They have not yet started construction yet of Goldcrest Dreams 2. There is absolutely nothing hapening in those plots.

I have bought a appartment in goldcrest dreams2 2 months
ago and I didnt get a contract yet.
I am very affraid because I havent seen any construction on
goldcrest dreams 2 yet and I didnt get a contract yet.
I can see they are only busy with goldcrest dreams 1.
Maybe our money is beeing used to build goldcrest dreams 1.
Goldcrest dreams 2 has to be completed after 2 years and there
is not one stone build yet.
After a month I have to pay another piece of Goldcrest dreams 2
but how am I going to pay if I havent seen a contract yet and
no construction pictures yet.
I can also put a blue machine in the desert and say it is for
Goldcrest dreams 2.
Goldcrest dreams 2 will stay a dream.

Further Delays
True about the blue machine. Depending from whom you purchased, you can always request a delay in paying further installments till you receive signed contracts and progress updates "officially".
Meantime, some can go to the site and have a word with people on the ground about the TRUE situation and post here.
But its my hope (wishful thinking) that since ETA/Star are involved (reputation), one should not be too worried about completion.
However, it will affect and delay plans of people wanting to move in or start earning rent. A sure setback here.

and I have paid the first part and I dont
live in the uae and I have only been to the uae in the year 2002.
If I go to the site where the people are working then it will cost me
3000 euro to pay a ticket to go to the uae and also for a hotel to ask the people about the situation there.
The blue machine doesnt look like its in emirates city because you cant see anything else there.2 months ago they told me they are busy with the piling of goldcrest dreams 2.Giga star told me that.
But I see they are still busy testing the ground.I'm not going to pay any cent if I wont get a contract.
You have to be carefull with giga star because they told me they are busy piling 2 months ago for goldcrest dreams 2 and I didnt get the contract yet.
And I dont see a board that says goldcrest dreams 2 and I see all
the buildings that are beeing build have a board that has their name on it.

... in the UAE pretend that their work is at a much more advanced stage as it really is. Star Giga is a pretty reliable company. One of their assets is that they don't need to collect much money to start building as they already have quite a bit of cash. Delays are the norm there, that's just how it is... welcome to the UAE.
New Update on GCD2
Received official confirmation by email form Star Giga Establishment that construction on GCD2 will start only after December 2007. Make your own judgement as to when to pay/delay the balance instalments.
just got back from the UAE...
... and I visited the site. Soil testing is in progress and construction is scheduled to start in 2 months. As of the contracts: I was handed mine in Dubai, read through it and needed some clarification on some points, as the english formulation on some matters is unclear; I am waiting now for news from Goldcrest on weather I'll get a new contract with a clearer formulation or not. Goldcrest is currently moving offices as well, thus the delays. I saw "mountains" of ready contracts in there new offices to be sent out.
Back to the site in Emirates City: the activity there was huge despite ramadan. The Goldcrest Dream 1 site has progressed tremendously in a short time. As they are not building underground parking the progression is much faster than in similar projects in Dubai. On top of that "dewatering" is not necessary, which in some cases takes up to 1 1/2 in Dubai.

I dont know what to do now because I dont have a contract yet.
I also get sick of all the moody people here that only laugh when there is sunshine.But there is no sunshine here.
I dont know whether I will pay in installments now or pay the total
amount of the appartment all at once.
I first want to have the contract then I will know what I will do.

Josau your information was clear.Do you know that goldcrest dreams 2 will have parking place underground? thats why I think they should start earlier cause it will take more time.
I want to leave as soon as possible from this sick country i'm in that
has only rain and no fun stuff to do here.

The parking will be in the podium, thus I expect faster progress. I never thought GCD 2 would start construction before 2008. I don't know, where you got this information from.

I have been reading the al rashidiya contract in arabic.
It was also not clear but it was build on the right time and
it was completed at the right time.
Arabic countries are not so clear with papers as european countries who send you 100000 papers a day.
But we are better than those europeans who bought a appartment
in turkey last month and all their money is stolen.
If they had bought a appartment in uae was better for them.

Do you mean GCD 2 will be build in 2009?or they will start in

And I dont know what you mean with the parking place will be on the podium.
Will the parking place be apart from the building or inside the building?
because I dont know anything about this but I tought so.

2. 5th Floor will be podium ( Means that flat will have extra open to sky terrece with paying extra money )
3. From 6th floor till last floor will be typical layout
4. Top floor will have swimming pool and health club
5. Last floor is known as mechanical floor.

Anyone has received further news "officially" from the developers regarding this delay? if it pans out as per what is currently said, one will not get possession till first quarter 2010. (24 months minimum for constructions and other amenities-infrastructure). Has anyone been to the site last few days to check on this? Would appreciate any feedback/photos.

They havent started on time yet.
Ajmanproperty says they will complete goldcrest dreams 2 in november 2009.
[I have a idea, if in 2 months time giga star hasnt started building goldcrest dreams 2 then all people that bought in goldcrest dreams 2 have to talk serious with giga star otherwise nothing will happen]
Look at all the buildings that have been sold,they are building all of them but nothing is build yet from goldcrest dreams 2.
They also didnt give my contract yet and I see lots of people didnt get a contract yet.I have called yesterday for the real estate company and they told me I will get news about my contract but I havent heard anything yet.Does anyone know what is going on?

... call Star Giga. I wouldn't waste time to deal with Ajman Properties. When I was in Dubai I walked into Giga Star's office and picked up my contract. It was there ready to be signed. Even concerning questions in the wording of the contract, which btw is very strange English, was clarified by them in no time.
What I don't understand is the completion date you have. I went through Go Wealthy and I always was aware that completion is around Feb 2010, even the contract states this. There could be an extention till august 2010, then compensation would kick in (which btw in the UAE rarely anybody gets as everything is an act of god)

... web site is full of mistakes. This is the UAE, there are many agents, who have no idea, what they are selling and where the sites are. On most of these web sites maps the the location of the towers is wrong. Lilies Tower for example which is 1 single tower is all A row towers to the right of the mall according to their map. You should all just listen to the developers and get information from them and not these numurous web sites with inadequat information. Agents always tell you what you want to hear, they want you to sell something. This goes for "construction has started" and "completion by ..." as well. I have bought before in Dubai and it all comes down to: never believe anything until you see it.

Can you answer me about what do you mean with compensation if the construction of goldcrest dreams 2 will be completed in august 2010?
What will the compensation be? will they give money or a rental appartment till the construction is completed?

Sorry, I can't answer you in detail as I just have sent back both issues of my contract for them to sign. Of memory: when the project is further delayed than august 2010, there will be a certain percentage in interest, which they engage themselves to pay on the amount we have so far paid. This of course only if the delay isn't caused by an "act of god". From my experience in Dubai everything is considered an act of god and compensation is rarely paid even if the project is greatly delayed ( I am just before hand over for another investment which is "only" 1 year delayed and we don't get any compensation even though it is in the contract. JBR was at least 2 years delayed and no compensation).
However: Lots of people on this forum have bitched about Goldcrest. I still believe this is a very trustworthy company and they will manage to get these towers up in 2 to 2 1/2 years. Goldcrest Views 1 in JLT is amongst the first towers in JLT to be up and running + the finishing is outstanding.

2 weeks ago I got papers from star giga establishment goldcrest dreams 2.It is called a reservation form.
And it has a cross next to where the client has to sign the signature.
The same day I called ajman property and they told me that I dont have to sign the paper and that I have to keep the reservation form
because they said they signed the paper there for me so I didnt have to send it.Did anyone on this forum get a reservation form ?
Do you get this before the real contract?Do you have to sign the reservation form and return this or not?
Is there anyone here that didnt have to sign either and not return the reservation form?
Im worried because I havent returned the reservation form yet because ajman property said its not neccecary so I dont know if I will get a contract now or not.The reservation form is 2 and half a paper.

Never got such a paper, but as mentioned before, I went through Go Wealthy. Maybe they signed this for me. Again: call Star Giga, they have the answers.
Reservation Form
Reservation Form is a minimcontract. I bought directly from the developer and at the first instance they sent me the reservation form which I signed and thereafter I got the contract which I signed in two copies and got one copy back signed by the developer/sellor.
No worries on the contracts...
Toph3333 - I bought in Dreams 2 last december and made the deal with the developer over the phone. I first sent in a reservation form and then waited and waited for the contract. They say the contract should be within 45 days, but it was much more than that. We did however eventually get it. My experience with this company (an all others in the emirates) is that they have a very laid back attitude when it comes to getting things done in a timely maner, but they do eventually get it done and at a quality as good as expected.
Yea, this was frusterating for the first bit as it isn't a western attitude, but once you get used to it there are a lot of benefits as well. Like if you miss a payment or are late sending them the money, they will simply send you a reminder with no extra $$$ penalty. We forgot a payment and that is what happeded. Try that in europe or america and see what happens...

I totally agree with you and that is what i observed in UAE deelings, local people know that in the end you will get what is supposed you to get. You go to an office, they take loads of money from you and you get a piece of receipt often with no stamp or even sometimes with no agreement and no explanation. I think they assume that you know what they know what is in their mind, there is no customer service and marketing in all small companies or projects, just the cashier to collect your money. I think developers and their agents know that there is a market and that there is money to make both sides, and if you do not take someone else will grap it just like that and there some urgency to make a deal. very rarely you here someone lost money, so in uae is all about trust and there is no lawyers involved even when exchanging deeds. My best advice is get you homework in the first place and do your own research and enquired the exprience of other investors, but when it comes to legal side to it you have to trust or you just forget it the whole thing.

I agree with smity and oshurie, here in Dubai, if one wants to buy property, he/she has to research the track record of the developer after that it is just a leap of faith. Do not expect things to be legally sound. As the whole legal system in this country is still at its enfancy. Even the freehold law in Ajman based on which we all purchased property is a joke for any legal specialist. One needs to know about the rules of the game and understand how things work here. It is very different from the west and the system has its advantages. As Smitty said, in UK if you are late with payment you can get all kinds of penalties and interest to pay and if the problem perists, you can loose your property. Here it is much linient but it works both ways, payments are flexible but completion time is flexible as well. All completion times are just random dates that are put. If one wants to know a more serious completion time, one has to check the contract between the developer and the contractor as this contract will always stipulate that delays from this time will cost the contractor a heavy daily penalty, yet there is no penalty if delay is caused by the developer or by the authorities in issuing permits and during construction, there is a huge number of permits required till the construction is declared by the municipality complete. There is even a permit to pour every single slab. So for those who are not from UAE and can easily freak out, my advise is to refrain from investing in this place and for the rest who can take a chance, the expected returns on property investment in this country are better than any place in western Europe or America.

After the first payment ( the reservation payment)did anyone here paid the rest of the installments to the same account number or did anyone here get another account number to pay the rest of the installments to?

You can ask for Fadia Ashraf, she is the lady I speak with in regards to recipts and payments; she has always been very helpfull. make your problems worse in court.The judge is with them and the
lawyer is with them and nothing is for yourself.Also your own lawyer will turn against you.Im happy that uae has no lawyer for properties because in Holland they have lawyers and judges here to go against you.
To go to court here you will have to wait 20 years and the companies are not nice here.They do nothing to help people.

If you say anything to them about that then they will throw you in prison and make you pay a fee.
And they steal your money and they throw you in prison and they also give you a fee.
This is how the law is in Holland and your property is never yours here.You buy a home here but if you sell the home then you will pay 60 % tax from your own home.
For example your home is 1 milion euro then you will pay 600.000 euro for the tax if you sell it in Holland.(60% tax).
If you die for example and you have a home then your home will go to the country and not to your children.
So my choice to buy a property in uae is 1000 times better than Holland.
Also if the completion of the appartment is delayed.

Gigastar called me today and they asked my adress to send the contract to me and they said they will send me the contract tommorow and they told me that I will get the contract within 7- 8 days.
Gigastar called me because the manager of ajman property asked them to do that.They also said sorry to me.I never heard the word sorry in Holland.
