any progress on chapal construction
has anyone reccently visited emirates city and seen any construction progress on chapal 4 projects
specifically the final chapal legacy one (which is next to entrace of emirates city)
would be good to know if any construction going on, or when it stopped

as i pass 2 week ago it was on columns with wooden ramp to first parking floor!!! so if you divide the
progress work of 2 years you well know the progress of last week also this week
did they have any Builders
did they have any Builders doing work on it
or only a watchman on site ?

Ajman Real-estate Regulatory Agency (Arra) will introduce new regulations by month-end, linking payments to construction milestones achieved, a top government official said.
"We are trying to be as fair as possible to all property buyers in Ajman and for this we have come up with a new formula for collecting payments in relation to the progress of the construction of the project in Ajman," Omar Al Barguthi, Director- General, Arra, told Emirates Business.
"In due time we will announce this new regulation, which will deal with payments to be paid by the developer to the master-developer and the property buyer to the developer. There will be a very specific and clear business guideline for payment."

Its another big jok, this statement is realy true and this perticular sentence to be under lined.
"we have come up with a new formula for collecting payments" meaning no much income now and few people (only 25%) have done prompt payment. One or two sub contractors have build the towers up to 20 to 25 by hopping the developer / master developer will pay , they are also cheated. How ever since the buildings have up to 20 to 25th floors, now the developer / Master developer trying the trick of construction based payment so that they will be able to collect atleasd some amounts from those who stop payment for long time
look at the statement and see how your hard earned money is flowing to this cheaters stomak

It would have been much better if the Govment and Authorities focus on ensuring law and justice for all and keep the law enforcement agencies in good shape, instead of doing this kind of cheap bussiness with poor investors.

Nikee you are right! There are no proper laws in Ajman and even if there are they do not work.
personally i am all for
personally i am all for construction based payment plan.
i have already paid 50% yet not they havent even got a roof on ground level.
quite a few developments in emirates city (let alone whole of ajman) are still in early stages of constuction.
this arra regulation is something investors like me have been calling for a very long time. why should we continue to pay when little construction has occured.
if its 25 floors let them get 15 done for 30% on payments etc, 60 structure, 80 by interior then final on completion etc (or whatever other fair way)
its diabolical that quite a few have paid substantial sums over 50% yet forget about the building not being half complete they havent even got a ground floor roof on !!!!
or in some cases pilling is not done, and the plot is good only for camels (see emre pics!!!)

what about people who bought on 6year par plan?
what about people who bought from R holding on 6 year pay plans. 3years before completion and 3 years after completion.
i paid a premium price on my purchase in Lillies tower infact all investors from R holding (lillies,lavender, eye tower ) bought on 6 year plans hoping to pay the remaining installments from expected rentals. what about us?
this is a nice scam from R holdings to tell people we are dropping this plan now please pay us 100% before completion.
PLEASE i request all investors again be more careful ask more questions to your developer like
what do you mean by completion ? only the building structure ? what about roads, mall, mosque, basic ammenities etc
how much will you charge as maintenance ?
where is the district cooling plant?
what are you doing about electricity? from the layout plans it is unlikely you can use diesel generators
what sort of compensation will you provide for the delay?
are you going to build a sample flat for me to see what materials you are using in finishing?
try getting answers in WRITING
PLEASE understand they cannot build this city without your money. before you pay them ask about all that you are concerned and take their replies in WRITING.

Yesterday first time in last 1 year i saw only two poor workers at chapal site on the second floor parking moving here and there just like two rats in a cage.

They were washing chapal projects off of a building by dubai city center.....That is not a good sign is it?

On the other hand there are still lots of mega bill boards across Dubai with commercials for Chapal. I'd say no other Emirates City developer is as present in billboards as Chapal is.

hi my all dear brother and sister all dubai property are based on fruad becouse more then fifty person developers and brokers are closed down their offices and ran with millions of dollors of those hard earned poor people ...unfortunatly i m one them ....i lost every thing becouse of those scummers .even those developers are registered with RERA what is the guarrenty that your money is safe .. those developers who already ran and closed down their offices in DUBAI .IN UK how they were running their offices especilly in dubai i well give you one of the developer name which i m victim of them their name is HEAVEN ON EARTH DEVELOPERS their web site is still working . first they closed down their office in UK then in DUBAI on 20.8.2010 they were running their in office in dubai for many years ..if they were not registered with RERA why the dubai law allow them to run their fruad office ..... :( :( :( :(

any progress on chapal construction
Hi Emirates City Investors,
I have also invested in Chapal The Presidency Project unfortunately. I visited Dubai and Ajman two weeks back and went to Emirates City as well.
So, just to give you an update that we all should forget about our investments now as Emirates City is totally dead. There is no construction going on. Especially with Chapal Group they have stopped the construction of all of their project. I also spoke to their security personnel at the site and he told me they have started pulling out all the rented construction equipments.
I took lots of photographs showing the dead Emirates City, which I am going to put in my next post. I also secretly took the video of the Security guard in which he is explaining about dead construction status.
So if that is a single percent hope you have that one day you will get your apartment in Emirates City, then leave this hope and lets grab bloody Chapal Group to get some pennies of our hard earned money out of their pockets.
