BL Properties starts asking for money again

Here is what we received recently. Definately there is very little we can do, because the ARRA says since the builder is building we have to oblige our commitments. Please comment

BL Properties is strongly committed to moving forward with our promises and delivering your new home to you on a timely manner. Therefore, we urge you to get on a construction based payment plan and pay as your home is being built. Also, note that all payments will go directly into the escrow account for your unit.

We request you to start making payments again according to your construction based payment plan. We are committed in moving forward however, we can't do so without your continuous support and meeting your end of the financial requirements.

We believe that we need to work together in order to come through the tough times we are all in and fulfill our commitments to build Altitude Tower. You are already aware that we are not immune to the global crisis and we have faced a huge loss of AED 8,000,000/- with our previous contractor.

As mentioned in the previous letters that if you wish to stay with your current payment plan we are also willing to accept negotiate your current installments.

Prroportionate construction

People who have paid 50% already for this rublle at the site are being asked to pay more. they have to show progress first. tower is still on foundation. i can remember ARRA advised at some point that there should be a proportionate construction. and yes offcourse we are ready to pay if we are sure they will honour their comitment.

for me it's out of question to restart payment, I don't trust on them, they can stop the construction again. I want to see a real construction activity, for that I go there in Ajman in december inchalah.
I remember you that the project must be ready in december and during one year we don't have any news or mail...
I hope that it's true and that the construction restrart seriously but
I 'm not ready to send my money now... I think we have to be careful and we must have the same behavior, tell me what do you think about that.

More money more problems

Paying more is not a problem but more problems is not what we need.

Altitude tower

I’ve visited the site last week and construction is still on the ground and not only altitude tower but the whole A row is on ground and
this is the same situation since last 3 years (except gulf tower A12 that has completed 3 or 4 parking levels)

It looks like no body will leave there before 8-10 years which means even when we get the flats after few years we can not use it for any purpose we can not sell it or rent it , we will be only paying the maintenance charge and other still unknown hidden charges.

If BL will not give us discount (current prices in Ajman 200 /sqft for ready flats) and also reduce the maintenance charge then continue to pay is only throwing of money in nothing.

It is depending from BL properties to get the tower built or not, I am sure without discount then most of the investors will not continue to pay.

Altitude tower

Just be careful as the infrastructure is not in place and not expected in near future. Even if the developer starts construction and completes the civil work, they will be no infrstructure in place so it would not be suitable place for living

Would this really fix the situation?

Asking for more money is not the solution, not paying might be one but what about the money that already has been invested?
I have recently taken up this recovery scheme which is enabling me to get out of the off plan projects for once and for all. I can finally invest in something for real.

All they are asking for is to swap the off plan project with of their completed projects and they are also willing to credit the amount which the investor has lost.. so the investor is in a win win situation.

Problem

That is also a problem. Look at C1 fortune tower. According to Arra at 46% with unknown future...

No payment what so ever

No payment untill all problems are solved:
- prices discounted to reflect market price.
- completion of apartments and hand over.
- completion of infrastructure.
- solving visa problem as promised.
Keep in mind that if you have already paid 40% of the price, then you have actually paid full price of simillar READY apartment in Ajman. Then, why pay the rest!? Go and buy a ready apartment at more prestigious location with completed infrastrucure and services. As one of the members commented here that EC will not be ready with its buildings and infrastructure before 10 years. If you want to throw your money in the garbage, and continue throwing it even if you get your apartment in maintinance and other stuff, go ahead. PLEASE FRIENDS, don't give those crooks a chance to get your money again.
