Does any one have any latest status of Ajman Boulevard. I heard that they have offered for a limited period to transfer to projects in Dubai (Dubai lagoon and Schoon Business Park. I assuem both of this projects are owned by the same group/family.
Does any one have any idea if current market price of apartments at Dubai Lagoon? If yes, appreciate if you share the details.

Magic Formula

They had offered this about an year ago and no one bothered to take it up. They are reselling it to us assuming we have forgotten about it. Dubai Lagoons was down scaled several times and is located somewhere behind Jebel Ali. They were offering the project for above market rate and deucting your paid installments from it. This is indeed a magic formula that most devlopers have come up with and has the blessings of ARRA.

The magic formula works like this:

Market rate + premium = Offered rate of swap
Offered rate of swap - installments paid = market rate
= investor ends up buying unwanted new property
= developers liability is released + developer may even get commisison on sale of new property

Right

Is there really anyone who will agree to the Magic Formula, which was first invented and brought to life by Al Masah cheaters as they claim

As bechara metnioned, they had offered this earlier and did not get their expeted results, so there are trying it out once more by publishing this type as a special offer for a limited time. I have the same feeling, pretty mcuh the same magic formula mentioned above. What I assume, they have made a deal with the developer of other projects such as "developers price + What has been paid to AA property= swap price".
They are trying to work out a win win situation for both the developers, AA property offloads its contractual obligations/liability and does not have to refund and the other developer gets some extra cash as installment/swap payments which the investors has to make. At the end the investor loses good money to recover the bad one and both the developers gains.

I do not think swap is the option for investors, Ajman Boulevard might never be built so the only hope investor could dream off is the refund of the payments.

We have invested in The Boulevard but stopped making payments quite early. We have also been chasing AA Properties for a refund, but to no avail, and we echo many of the comments made about the contact lady there. Further, we were offered the swap option at Dubai Lagoons, and checked the site site out in June this year to see if it was a possibility for us. We decided against taking the option as we felt that Schon were asking too much given the state of the market. Following this, we again chased AA for a refund, and were told that the unit we looked at in Dubai Lagoons had now been reduced in price for us. We again viewed the unit last month (October 2011) and found that there had been no further progress since our last visit (4 months previous), and even the debris in the unit had not been touched in that time (no construction workers present anywhere either)! Just before the second viewing, we received a call from an 'insider' telling us that we should not purchase the unit as the project will never be completed, that any money invested will be lost as it will not go to an Escrow account (contrary to what we were officially advised of course), and even that there are no connections between the power station and the towers in the development. Naturally, we declined the second offer for the unit and informed AA that we are not interested in a swap and simply require a refund of the money invested in The Boulevard. We were again told that at the current time refunds have not been authorised, however after the 'swap' period ends they would come back to us with further 'information'. We have yet to hear anything from AA (surprise surprise) despite being told that the the option to swap to another project ends at the end of October (2011). Our logical next step is to lodge a complaint with ARRA, although this does seem rather pointless given the tie-up between AA and the ruling family.

Finally, we drove passed the site of The Boulevard yesterday, and it is completely desolate, there is no development, and even the tanker that has been parked by the entrance in previous months is long gone!!

AA Property

I plan to go to Ajman and make a complain aganist AA property. Can any one help and let me know what documents are required so that I can prepare in advance. Additionally, if any one has any template of the application form/ or letter, appreciate if you can share it.

The men behind Ajman Boulevard are from the ruling family. Therefore its a waste of time to appeal to their courts to bring their masters to justice. This is absurd and will never happen. However to file a case with ARRA you need to take all your passport copies, copy of your purchase agreement and copies of all your payment receipts, a statement of total amount paid to date. The ARRA personnel will register a complaint and give you a print out with your complaint reference number. At this point he will also adivse you that its not advisable to go to courts and you can seek swap options. He will also happily refer you to Ajman Real Estate Authority who are tying to offload their unsold properties. This place is a typical government office and you will be lucky if someone there talks to you. You can also go down the road - literally and visit AA properties. Saba there will tell you that they have a few units left for swapping in the Dubai Lagoons and you need to hurry up and buy them or else the next man standing in the que behind your chair may buy them. It hardly matters that she has been saying the same thing for over an year and no one that I know of has fallen pery. So my friend, I wish you goodluck. Someday, justice will be done when the dogs behind Ajman scams meet the fate of Gaddafi.

Has anyone filed a complain with ARRA, appreciate if you can share the covering letter as I am a bit confused what needs to be written.
I would like to make a complain foreseen non-fullfillment of contractual obligations in terms of handover date?

Refund of Investment

Dear ACE, your post sounds very interesting but misses below details which would of interest to investors:
1.0 Your contact details & address where you can be reached.
2.0 Your experience with similar law suits with decision in favor of investor
3.0 Based on Court Decision, how any investors have actually got their investment refunded ( I mean got their money back in their account)
4.0 Initial cost involved to file a law suit OR No initial cost & you would deal with % of recovered money on refund.
I am interested to file a law suit against Star GIGA for refund of my investment in GCD1 (AED 360,000) and against AA property for Ajman Boulevard (AED 285,000).
I can not afford to pay any more until I recover my investment and would be glad to pay you 50% of the amount I get as refund which works out to be AED: 322,500.
Let me know if you are interested to take it up.

I would have preferred to meet you in person but since you have mentioned in your above above post to contact you through this forum.
I have reviewed your above proposal and accept your terms for filling a law suit aganist the developers Star GIGA (GCD1) and AAProperty (Ajman Boulevard).

I am willing to send you a cheque for 5% of the claim amount as advance (AED: 32,250) for your service charges + the applicable court fees along with copy of contracts signed with above two developers immediately. I am desperate to get the refund and would like to process the claim as early as possible.

I am desperate to know what are the options of investors to get their money refunded? Ibooked an apartment in May'2008 though gowealthy and after over 3 years, not a single positive update has come to my knowledge which make me assumes that there is no way this towers would be built, so how to get the money back.

AA Properties have shifted their office (it's now right opposite R Holding office). They had communicated this about three months ago and I promptly went over to pay homage. They reminded me of the excellent swap offer at Dubai Lagoons that they have been touting for over a year now. A year ago they had said only a few units are left and you need to grab them immediately. Ironically, they continue to say the same thing even today. Eventually, by the time you leave their office they will make you feel guilty that you did not accept the swap offer. While in Ajman, you can drive down to ARRA near the city center. The Ladies and Gentlemen in ARRA will softly chide you for not taking up the swap offer from Ajman Real Estate Authority and refer you back to them. I went around these circles a year ago, a month ago and the situation has not changed since then. Please see my previous post.

Dear shwaqasmajid@gmail.com or whoever the fucks you are, stop preying poor investors with false offers. If you are honest post your property and market price so that investors can deduct their investments and arrive at the purchase price. All you lecherous swappers do is offer unsold property at above market rates and reduce the rate slightly to dupe investors into thinking that they are swapping their dead investments. I hope some day angry crowds will pull you, the developers, and everyone else who have cheated us onto the streets and kick your butt till your brains flow out from your asshole. Yes, this is what investors like me feel.

we understand that you have lost a fortune in the real estate business but then again you have paid for off-plan and any one who pays for off-plan property should be ready for such consequences. Unlike other swappers, we are not providing off plan to off-plan swapping rather off-plan to ready to move apartments. There is a big difference between it. Secondly, we will give the prices to those who are interested after checking the authenticity of their documents from the ARRA.. Wish you good luck for your quest !

Hi FPSC, your post sounds interesting. I did not understand what documents you would like to get authenticity checked ARRA. The investors have paid to the developers and I assume you need to check with the developers instead of ARRA. ARRA to be is part of this fraud and getting them involved in checking of the documents does not make sense to me.
Additionally, I do not understand the reason of not making your offered swap price public, just in terms of price per sq.ft, location, etc. If the investor is interested and the price seems right, he will approach you. You would understand that there are so many swap options available but the prices they offer is very high as compared with current market. (e.g. Someone offered me a swap from GCD1 where I have paid AED120,000 with one ready unit in international city at AED 450,000, making the difference as AED: 330,000 whereas the market price is around AED:260,000, I would call this not a swap but cheating)
So if you can share the price, I am good to go with your swap option for my GCD1 apartment.

In my opinion, the project has already been cancelled as the3 construction has not yet started even after a period of omore than 4 years
