ARRA are lawyers supporting developers
Dear All
Just to make you know that the ARRA ( Ajman Real Estate Authority) is established in order to support the developers and not us the investors. Ajman knew that the current status is a bullshit, so that's why they want to put new regulation in order to force investors who stopped payments to continue paying, thinking that Ajman will become the mini Dubai.
I called the ARRA today and told me after the developer is registered with ARRA, you have to pay and if you dont you will loose your money paid. But excuse me, who will guarantee for us if we continued paying, the developers will do some work.
Ajman launched 20 cities other than the Emirates City, but right now nothing happened, They just sold us pieces of papers to people, and when they got the money that they wanted they took a big sleep and they will continue sleeping , and why they should wake up, they got what they want ( our hard earnings)

ARRA - Seem to be diffrent
I visited ARRA office today, and they seem to diffrent to what you described. I did explain to them the problems that I am having with my developer, and how there projects are delayed, and fact that they want more money. There answer was: 'DO NOT PAY MORE MONEY TILL THEY OPEN ESCROW ACCOUNT'. They also explained the money we pay would only be used for actual constraction - which there progress can be checked before we pay each instalment. Also they told me that they cannot charge delay penalties, and new regulations will be enforced. Therefore I think this is solid steps on the right direction, and we should welcome it.

I agree with you because when I visited them they helped me and gude me to file a complain against my developer.I believe they are there to help us if you will approach them.

Another round of playing around by Ajman. This time by ARRA. They for sure want to pretend that they are supporting investors byy giving us honey words. They want us to pump more money in the hands of money swindlers.
Sorry i will not pay a single dirham more in what is called ajman. After 30 years when they build their infrastructure then they have the right to talk about investments, but now let the developers follow us like stupid beggers.

I hope they are for helping us. sorry, but if u can please tell me where is the {ARRA} office so i can reach them regarding my problem. my developer has forgotten the construction what they have to do.every month they are going to start but since six months nothing have happened & im paying my installs.

On this forum, elsewhere someone has posted an individual customer service agents email, and contact details. I suspect that they are probably not very responsive to individual emails.
As for the physical location, for those in the UAE - it is at the site of Ajman's old immigration building.
I somehow agree with both positive and negative:
I had a good start at the ARRA office, in that they recommended that we stop all payments till the escrow accounts are set up. So at least some instant relief. On the other hand, will they continue to ensure that the developer actually sets up the account, force construction, or timely refund etc... time will tell.
In Dubai, RERA who has more experience, people etc. has not been able to get developers to follow the rules - construction, refunds etc...
In summary, if I were a new buyer - I would be sceptical......but for existing buyers having ARRA is better than nothing.

ARRA is a bullshit and they can not do anything to pick ajman projects from the Shit. All in all the situation is very bad and all investors should stop paying to money swindlers and remember what happened with Al baraka real estate in where the manager stole the money and escaped outside uae.
Same will happen to us. I regret such stupid investment that i did in ajman, it was better to give the money to the poor people than to money swindlers

dear friends ,investing in UAE is truely a bullshit.
it's just good for britons,because UAE is already colonialised by british and after all the british will reach to their money,but it's all bullshit for iranians ,indians,russians ,etc.
do not throw your money away,don't give a single peny to these sheikhs.
ARRA and advising letter on ESCROW account
Will ARRA be ready to provide a letter to investor advising him or her not continue paying any further instalments until the concerned developer has opened an ESCROW account?
Has any body tried to get a written advice from ARRA? What was their response?

I say lets lobby for as many investors as possible for all of us to visit ARRA & RERA and kick sum ass.
I'm talkin about spreadin it like wild fire.
Get atleast a 1000 or more investors,world wide media,CNN,BBC,WHOEVER, and trust we protest outside their offices. I am just sick and tired of their attitude.

Inside Track Real Estate
I have invested with Inside Track Real Estate at Monarch Towers at The Crest. I have been emailing a Mr Abdul Qadeer at Inside Track for the past 4 months and have had nothing but bullshit from him. He has answered only 2 of my 7 emails and only when I threatened him with going to the authorities. Unfortunatly I think that would be a complete waste of time in this country. but I'm not giving them another cent.
Honesty and integraty that they advertise on the Al Barakah web site is not there strong point.

Goldcrest Smart Towers
I have invested in Goldcrest Smart Towers and completed nearly 25% payment i.e. around AED 200,000/-. I am not sure whether they are registered with ARRA. The Escrow account is also not there. The development is going to start in June, 2009. Can I move out of this by claiming 70% of AED 200,000/-. The contract states that in case of no payment, 100% will be forfeited.
Please help.

I have units in smart towers, I have met with them but they do not promise anything optimistic. I hope nobody pays them any more installments,till they register with ARRA and revise the payment plan or make discounts,couse even if they register and the project starts, the prices for Ajman are very expensive

HI!!! i have the flat in Gold crest Dream 3 from Giga Star and so far they have not yet started or decided to start the construction and they do not even have the Escrow account, and I have almost paid 25% of the value. Although they are not asking for the installment or more money but even then as situation of UAE has been change they are not providing the visa with the apartment it will be very difficult for us to live here with out the visa.
Any one can help me in this regards all I need is my money.
Is any one victim of the same builder, please contact.

hi, i also have a flat in Goldcrest Dream3 from Stargiga and i am in the same situation as you are. i was thinking of taking legal action against them but i was not sure if i would lose more money in paying the lawyer. do you know if anyone has been successful in winning their money back. if anyone has won, please let me know which lawyer you used.

Hey Everyone... any development on the Goldcrest Smart Towers?
i have a question... i bought an apartment there and paid about 15% to date and haven't signed a contract. on my reservation form, it says that 'in case of cancelation, i forfeit 5%... do you think i can get my remaining 10% back? the developer is not reverting back to my request saying that awaiting ARRA... do i have a chance or am i simply dreaming?

Hi, can someone shed light on the swap ARRA is doing within active projects in Ajman, which they announced last week? I have properties in Ajman, and approached several developers for swap mine to any Dubai property. all cheats !they have just eaten my money. i wish i had bought in smart towers. those guys itseems is offering alternative dubai property
ESCROW ACCOUNT
Good day Unkle, just a quick question, if you make the payments to escrow account (say you paid 50%) and the developer fails to handover the unit as per contract and/or has stopped building and/or the construction has stopped and you do not see any real progress which indicates that the construction will be completed, in this scenario you will be stuck with the amount paid even through escrow account. Is there any garantee that you will receive the handover of the apartment as per contract or you will get a full refund of amount paid in case the construction is delayed beyound any acceptable limits with ESCROW account?
I still see the investment even with escrow account to be at high risk as the infracture is not yet there and it will take years to build it.
