I went to dubai & swapped my units in Emiratescity with a studio flat in Dubai Sports City. :)

Can you please tell me how you do it.The name of company you dealt with.What is the procedure.Is the studio already finish clean with key in hand or are you waiting if waiting how long you have to wait.Was more money involved.
I have invested in Al Hambra 2 with Tameerat and up to now it is still like a rat hole in desert!!!!!!
Can you advise seriously .I also would like to swap if it is promising.

I went to Almaseh realstate in Dubai Marina & swapped my units in Emiratescity(I had 2 units) with a studio flat (463 sqm)in Chess Tower in Sports city.I had paid about 200,000 AED till now & the price of studio was about 540,000 AED , so they accepted my previous payment in Ajman as a credit for this new unit & I have to pay 35000 AED (10%) of studios remained price during next 3 month & the rest in 60 installments (each month about 5600 AED).
Anyway I wanted to tell you what I did,& I am not sure if its correct or not ,especially there is an article in our swapping contract that says :Developer can terminate transfering of the units of Ajman for every reason & in that case I have to pay the credited amount in cash monthly,& its the dark point of the agrement.
You own must decide any way I did it.

I read in the national that they take people into their compay and then try to get land cheap of
developers not able to pay for the land. I was looking at sprots city in Dubai but an investor who is
heading the committee trying to sue a developer there told me there are major problems and to swap
to another project elsewhere

Forgive me saying that apart from the fact that the swapping process is still on the dark side in addition to tricky paragraph of the new contract - which you yourself have pointed out above-, the price of 540K plus other expenses for an off plan studio is very expensive in the area you mentioned. All that I can say, however, is REALLY GOOD LUCK and I pray for you for that.

Why not buy my partment at UAE DH 80,000/ less from the amount I have alreday paid. I have paid uaedh 244,426/-. Then swap a unit this will give you an edge and thus reduce your per sq feet price. You give me 164,426/- whereas you can swap the unit at the original amount which have been paid i.e 244,426/- thus saving alot. I have a unit in Rainbow Towers B-14, its a 2 bedroom apartment. money from people like you. It was in the paper recently. I decided two days ago to
swap to a company with an escrow account and they have no cash clauses in the contract.
Why dont you show this contract to RERA and get your money back now before you get in

I am sorry to ask you if you are in your right state of mind to do something like that? Let us just look at the price you paid AED 550,000 for 463 s.f. It means you paid AED 1188 per s.f. for off-plan unit that only God knows if it finishes or not.
I am giving you the link of Dubai land registration authority to look at daily sales of apartments in Dubai(ready apartments). You will be surprised to know that the price you paid for s.f. is higher than the one of a ready apartment in Dubai Marina

I am sorry, I don't want to disapoint you, but I want other people to realy really study their choices and make the right one. With the price you mentioned, you could buy such unit without giving up your Ajman units.
Friends... Get the right information... Do your research... Study all facts before making decissions. There are people out there who have no mercy for you.

Nowadays 1 bed ready apartment for example in international city more then 750 sq.feet is for 400,000 Dhiram in my opinion only the best solution for swap is invester should join their investment example if 1 bad ready apartment is for 400,000 mostly people have paid around 100,000 Dhiram so four invester in same project join 25% share each that way we do not have to pay more and atleast we have something in our hand what you guys think about this will ARRA or developer allow us this way?

This swapping business is crap unless they give you the new property at CURRENT market rates NOT 2008 peak prices!

The 200,000dh you already paid in emirates city, this amount is basically discounted off the selling price of 540,000dh = 340,000dh for a 463sqft studio. This means they are actually selling you at rate of 734dh/sqft (this is the cost to the developer), and as a bonus for them, they also get your Emirates City apartments for FREE!. For a off-plan property in Sports city, this is still expensive. You can pick up studios in JLT or Dubai Marina for near these levels.

You are better off looking for a place that is ready or nearly ready yourself, at least you have a choice where you want to buy and you have full control, plus you can get it cheaper!

I have looked at all options out there and the guys with units built or nearly built are
looking for the full amount upfron in cash. I have now swapped to a company where
my previous money was discounted off the new unit and they gave me a great deal.
Their name is Kings Group if you want to chcek them out and i think you will be impressed as
i was if you do.

I am sorry but please note that Developer of Chess Tower in Sport City is a big cheater.They will run away soon as the owner has some checks with someone in Dubai that I knew them Well.Be carefull.
Emirates city 's towers are better than some towers in dubai such as Chess Tower , Sportcity.
Please keep in your mind that swapping is a big fault after investing in Ajman.Only go ahead with your developers and you will see that you will be in better situation than swapping.

Mr. hassan god u posted ur experience since im just to go next saturday to thier office to swap my flap in rainbow 10 , but ur deal is disaster im sorry to say that since u are trying to save 200k u bought offplan studio allah only knows when it will be finished in very high price ---> ready apartments in discovery gardens = 500dhm/sq foot , this not the problem but the point is that almassah have the right to cancel the swap according to thier wish which definitly they will do after they sold u nonexisting apartment with double price ! keep in mind that the original developer in ajman may not agree about this swap , have checked this from legal point of view , i think i will cancel my visit to thier office and save my money to by anything other than property in uae which appeared complete fraude , and my 220k i paied to sweethomes allah will recover and if halal my money will come back or i will get better substitution from allah

Do not blame investors or developers.The biggest to be blame is the government. "see nothing ,say nothing, hear nothing" that is their motto.

Why we are not thinking to swap our property (So called) from R Holding to Aqar project "Ajman One".

Aqar looks more professional and responsible developer than R Holding.

Aqar should approach to ARRA and have the same documents which has been issued to non performer like R Holding, I am sure if ARRA really working for the bridge between Ajman property market and Investors then surely Aqar will also get approved fro the swapping from Emirates city to Ajman One project.

Swapping business is another game played by unscrupulous and greedy developers who are stuck with unsellable units -finished or unfinished- and playing to the vulnerable and gullible individuals who have already lost some money. Do not fall prey twice to these ruthless peoples! You have enough on your front to fight for at the moment; do not open another unnecessary front of war!

Fealty sector in UAE is basically still in its infancy; it's has a long way to go before it can really be said that its' laws give fair protection to both developer and investor. At the moment, all existing laws, in all emirates, are in favour of the developer with variable degree of favouritism. Some, such as Dubai are better, with respect to investor's right - but still have a long way to go-, while others, such as those of Ajman are terrible, in my opinion.

i would rather swap than lose my money

My funds are now in an escrow account and im on a construction based
payment plan. If i had continued on legal route, i would have lost more
money. As it is my investment is in good hands and as they are not worried
about future land payments, my money goes towards
construction work.
Im over the moon with my decision to move to Kings Group Ltd

Regarding all the points of view,I sent them an Email & asked reply.They explained that its a studio one and said the 800 AED is for big units only.Besides they said that having a 5 year credit is another advantage which takes the price higher.
Any way I said that I consider their action as a fraud,and threatened to sue them as cheaters if they dont give my whole money & my documents back till the end of the week.
Cheating is a criminal guilt & may cause them some problems.I am a lawyer in my country & will try to file a claim against them.
Besides I have only signed the reservation form & not the main contract & it means that the swapping has not been completed & Almasah cannot deal with my units in Ajman.
I wannted to inform all you friends ,maybe our case & our experience be useful for you.

form says and whether you have paid them money. If they are a serious company they will
return your money this early on as they wont want you bad mouthing them
to others on this site. Why dont you ring that girl nathalie in the National paper, she could
contact them for an answer for you.

knows we have all lost some money up to now. My money was lost on
a unit and more on legal attempts to get it back. However by swapping
to a good company called Kings Group i have actually got a great deal
and im paying itno an escrow account. The rules on esrow accounts are
very strict and are designed to protect me and you, the investor

Don't be fooled by some pretenders!

There are people in this forum who pose as if they are individual investors and who have done x and y successfully, but when you check their profiles you find there is a lot to be said about their honesty! BE CAREFUL! We are living in a time when you reach a point of trusting no body but yourself. As with other people, deal with them at arm length!

Think a million times and seek advice from the broad spectrum of our old and well established member BEFORE you take any action on the basis of FALSE and PRETENTIOUS advice from unscrupulous people who pose as decent clients, while in fact they are part and parcel of the "gang". Because once you have jumped into the deep waters, you will have NO choice but to swim, otherwise you will be drown!

SWAPPING merely with a developer with GOOD credentials or ESCROW is no where enough guarantee you will get the property developed please consider the following

EVERY one will agree R holding being the MASTER developer and owned by the RULING family of AJMAN posses better RISK ODDS then BIG shot EXPATRIATE companies. ( where will the ruling family run away to).

Secondly R holding has ESCROW in place for all its PROJECTS.

NOW compare are they even any where near to the date they provided for completion for their towers NO WAY lillies was supposed to be hand over in JUNE 2009 , its still on 19 floor out of 50 floors. I dont think it will be ready in even 2012.

the same scenario is for their other projects EYE TOWER, LAVENDER tower.

So WHAT are you guys THINKING about. SWAPPING at a higher price you are just shifting from a LOSER to a bigger LOSER.

ALL those guys EVEN considering swapping PLEASE do your home work if you are really desperate CUT YOUR LOSSES and walk away dont land in bigger trouble.

beleive me ESCROW is no gaurantee your projects will be built on time or even built. to get your money back from ESCROW you still have to fight a case in court remember that.

Just get real: why would any businessman in the world be so nice to take your not even started apartment in Ajman and exchange it with something of value anywhere else. A businessman wants to make money. Where does he make money in this. Correct: only by cheating you into something. Neither Ajman projects nor Sports City projects are of any value at this time. Maybe in 10 years.

Don't believe any calls for swap. Be careful and think a million times.Everybody should know that swap is meant to take away what ever is left of your money. Even developers who don't increase prices, like R holdings will require immidiate payment and other payments regardless of construction, Try to argue with them and ask to link payment to construction stages instaid of dates...they will refuse and they will lose interest in you. They claim they want to save you and to save your money, but that is as long as you conyinue payments blindly. The rule is NO payment unliss it is linked to construction. Fool me once, shame on you. Fool me twice, shame on me.

Property in Ajman stuck

Hi,
Can some one please help me. Me and my husband puchased a property in Ajman in 2008 from Al Barakh properties for 425000 for 2 BHK. In 2009 we found out that the developer was absconding and the property construction is put on hold, few months later even the office we use to visit was sealed by the police. Now the developer is in the jail and there are many cases on him. We invested 120,000 AED till now in this (being a middle class earner, this is a big amount for us), we thought of putting a court case against this developer but as what i hear from people around they say this person has no money to repay anyone, so even if we put a case, he will jst be sentenced to jail and then depoted which doesnot serve any purpose for us because we want our money back, so we dropped the idea of putting court case ba=ecause for doing that it is very expensive.
Few days back we found out a company called Al Masah who swaps properties who have such problems with a property in Jumeirah Village south and they are offering us AED 650 per sq ft.
Now my question to all is...is this the right step, can we trust this company? i dont want to loose more money because as it is we are not very financially stable.....
I need you expert advice....please help me!

I had been to their office yesterday & the rates they r offering are very high n will take 1 to 2 years for completion if ever everything goes right, also they will say its already booked but just for you we can cancel their bookings n like tht n force you to pay 5000 AED Plz dont do tht. better go for move in studios & 1 bed room in dubai marina its even cheaper than wht they r offering..
I am having 1 b/r apartment in venice tower emirates city ajman @ 400 k of which i already paid 215k just hoping to get back atleast 100 k
