Installment of January
Dear all ;
I have stopped payment of Jan to Sweethomes and informed them that i can not pay more till completion.
As according to apropaganda of them , we bougt the units with 40% payment after completion.
However i have not received any answer from them.
Any one who have the same situation , share us your comments.

hi.i also did not pay for jan 2009.but i think they will mulcte us if we dont pay after 1 month.
i think you must go and see them presence.

Hold the payment if you feel you are financially weak. Needless to say, their work isnt any better either. They cant do nothing to get you problems.
To do it in a so called "Soft landing" jesture, just tell them please allow me to pay few months later as i am financially stuck due to credit crunch.
This way u are real safe of any problem that could arise ^^

Sweethomes new payment plan?
All,
has anyone heard anything more from Sweethomes regarding a new payment plan. In December it was comminucated to me by Sweethomes that:
'We will address the situation further in February 2009'
I have already tried to make contact regarding this but as yet have not heard anything back. Wondered if anyone else had some info?

Why don't we all email/call to request this? It was them who stated this after all in writing. They are in control of more than one tower so there should be enough people registered here with a vested interest in an answer.

Ps - I paid Jan 09 installment but unless I see some improvement in tower construction, am very releuctant to continue.
Has Sweet Homes enrolled ESCROW account
If it has become compulsory for all developers to have ESCROW account, then the payment plan has to be linked to construction. Lets start by e-mailing together. They have enjoyed with our money, and felt that that the market boom would continue for ever, and they need not care about the buyers who have already invested. It is not easy to explain to them our rights, promises, catalogues and advertisement brochures issued before. Only together we can convince them that we are serious. Remember till the last moment, some members of the historic Titanic ship still felt that the ship could not sink.
Current Instalment
I have also stopped payment with the assumption that since I have already paid 50% to SH, I need to pay 50% only after completion. This was their big advertisement. Further in December I was made to understand that SH will come up with a new instalment plan in February. I am still waiting for the same. I fully agree with the learned members of this forum that we should flood SH with E-mails telling them that they have to finish construction at 50% payment as promised in their advertisements. I feel we still have a case.

And i thought it was just me who never got a response from Sweethomes! lol
A week later and still no reply to my question regarding Feb updates. I don't think we will get a response. We WILL however get a 'don't forget to pay' email/letter towards the end of March, asking for Apr installment.
I have always thought that not paying is only a bad thing for the investor. Things will happen, slowly but they will happen. However, I am getting more and more frustrated with the lack of service/response/information/progress - call it what you like!
Perhaps the abuse they will receive when payment chase email is sent to out to their valued (or not, as it seems) customers will the catalyst for a response. I for one will continue to send an email (if possible) every two or three days. Well, once a week is clearly not working & I did say badger them!

Are you a UK investor, I guess so by the logo? If so, call the Sweet Homes London office. They nine times out of ten answer questions straight away on the phone. Speak to Alan or Mohsen, they will usually help straight away. Avoid emailing, although they do reply to this fairly promptly too. Their telephone number is 02077259765.

What makes them stubborn even now?
The stubborn nature of these developers is in stark contrast to their behaviour when they approach a new customer. Even when the honeymoon of the property boom period is over, they dont understand, they dont respond, and they dont remember. How much effort is required to enable them to face reality. They should not forget that they will be accountable to God one day.

Got my letter from Sweethomes yesterday confirming that all B2-B9 towers will be completed by Dec 09 and that I should continue payment as per schedule! Hah
I mentioned the word 'Escrow' and am now awaiting a response.

Happened to be in the area today so I took El-Mundo's advice one step further and visited Sweethomes office in London.
Spoke to both Alan & Mohsin who on the face of it were helpful enough.
I stressed the letter received from Dubai office regarding Dec 09 completion of B2-B9 towers. They said the chances of B7, B8 & B9 being completed by the end of this year was very possible, but the others were unlikely to be finsihed until next year.
So why state Dec 09 for all? Answer - 'Well initially they said '08. They are trying to give as best an estimate as possible'. They did mention though that the company that was building B2-B5 had been replaced recently due to lack of activity and now these two will rise quicker than before. He showed me an image of my own tower B3, which has risen slightly in the last few weeks. they did say that ALL TOWERS WILL BE HANDED OVER TOGETHER - even if B7, B8 & B9 are finished ahead of the others! - strange I thought.
They also 'promised' that infrastructure will be completed by the time the towers are finished, water, elctricity, sewage blah blah blah
Payments
He said that I should fulfil my payment as per the new letter saying that if I stop, a penalty may not be incurred now but at the time of
handover. The only way to 'apply' for a revised payment plan or to postpone was to send letter to ARRA and/or R-Holding with receipts of all payments showing good faith and asking them to agree revised plan. Sweethomes are just the middlemen and have no say when it comes to delaying payment.
Note: They gave me no contact name, but just the phone number and email off the R-Holding website - no brainer!!
Escrow account
Sweethomes have applied for Escrow account, have a registration number and process is ongoing. Mohsin said that this will take approx 3-5 months to be set up. ARRA is a new organisation and setting up things will take time! I should not postpone payment and should continue with next installment, due in April.
Comclusion - generally friendly, but appart from keep assuring that Paradise LAkes is Government backed & we will have our apartments, offered little than I already know.

I stopped installment from January and till now i did not receive any notice from them to pay.
I also informed them that due to delay and schedule of payment after completion , they must cahnge the payment schedule according to new time of completion ?

Sweethomes did say that you will probably hear nothing until the completion when they willlevy the penalty. Only then will you receive keys!
Who knows who is right!
Agreed - payment should be accoring to construction progress - something to outline when contacting Developer and ARRA

letter to ARRA
today I sent my response to ARRA, copying Sweethomes & R-Holding (although R-holding email did appear not to be working!) asking them to review and comment on the letter asking investors to continue as planned with payment, highlighting construction rate & the unlikely deadline of Dec 2009 for my tower.
Also highlighting quotes from Al Barguthi in The National' newspaper article from mid feb when the whole ARRA thing kicked off.
Lets see what happens...
