Most of the projects have been delayed and the developers do realise this. They also have problems. We as human beings are dependent on each other and hence should also co-operate with each other.
My developer has offered to delay the payment schedule because of the delay in construction. Same way all others can talk to their developers assertively and delay their payments. The best thing would be to link the payment to the construction stages so that there is no problem in future.

The developer is anyday in a strong position be'z he has our money and the building too. We are in a week position be'z of the not so customer favourable contracts. My contract does not even have a penalty clause in case the developer delays the project too much. Anyways we all learn from mistakes but at least we all can get together as neighbours and voice our concerns jointly. It is not just a matter of construction but it will go a long way with issues of maintenance later etc. Whether you choose to live or rent or sell........it will be advantages to be together.

We all can maintain a database for owners of our buildings, then the buildings of the same developer and then for whole of the city. That way we can keep each other informed and be a support for different issues.

need advice for delay in payment plan

Yes almost all the projects are delayed, its seems that your developer is sensible and cares for Investors, I agree that every one needs support in some way or the other some time we give support and some time we get support I would like to know how you manage to get delay in payment plan in my case my project is not yet started it is understood that its already delayed I want to ask my developer to delay the payment schedule need your advice how to start yes its best to link the payment to the construction stages I am intersted to join in please count me in your database.

They have agreed to hold future cheques in writing for the timebeing. But the new payment plan is still in making. It is still not linked to construction stages. I have requested the developer to do so but he has not promised. That is the reason we need to collectively demand so. All local owners should know each other and go there together. That is my intention.

The only way is to take Allah's help by praying 2 rakats Nafil Prayer before talking to them. If they admit that the project will be delayed beyond the dates in contract then they might do so. You have to request them. The building normally takes 18 months to complete. For Lakeview Tower 2 also, only piling is complete. On Tower 1 they have resumed the work.....expected completion by April 2010...10months later than the contract.

i think that the developer is not serious because when i talk to the lake view real estate site ingeneer he tell me that the completition date will be in December 2009 ( in the contract the completition will be in September 2009 ) and when i go last week to the site i spoke to the responsible of the construction compagnie they tell me that the construction will finish after 2 years does mean in december 2010.
And you ( Mr Annu ) you are talking in April 2009.
Please can we know witch date is true.

Let's meet at LakeView Real Estate

Dear All,

It is good to see the response. Now we have Mr Heshmi , Mr Zafir, Mr Anwar and myself. Mr Heshmi and myself are locals. Mr Zafir is reaching here on 11 Jan 2009. Mr Anwar's visit is also due. We do not know when he is coming. Mr Anwar , pls let us know so that we can fix a date and time for visiting their office. Afternoon timings are better be'z most of the people in that office come during that time.

Regarding the completion date , the Engineer does say that it is Dec 2009 but the practically feasible date was given to me as April 2010. No debate on this issue is useful be'z nobody can really say what it will be. The developer is working on the construction schedule so let us ask the developer to modify the contract with new completion date, new payment plan linked to construction stages, + penanlty for delay beyond completion date in contract.

Yes Mr. Annua I have already purchased the ticked for 11th Jan I will visit to lake view with you all wish you all also come to my developers office they are in bur dubai bank street today I spoke on phone to my developer about the construction update he said that at the movement construction is stopped so far pilling is finished they are looking for new contractor to start the construction he said the they will find the contractor in first week of Jan 2009 then work will start quick how true that will be? time will tell at the movement its a good time to discuse with my developer to reconsider payment plan I will give my uae cell number tom

The information that you have shared above regarding the search for a new contractor is an old news now......if somebody has told you this yesterday then there is a serious conflict. Can you please let me know who told you this ?

The current situation as I know is that the contract has already been awarded to Mehwal construction company and the work is in progress at site...after piling they are working on the Lift pit. Estimated completion time as per the Mehwal Engg is 1.5 - 2 yrs.

It is a serious matter, pls do let me know who exactly gave you the info and on which date.

Bad News Guys!

Hi All,

I have been dealing with Lake View real estate for 5 months now, they sold my apartment in August 2008 and still have not paid me what they owe me!
I had to travel from the UK to their office in Bank street, Bur Dubai only to receive half of what they owed me because of their financial difficulty that’s all they could pay me. The sum they owed me was AED 84,000 (I paid two payments towards the purchase of the unit which was AED 71,768) but they only settled half of what they owed me when I visited their office, after another 3 months they paid me AED 17,000. I am still chasing them for the remaining AED 25,000 I have sent them a recent email about taking legal action but they don't seem to be bothered!
The information I have got so far from various different people I have spoke to including management at Lake view real estate is that they are not going to last much longer and the reason for that is because they originally sold at prices that they cannot build at, they were relying on a few new projects they were going to release in Ain Ajman after Cityscape to make enough money to cover the loss’s on the Lake View projects (a bit like the $50 billion Bernard Madoff Scam) but unfortunately with the world economical downturn they could not release the new projects in fear of getting into a deeper hole than they are originally in.
My friends also have units in LV4 and I’m really worried about what is going to happen to them. I will be getting in touch with Ajman Chamber of Commerce to get some info off them to point me in the right direction; also I’m going to speak to R Holdings to see what there take is on the situation.
I am also in the process of putting a legal case against this company because of the money they owe me and the fact that so many other people are in very serious position to lose their hard earned money.
The conclusion I have come to is that the sum of AED 84,000 is a very small amount to a developer, if they can’t pay this small amount forget about the building projects!

i suspect some more developers can go on the same way, specially those who have not spent much money till now, al barkah allready going to bankrupt very soon after their cheques bounced back and police is searching their m.d. and now you are talking about lake view, god save us all!
