The future of this project looks very bad at the moment, the new residence visa rule totally killed Ajman and small emirates , biggest problem for the developers that the investors stopped the payments , some developers said around 90% of their costumers havent paid anything since 2008.
What I saw today, many projects ON HOLD , contractors moving out the materials at least to save something , just few workers those site what is still U/C. Hopefully, something will be happening otherwise the area will be just camels home soon :)

Loved the camel pictures!

People should look carefuly at the pictures and take note that there are workers on several structures. I was on site on 28/9/09 and saw workers and work being done on various towers, I listed the plots in a posting.

Emirates City site visit

Dear Imre, Many thanks for the site visit and the pix, but no thanks for the depressing news. Did you see any projects in particular progressing? Did you see any progress on the master infrastructure such as the lake and shopping mall? Do you feel a few projects could see the light of day some time in 2010, or is the whole Emirates City project looking doomed? Finally, why aren't the cash-strapped smaller emirates lobbying the federal government for a waiver of the investment-linked residency visa rule?

This problem is not only in the Emirates City , same situation in Dubai like Jumeirah Village,Dubailand, City Of Arabia etc...

Yes, some projects still U/C specially at the Phase 1. Becon and Abu Saif still working at least I saw few workers there.

Phase 2 looks even worst , many abandoned sites in that area.

Still nothing about the infrastructure, no lake -road etc works yet. shopping mall ON HOLD just a big hole there.

I am sure many projects will be done but this world crisis will push back the completion date of the Emirates City for 2-3 more years.

About the visa, I think it was decided by Abu Dhabi and the small emirates can not do anything (neither Dubai..)

Imre has said towers u/c under construction there are workers on the sites. That means towers out of the ground there are workers. The towers under construction where there are no workers are Goldcrest and Chapel.

My guess is many projects

My guess is many projects here will be consolidated, like they have done in RAK and Dubai.

I am perhaps one of the few who did continue to pay until July (be it on a revised pay plan) but have now stopped too.

The developers, sales agents, and government only have themselves to blame. Had they been more open, honest, customer orientated from the beginning of construction then perhaps the situation wouldn't have been so bad. The world is in recession, some nations are breaking out of it, indeed Australia only this week raised it's interest rates.

The world economy needed a raincheck after years of fast paced growth & spending. The UAE is fortunate, they currently have oil, they managed to build the foundations of their tourism (esp Dubai) and in some instances (World, Burj, Palm) have taken things to new heights.

People, myself included saw this as a) chance to buy somewhere in UAE having missed the boat in Dubai, b) investment for the future, for me, for my kids, etc...c) the chance to perhaps start a new life in a nation of hope

There is a saying - honesty is the best policy. If they were open and frank with us once delays began to occur and rescheduled payment plans, extended completion dates, we investors wouldn't be so p***ed of now with the whole situation. There can't be many out there who haven't been hit by the current economic climate.

Hundreds of investors with foreign currency to spend, who WANT(ed) to spend it in the UAE - and what do the officials do! You reap what you sow I'm afraid.
Say you are sorry, change our payment plans, give us some info re infrastructure & deadlines AND STICK TO THEM.

The situation can still be resolved - they have to make the first move.

Site visit to Emirates City

Hello Imre, Paul and Reality Man, Does it look from your site visits that at least the Paradise Lake Towers will be completed by 2010 end? The towers were rising fairly fast but over the past two months, I don't see any progress, certainly not in my tower, going by the monthly construction progress photo updates. Since the Paradise Lake Towers are the anchor of the entire Emirates City project, their completion is vital for customers in other towers as well to continue to have faith in the master developer. Your views please.

RHolding, ARRA and FEWA

Paradise Lakes can easily be completed by end of 2010 - especially B7 and B8. But its a matter of wether the developer wants to - as investors are refusing to pay until completion now.

Nads - you are absolutely right! The Developers, FEWA and ARRA need to work something out quick - the ball is now in their court.

We all know there will be delays. RHolding says that Emirates City will be completed by 2010, however this was pre-crisis. This will most likely be end of 2012. even if they tell us this is going to be the date, I dont mind as long as they give us some guaranteed info!

A lot of people are claiming to have stopped payment. But isn't letting cheques bounce a punishable offence in most countries? Especially when construction, even if heavily behind schedule, has been going on in some of the projects?

I had visite EC on 6th to find out how much work is going on in weekdays.But couldn't see any tower crane mov ing.No workers on most of the sites.Only few sites had workers.The things looked the same as they were in June.
We should ask our respective developers whats the matter.They will definitely tell lack of payments.but i think most of us are paying.
lets b truthful and tell each other if you r paying or no.I f the poll is most of us r paying .then the developers are lying.
lets start the new poll and b truthful.to know the clear picture.
We have to come to a solution soon.ARRA too should b pressurised to give us some sort of gurantee.
