Anyone dealt with Open Shore Property for swapping ??

Hi guys,

I just returned from Ajman and let me tell you it does not look good for any of us at all.

Anyways I ran into a gentleman who is an agent for Open Shore Property (based out of UK) that deal with swapping apartments in the UAE

Apparently they have done several swaps for EC investors into dubai for ready apartments

What they have offered me is, that I pay the remaining balance left on my Lake View apt and they will swap me to a Dubai studio.

So I had 200 000 aed left to pay Lake View, instead they will take that 200k and give me a ready Studio in dubai.

Has anyone dealt with these guys before ? OR heard of them ? OR done anything like this ?

Swapping to Dubai is an old story of robbering of loosing investors in UAE initiated by Al Masah.It is not swapping,they just sell you a property(at a bigger than the real market price and deduct the sum paid in Ajman,at the end you just buy an ready appt in Dubai and loose the papers you got in exchange for money in Ajman) They sell you a property taking profit and take the possesion of your off-plan free of charge hoping to get from it something.

When do these pirates stop pulling out money of desperate people's pockets? it is a shame, it is disgusting. An emirate where things like this are possible should be avoided by any means. Ajman, never again! Ajman is what we call in Germany a "Banana republic". I wish, I had never heard of the place. But it is to late for this. I can only warn others. DO NOT GO THERE, DO NOT TRUST ANYONE!

I acutally looked up the prices and it's really fare....Now they are guarenteeing rental fee of 18-20k for a studio for 1 year.

Now I have no idea if they area they are selling is doing well, or its easily rentable.

I would be getting a ready studio for about 190k (which is what I have remaining in ajman)

and the real studio prices i found online are about 250-280k.....so i think its a fair deal, especially if I can rent it out.

It's inthe Al warsan area in dubai, near the airport...

I honestly think this is the only way to salvage our investment, think about it what are we going to do. just sit back and wait another 10 years !

Go to www.bayut.com and look for Dubai international city and you will see the prices. If you want to buy an appt in Dubai go and buy why to swap? The price they offer is expensive and including the sum you have paid in Ajman

I went to the BSEL offices in Sharjah and nobody is there.security said nobody has been using this office for a long time.It appears that they have vanished in thin air.
I was advised to report the matter to the police and engage a law firm.I am in the process of doing so.

OPENSHORE PROPERTIES - HAVE A LOOK FOR YOURSELF

I'm not promoting them, but this is reference to another post I did a month ago.

I met a gentlemen in Emirates City, who represented Open Shore Properties.

He gave me his card and I did my own research on the site emailing back and forth.

basically these guys give you a discount about 30-40K AED on a new ready built Dubai Studio or 1Bed if you swap your Ajman claim with them. If they recover any funds from Ajman/Emirates City you are entitled 50% of the funds they recover. Plus in the new dubai flat, the guarantee 1 year rental of 20-25K AED for the 1st year.

Before they didn't have a payment plan, and wanted 10% then 90% once transfer was complete. I didn't have that type of cash so I decided against it. But it looks like they have a 2 year payment plan now.

You guys can contact them and come to your own conclusion. My biggest concern is are the dubai properties they are offering really worth , 250K AED ? and are they able to be easily rented out ?

Maybe someone who lives in Dubai can investigate or find out if these guys are legit. They are based from the UK.

We would only recommend larger properties if you needed them for 100% own use. 1-Bed Apartment. In the brochure at AED 349,999 (Type C). The special pricing is AED 299,000. However you will probably pay us about net amount of AED 239,000 = £39,830 as rental payments will be credited against your payments to us.

Studio Type C1 Apartment. In the brochure at AED 239,000 (Type C1). The special pricing is AED 199,000. However you will probably pay us about net amount of AED 159,000 = £26,500 as rental payments will be credited against your payments to us.

However, we keep the rent ourselves until you have paid about 70% of the property price – so there is an incentive to pay early and the payment plans are so structured. There are three payment plans A, B and C. You can pay all in one go with payment plan C and get 4% discount. Most customers use Payment Plan A.

Location of Properties

Both the Studio and 1-Bed Apartments lie south of the Airport along Emirates Road between the Airport and the University (Al-Warsan Area – labelled as Best for Investment & Growth in map in the attached sheet). This is a developed area with shops, good transport and many building with about 40,000 apartments, with almost all of these being owner occupied or rented. There are good bus services into the city centre and many people drive to Rashidya Metro Station car park and then go into the city via the Metro. We have apartments in many buildings all over this area – not just one building. We constantly acquire good apartments, rent them out and then sell them to investors and manage them on their behalf. The apartment you purchase will be one of the ones already owned by us. The buildings are low rise, well spaced, with shops on the ground floor and apartments on the 1st, 2nd & 3rd floors. There is plenty of free parking. Rental demand is very good in this area with most tenants being office and mall workers on long term (minimum 1 year) rental and these properties are most suitable for renting out. Many people from Ajman and Sharjah are moving back into this area of Dubai. This area is NOT a tourist area like the Marina and is not on the seaside but rental yields as a percentage of property price (10%) is actually far better than the Marina area (6%) where property is also more expensive with high service charges. We do not give a rental guarantee in the Marina area as property there is more difficult to rent out.
