(عجمان) - تصل قيمة المشروعات التي يجري تسليمها، خلال العام الجاري ومطلع العام المقبل في إمارة عجمان عبر مؤسسة عجمان للتنظيم العقاري «أرا» إلى 6٫8 مليار درهم، بحسب يافع عيد الفرج المدير التنفيذي للمؤسسة.

وقال الفرج لـ “الاتحاد”، إن هذه المشروعات التي سيتــم تسليمها كانت ضمن المشروعات التي توقـــف العمل بها في عجمان بسبب تداعيات الأزمة المالية العالمية عام 2008 التي أثرت على المطورين العقاريين.

وأضاف أنه بعد تدخل حكومة عجمان من أجل ضمان حقوق المستثمرين والمطورين على حد سواء تم عمل تسوية وجدولة المشروعات، كما ضخت الإمارة استثمارات في بعض المشروعات المتوقفة من أجل تنفيذها وتحريك وتيرة العمل بها.

ومن أبرز تلك المشروعات، بحسب الفرج، مدينة الإمارات التي تقوم بتطويرها شركة أر القابضة والمرحلة الأولى لمشروع عجمان ابتاون الذي تطوره شركة سويت هومز، بالإضافة إلى المرحلة الأولى من مشروع عجمان وان.

وكشف أن عدد التسويات التي تمكنت المؤسسة من التوصل إليها خلال العامين الماضيين مع المطورين العقاريين بلغ 14 تسوية بقيمة إجمالية بلغت 8٫07 مليار درهم (2٫2 مليار دولار) شملت عدداً من المشاريع العقارية الرئيسية والفرعية منها مشروع مدينة سكيب التي تضم 645 فيلا و16 بناية بتكـــلفة 514 مليون دولار، ومشروع الحليو داون تـاون التي تضم 76 قطعة أرض متعددة الاستخــدامات لإنـــشاء بنايات تتراوح بين 25 إلى 40 طابقاً وتقدر تكلفتها 1٫1 مليار دولار.

ARRA, for me has not played any roles at all, I filed a complain two years back for GCD1 and Ajman Boulevard, did not hear from them since then even after followup and reminders. If they were working towards investors confidence and to resolve the crisis, then at least they would have keep in contact with the updates.

Developer cud not get escrow acc.and disappeared since Dec.2009 when the construction was put hold.They did built 22 floors when they were started and I have paid them 65%.
I have visited last month ARRA office,nothing new news.Offered swab means I can carry about 20% from the money I have paid plus the full money for the new offered one...seems like to still not happy what the have already got from us and asking more.
I also visited around 10 real estate offices in Ajamn and inquired about EC,they showed no interest as they told RH still not serious in EC development.

Resurrection of EC

Are the main players like BSEL or Chapal or Stargiga involved in this?
How hard is it for one of these developers to finish at least one tower?
We can sleep better at nights now knowing that Ajman gov. is protecting our rights as investors
while all the developers are still sitting on our money with no construction after five years and counting...

Foundation confirmed Ajman Real Estate Regulatory (Lara) that the real estate market in Ajman witnessed an active movement after an increase in demand by investors from the Gulf Cooperation Council on the buildings and real estate units ready in freehold projects.
The report said that among the factors that have contributed directly to the restoration of confidence the real estate sector in Ajman, initiatives adopted by the Ajman Government to protect the rights of investors and launch a number of real estate projects and tourism increase population density in the emirate, in addition to the delivery of a number of real estate projects completed, and the main factors other affected Ajman real estate market recovery witnessed by the real estate market in the Emirate of Dubai after the announcement of a number of large real estate projects.

As an owner of completed residential apartments in Ajman, I can confirm to readers that there has been a significant increase in both activity (transfers from sellers to new buyers) and also prices. I have no off plan units in EC, but given the recent pick up in activity, I may purchase a unit there, but only if the aprtment has been finished as i can see that EC will eventually become a desirable location due it is on Emirates road. Emirates road is being widened through Sharjah as I write and will eventually be 5 lanes in each direction through National paints. This will speed up travel time between Dubai and Ajman. Also a huge crossover is nearly finished an Sharjah airport road. This will also speed up traffci flow to the airport. For those holding EC off plan properties, be patient, as I believe the market will come back strongly over next 1 to 2 years and that many of the EC projects will therefore get completed. I am serious as an investor in properties here in Ajman....not just making this up to keep readers happy. Talk to any real estate agent in Sharjah or Ajman and they will verify the positive change in market sentiment.

Some Good News

Thank you leo for some good news.I think the emirates road being five lanes through Sharjah will increase the property prices in EC by another %30 at least. I am sure the developers are aware of this but still there is no activity in EC. BSEL,Chapal and Stargiga are still in hibernation.

developers cash crunch

yeah i would suggest that some of the developers, have run out of cash. they would have spent money on keeping doors open, admin costs, staff costs, licence fees etc over the last 3 to 4 years. with insufficient cash they may not be in a position to restart construction or complete. buyers do not trust them so will not make any more payments and I do not blame them. unless developers can get a bank loan or some other source of finance their projects may not complete before the developer goes under. some of the developers are probably already insolvent with creditors they are unable to pay. another option is for the developer to sell the uncompleted project to a third party who has deep pockets. or the government could step in and provide some finance. all we can do is wait and see what happens. but at least the property market is picking up and there is a lot more interest. the challenge is to translate that improved property prices, into getting these EC projects completed in the next few years.

Lilies Bulk Sale

First ad I saw for this tower.This real estate office has 16 one bedrooms selling at 471/sqft.
Maybe just wishful thinking cause ajman prices are aroud 300/sqft.

ajman prices today - completed projects

lower quality flats...al khor, rashidiya, numeiya...now just below 300/sqft
medium quality...horizon etc over 300 sq/ft
higher quality and good location...garden city al jurf...450/sqft
corniche tower ajman approaching 500/sqft
my view is that in 12 months they will all be at least 25% higher

ARRA

I visited the ARRA office in Ajman. It was a total waste of my money and time to travel to UAE to work out the solution. They dealing was totally unreasonable and they way theu talked was not professional.
All they are interested in is to grab more money, offered SWAP, if you do not accept and question regarding any security of your investment, they did not like it and reacted in a very roud way. Alternatively they asked me to go to the court.
In both the options, the investor is the loser, if you swap you end up losing more money, if you go to the court, you end up paying the huge court fees which goes in the pocket of ajman rulers and additional money in the lawyers pocket, without any security to get the refund.
It is full of fraud, please do not pay them even a single penny...
