Again fraud from lake view real estate
Dear all lake view investors
this is the last fraud from lake view real estate.Yesterday they post 4 cheques from month january till this month ( 1 cheque 50000 Dhs and 3 cheques 4000 Dhs ) despite i have a letter from them since 4 months that i have to stop payment till they register and make escrow account with ARRA.
Please if you are investor with LVRE i you stop payment don't keep money in your account.
They are senserly big cheating compagnie.

i hope they wont be able to encash the cheques, are they?
it seems they are desparate for money and can go to any level and no wonder if they are planning to go away with investors money, you must make a police report against them so police can watch on them.

I hope they were not able to encash any of the cheques.I never trusted them so I already made sure that there is not enough money in my account and yes I also got a letter in person from Lake View that they won't take any more payments before registration and escrow account. ARRA'S role in all this is really disappointing.I agree with newera that you should file a case against them.

Cheque payments

These guys have presented all my 4 chqs pending with them for Feb - May yesterday to my bank for clearing. I was not keeping any money in the bank account for this reason. Unfortunately, I deposited cash yesterday for my flat lease and all the 4 chqs were cleared by the bank. I called up Sohail and he washed away his hands saying management & finances have been transferred to Al Batha and that I should call their Finance Manager (Mr Abubaker) to discuss this issue. I called up Mr Abubaker, he gave me a weird story saying his boss does not know English and had no knowledge of the agreement between LVRE & investors for stop payment. He submitted all chqs of all the investors for clearing. I asked for a refund, he said that refund would not be possible as they would start construction activities on LVT1,2,3 from June 1. I told him I have paid 57% (including the 4 chqs.) without any construction work. He told me to come personally at Ajman and meet him to discuss the issue. However, he said that he would give it in writing that they will not ask for further payment until 50% of construction is completed. He told me they would call for a meeting with investors on Monday and that I should check with him on Sunday for the time of meeting. The current contract with LVRE remains unchanged, no new contract would be made with Al Batha.
Let us all meet with Al Batha on Monday to discuss and understand the stand Al Batha would take.

lakeview and albatha
lakeview is trying to escape by telling their investors that they have sold towers to al batha, i tried to check albatharealestate.com and found that this website is suspended due to non-payment i dont understand that if a company can not pay even for their website how reliable they can be and how they can buy several buildings. in my humble opinion lakeview is just trying to buy some time so they can encash some more cheques and transfer the money to overseas .. investors should file a police complaint by saying that because they are not registered with ARRA they can go with investors money any time..

but this al batha group is diffrent, they dont have any office in ajman only in sharjah.
when lakeview claims that they have sold their towers to ajman al batha..
my friend who is canadian citizen have 2 apartments with lakeview and he called to lakeview and they told no need to worry albatha will complete their towers but we can not understand how can they do it without even ARRA registration..we will be complaining about them with ARRA

I wish the cheques were not encashed investores of Lake View please go in a group to Police Station not just Mr. Heshmi as how ZP had arranged for ARRA earlier from member of this forum this need to be reported to ARRA too immediately I am so sorry for Ramender that his 4 chqs were cleared by the bank. Lake View investors have already paid so much still these people are demanding more what ARRA is doing? I advice nobody should pay until construction reaches to the % how much amount investors has paid already I am not the investor in this tower since we are all in the same boat I am upset for more cheques incashed

I agree with zafir. I think a joint action would be more useful and we should all go to police together to report against LVRE.Please other investors who suffered the same situation like Mr heshmi and ramender come forward and together we can take immediate action.

it was very unfortunate that ur cheques got encashed.our first meet at ARRA wasnt too successful but we shuld continue such meetings and go in a group to police or respecti ve developer.they now know we are not gonna keep quite.
Pls get together and go to ur developer as suggested by zafir.

i called on the No. Provided the Lady there didn't seem to know anything - Said matter will be clear after a week.

The new company is still not registered with ARRA as per my telecon with the Finance Manager (Mr Abubaker). What he told me was that they are in the process of registering and that they will be registered by the end of this month. You can call Mr Abubaker directly on this number +971507161885 and discuss your case. However he may not be able to help you much now as he sits in LVRE office for taking over the accounts from LVRE. May be next week (Sunday) he will be available in his office.

Does anyone know the new office location and contact details of Lake View? I have heard they will move the office to Sheikh Zayed Road.

LVRE has not shifted as yet. They are still in the old premises. I have checked with them and they did acknowledge that they would be moving to Sheikh Zayed Road (as per the receptionist the exact address is unknown and move will be done sometime in June).

I'm sorry to say that we'll not see the LV Towers Build in future, they spent all previous installments money, I discovered that's when I talked to them, Abu Bakr said that they try to earn & collect some cash to pay licensing fees, Amount they need it around 1.5M only (smart bankrupt people) !!!!! Very small amount compared to collected money, then added LVRE run to AL Batha RE to support them by managing the projects (bankrupt ran to another bankrupt).
I was in very lovely sweet dream like all of you. Don't leave steering wheel with them, Don't wait them to think, Don't wait anything from ARRA they are very weak in front of developers they are all unprofessional peoples (Developer - ARRA), ARRA established for doping people & stopping panic only, I visited ARRA to report a complaint against cleared CHQ's basically they informed me we'll going to call LV Real Estate to inform them they not allow to collect installments again without registration, anyway I got certificate from ARRA notify that LVRE still not registered with ARRA I'll take that certificate Saturday morning to my bank to stop pending PDC's as preventive then I'm going to meet Abu Baker in Ajman, start moving from tomorrow don't wait up to Monday they are try acquiring time.
Finally LVRE did fault which I'm waiting it.

I suspect the same thing but all those so called optimistic investors still believe in them. I just accepted the fact that my( hard earn) money might have be gone.Usually I am a very optimistic person but the situation and lack of help from any side is making the situation worst. I had a very pleasant experience with Emaar in Springs project so I thought since EC being Ajman first project and backed by government owned R-holding its going to be a safe investment but its a disappointment from all side .
Police complaint
I am a resident of Qatar as well hence cannot be there personally but am willing to join for a day or two if need be. I strongly suggest that we all should go to police and complain about this as it will restrict the LVRE manaement's movements and actions. Can one of the UAE resident take lead and decide for a day to visit ARRA and police. I have also paid lot of money towards this and am willing to pay more just to make sure that these rich people have some sleep less nights as we have had many now.
Cashing cheques
If any company that is not registered with ARRA is cashiong cheques you should call them and ask for an immediate refund. You should then call ARRA and inform them that a company is taking money when they are not registered if they fail to offer a refund. If this is not successful you should inform the local police authority as I thought registration to collect money is a requirement of the law.
lakeview has shifted the office
i was trying to call lakeview office and got a new no. but nobody replys. today i had been to the office in bur dubai it was closed. the watchman said they have shifted to sheikh zayed road. if someone knows the new place please let me know.

LVRS shifted to new place in Sheikh Zayed road, i have their number there(04-3328819) but no one is responding.
i got this number from the security gaurd in the old building but he doesnt know the new location.
iam one of the investor in LVRS and i paid 60% of the apartment that i bought back in 2007 in LV T2 but nothing done yet from their side.
i went to ARRA this moring ( 5th of Aug 2009) and they told me that LVRS couldnt finish the legal document to establish and open an acount with them, so they told me to bring the contract with LVRS and they told me that they will give a letter that i have to take it to ajman court to complain aginst LVRS, does any one did that before??kindly advise?

Mahmood my phone no. is 050 6531069. What is the procedure to file a complain with arra. lets do it together. i will find if someone else also would join.

the procedure to log a complain is very easy, you go to ARRA in Ajman and take with you the residence visa and passport copy and a copy from the reciept of the amount that you had paid to LVRS and the reservation letter( preliminary contract) and tell them that you need to log a complain against LVRS and they will complete it at the same day.
but again, this not enough to get your money back as ARRA now are advising to go to Ajman Court!
