BE AWARE OF CHEATERS
Hello Friends,
Once again all developers are trying to deceive/cheat the innocent investors & compelling to pay installments after getting Escrow account in Arra.
I am requesting to all those investors who want to continue payment plan,
First they should ask developers to confirm & get gaurentee before starting the payment ;
1} changing & reviewing all agreement because old one is one sided agreement in which it is 100% favouring developers.
2} Third person { any body from Govt.of Ajman } should give gaurantee between developer and investor.
3} Declare clearly new project completion date.
4} If project is not completed in time,developer will be bound to pay 15% penalty p.a.
5} Residence Visa availablity for Emirates City investors in which they have promised before selling the units.
6} Availablity of Electricity & Water at the time of completion / handing over the unit.
7} All other important facilities which may require for emirates city residents.
All above conditions should be completed by developers,
Moreover,it is 100% responsibility of developer to make agreement with Govt. to get above facilities before launching the project.
If developers are ready to give in writing all these things then there will be no problem to restart the payment otherwise better to quit now instead of paying 100%.

My comment on the last sentence: “otherwise better to quit now instead of paying 100%.”. Should be changed to: “Otherwise better Not to quit and surrender, take your case to Court”.
Be aware of cheaters
I am agreed with hamad comments that instead of paying 100%, my suggestion is now, this is the time to take common action against those developers who failed to comply ARRA requirements for their registration/ Escrow account and openly violated the government rules so far and destroyed the U.A.E image in the world.
We all investors also should request to ARRA director to make them defaulter and cancel their registration documents which they have submitted and halted the process after expiring the deadline since long time over.These are the criminals who don't want to follow government (ARRA) rules,only they are greedy to collect more and more money from investors
where does ARRA stand
keep in mind, ARRA and the ajman government has been supporting the developers and yet to take serious noticable action against them. They believe that developers will benefit Ajman, although so far they proved the opposite.
ARRA so far has been standing with developers against the investors. Otherwise, you would have seen developers in jail already.
but none of that happened yet.
we wait for ARRA to take action against these developers.
