This tower is 100% offices, if you see the floor plan there are no balconies (although the render might look like that). In terms of business, i don't expect big name companies to open here, but if EC flourishes and everything does go as planned, there will definitely be demand for office space in this area as a city this large will need services. Keep in mind alot of different developers are involved in this city so they might want to have an office in close proximity to their projects, other companies such as building maintenace, insurance, etc might be interested and also small companies who are looking for cheaper office space than dub/shar will find this as a good alternative.
No au contraire, I believe that it is very good to set up a business in such a residential area. You need to remember that you have here almost 100,000 inhabitants. You should think about it as a town and a town needs all kinds of services. Besides this is surrounded by other residential communities ank like all other projects in Dubai, they start building residential units, then they realise that they also need commercial units because there are services that do require such units like: Clinics, lawyer offices, Auditors, insurrance companies, real estate agencies, etc...
They are basically building a whole city around that area of Emirates road and all the components of a city should be there for those communities to live properly.
Is the tower fully Commercial or are there residential units also? Because I do see Balconies on the sides... and normally commercial towers don't have balconies?!
Will it be worthwhile for business firms to open offices in this pre-domenantly residential development..... well maybe in the long-run when the surroundings get more commercialized? A shopping Mall, Cinema or Multiplex is more understadable because of large captive clientele comprising residents of THE Emirates City.
