Dear investors of Emirates City.... I am sure you are being pressured to continue payments to developers eventhough prospectives are not very good. I have been thinking about the situation and requests of payments that we are receiving. I have been also thinking about the future of Emirates City not only if developers never finish buildings but also if they do but without water, drainage, and electricity. You know what that mean? It means, if you are so lucky and your developer finishes the building and you get your apartment, then you have paid hundreds of thousands for some cement in the middle of no where and you can't use without water, drainage, and electricity. Right!. What can we do? What are our choices?
The choices we have are First: continue payments and at the end, we either keep quite or go to court after we completed our payments, OR Second: stop all payments and we either keep quite or go to court now and before we give more money to developers.
I think, we should follow the second choice, we should write to developers asking for guarantees that apartments with be ready with all infrastructure secially water, drainage, and electricity before any new payment is made.
If we don,t do that, then I assure you, there will be no useable apartments in EC withen the next ten years and you might have to pay to get the services into the city.
Think about your choices and write to your developers with copies to ARRA. Let them know how you feel about the situation.

quert u are absolutely right , i stopped paying to sweethomes for rainbow towers since 3 months i paied 50% UNFORTUNATELY , so i will save the rest 50% to buy another ready flat in my country and leave those cheeters there is no loss since any property u buy will be 50% less at least
why do you think there will be no electricity
Dear Friend,
Why would you think there will be no electricity or water etc when the towers that are nearly finished
are ready to be occupied. Do you have specific information to share or are you just guessing like a
lot of people seem to do. Im am only interested in either getting my money back but unfortunately
it doesnt look like that will happen. My next option is to try to swap to a good company who seem to
be doing everything correctly in Marmooka city.
If this is only a rumour then you should wait until you know more as rumours dont help anyone and
infact only make a bad situation worse. i asked this same question of the company i am thinking of swapping
to and they told me that if there is a delay in getting electricity, water etc that they have a contingency plan
in place and they told me they were willing to state this in their contract with me.

move from emirates city to marmooka ?
nearly everything is cancelled in marmooka city. as far as i am aware not a single plot has begun construction.
and you want to swap from emirates city to that ???
whilst emirates city isnt perfect at least many of the towers are in some stage of construction (some appear to now be at full height).
of all the cities that were planned on emirates road, ajman. emirates city was first and largest, and only one that has the strongest prospects of actual completion (in comparision to others on emirates road).
aurguably some might think its wise to move from emirates city to dubai( but prices for swaps are ridiculous). however from emirates to marmooka ???
either you are insane or a marketeer for this elusive tower in marmooka city your eluding to.
if marketeer, then your posts will be watched, and any notion of an advert will be deleted.
as for utilities.
i share concern of others on this. however my view is, if emirates city is completed, then utilities will naturally follow. it may mean few months maybe even a year before we get them (after completion) however they will come.
the reality is due to the likley delays in completion of projects in emirates city anyway, by the time the developers have got the construction completed, the federal utilities will be ready to be placed in. as the position 18 months ago was that they couldnt get it done by 2010/2011 due to not enough time for infactructure, in light of ajman rapid growth). dates were flagged of 2012/2013.

not crazy, just a realist
Hi friend,
Im not crazy but i have been doing some research and i dont like what happening in some towers
in Emirates city. Almost half of the towers have stopped work for almost a year now in Emorates city.
According to ARRA, there are likely to be 20 - 30 towers in Marmooka city. Im looking
for options as a legal case is a waste of money. Either way stopping payments to what ever tower you are
in will only delay your completion and add to the problems already evident.
I welcome what you are saying about federal services so if you have more information let me know.
In the meantime we all have our opinions on how to proceed and saying someone must be crazy is not helpful. Like
you i am looking to secure my money and looking for all options. Im not saying i will move to marmooka, im just saying
that i am looking at all options out there

LIKELY to be the operate word. ie no confirmation.
further even if there was confirmation, what makes you think the construction progress there would be any more efficent and reliable then the broken promises of developers in emirates city?
looking objectively, clearly emirates city has more prospects of completion and at a sooner time, then marmooka city, which appears from an initial plan of excess of 100 towers, now appears to only have one with 'LIKELY another 19-29 more to come' COME WHEN ???)

I agree with quert and believe stoping payment is the solution. Callan 1967 is so funny because he actually is working for the only tower in Marmooka City. He is saying that he will swap from Emirates City to a good company who seem to be doing everything correctly in Marmooka city.
Amazing!! call ARRA or look at its web site there is only one registered building in the so called Marmooka City. People will not be fooled by such statements of swaping from Emirates City to Marmooka City. This only building in the so called Marmooka City will certainly be cancelled and the whole City will be cancelled and it is shame of you trying to fool people by such statement.

Its the funny guy here telling you that if you are staying put in the tower you are in then cancelling
payments is not the answer. Have you noticed that almost half the towers in Emirates have stopped
working for almost a year now. I was out there talking to a security guy and he told me the bosses
are arguing all the time as people are not making payments and the work has stopped. His only concern was getting
paid on time, he didnt care how long the work would stop for.
We are all int he same boat here, trying to recover our money and lets look at all options that are open to us
as i dont want to be in the situation i have been over the last two years for much longer.

most companies put the infrastructure in first then build, this is a bit back to front services will follow who did the logistics planning for this show a great deal of icompetence. Ye, temp measure may be in place with generators ...etc, but they won't be coming jeep, once they have you by the goolies they will keep on squeezing. Read your contracts see the wording......

No more Payments till handover the possession with 50% deduction in total value of apartment as per market value in Dubai main projects.
At present ,Developer advise to stop payments till ESCROW a/c to be esteblished which is absulately to cover their cheating & fraud that money which invester paid. Who will be responsible where is Government Department to look after the intrest of country rules abinding innocient residence whose hardening earning looted by real estate mafia with the help of resourceful culprits.
I may request from the Rulers of emirates ,specially H.H the Ruler of Ajman to interfare and arrange to get refund of paid money immediately and ensure the islamic values of the muslim head to make a justice which is on their shoulders as they punish the people who makes crimes.
