colleague who is flying up next week to check but if smomebody local can update , it will be great.

Joey , when you enter , both sites are next to each other and the board for Lakeview 3 is next to lakeview 2 entrance . So this can be deceptive. Piling has not started on Lakeview 3 yet. And we are waiting for last 2 weeks for the excuse why. Apparently engineer was sick and they were waiting to discuss with them and now the usual no response to emails.
Cheating co.
i guess its a only a cheating co. , imagine that even an stupid idiot secretary always busy or in meetings, she do not have time to reply on clients and one engineer if he is an engineer who is responsible about lake view 1,2, 3, 4 & 5. :)))))))))))))

I make a complain by mail last week to ARRA.
I talk to them yesterday and they tell me that they have today meeting with this cheating compagnie and they tell me what happen exactly with them.

I lakeview phone yesterday and one person say that my work will begin at the end of the month ( B20)
ARRA
Ajman Real Estate Regulatory Agency (ARRA) will establish a committee for resolving disputes on 1 April to discuss issues relating to real estate dAjman, said a senior official.
"Currently, disputes are resolved on a case by case basis. This new committee will manage all civil matters in the real estate sector in Ajman. We will combine a group of experts who examine the case and Arra has the last word, "said Omar Al Barguthi, Director General of Arra.
Barguthi said Arra format and submit a mandatory elements that must be included in each property. If existing contracts are against the provisions made by Arra, developers will have to re-establish new ones.
ARRA is also in the process of establishing a specialized court for properties such as Dubai. However, it will take a while.
"There is a need to establish specialized courts and judges qualified specialists able to handle real estate disputes in Ajman. We will soon begin the process of developing our resources and qualified people. It is on our list proposals that we present to our Board of Directors, but we think it will take time for the court to property should be operational in Ajman, "said Barguthi.
ARRA is currently registering property developers and property in Ajman e under the law, there will be fines and penalties to both masterdéveloppeur and developers, such as delays in the transfer of land or property.
ARRA has already set a minimum sentence of 100 AED 000 for a developer who sells off-plan, without being registered with ARRA.
According to agency regulations, developers must also have an escrow account (escrow account).
"According to ARRA, the masterdéveloppeur have only the right to develop the infrastructure. If they want to develop a project on their own initiative, they will be treated as sub-contractors and developers will have to be registered as a sub-developer. Cases will be treated as two separate issues, "said Barguthi.
"The initial deadline for developers to register with us is not yet set," said Barguthi. "Although everyone is up to us to request an extension, we have not yet set a deadline for registration." The proposed fees will be AED 100 000 for the license of 50 developers and 000 AED for each project registered with ARRA.
According to ARRA, developers who have completed 50 percent of the construction projects will not have to open an escrow account for the project.
Baguthi said there would be still some Ajman developers who have not registered, but it was too early to say as the regulator was still in the process of registration of developers.
Currently, Arra is in talks with banks such as Emirates Islamic Bank to the Commercial Bank of Dubai, for the management of escrow accounts.
"We will have a designated bank for the escrow service, which would be easier for everyone, including a monetary point of view," said Barguthi.
C06-C09 & B07-B08 - ESCROW
If projects completed 50%, no need to open the ESCROW account ( As above), means following plots and developers can go ahead without ESCROW account -
1. Star Giga - C06-C09 already build 50%
2. R-Holding - C01 - C02 already build 50%
3. R-Holding - B07 - B08 already build 50%
So if Star-Giga giving excuse that they are not working for C06-C09 since they don't have ESCROW account, let they start work as its not applicable to their relative projects.

i am very confident of developers, they are carrying strong goodwill and background. what i heard in recent, Lake View is generating funds from international market and finding good response. few fund managers have been appointed to solve recent troubles.
i sincerely think, its a right time for all investors to be with lake view and support from bottom of heart, its not he is running away, but if he is fighting with situation, let be joining hand to him. financial problems are all over the world bt it doesnt mean the world is finished.
